If you are moving to Michigan or just moving within Oakland County Autumn Park subdivision in Novi is a very nice subdivision. 
 Currently there are three Autumn Park homes for sale as of November 30 2010.  They have been on the market an average of 291 days.  For the Metro Detroit real estate market that is a long time to be on the market. 
Autumn Park subdivision has about 150 homes built between 1996-2006.The homes are mostly Colonial and Cape Cod style. 
Most of the homes have:

Here is some South Eastern Michigan first time home buyer advice..... don't use a credit union to get your mortgage.  I used to be a big fan of getting your mortgage through a credit union.  But for some reason it has become a nightmare to get a mortgage approved through a credit union.
I had three deals through one credit union within the past two years and they all have been nightmares.  This credit union took about 67 days to get one deal done,  then failed to disclose the closing costs properly on another, then messed up the final paperwork on … (2 comments)

Why write about Livonia parks and recreation areas now you ask.  Because in the Fall, Winter, and spring you can still find lots of things to do at the parks. Great places to walk your dog whatever season. Or to just take a walk or a run by yourself.

Livonia has a great recreation center that you can join for about $200 a year which breaks down to less than $17 a month.  They have a indoor walking track and an indoor pool along with a great fitness facility.

Last week I did the Susan G Komen 3 day cancer walk in San Diego.  I have to start by thanking all the people who donated and supported me.  With your help it does help slow breast cancer and help women catch it in the early phases.  Thank you.

I thought I would share a story I read earlier today.  This is why I like Livonia.  The City officials are pro-active.  They are always trying to make the City of Livonia a little better.  Livonia is not a run down city by any means.  In fact most of Livonia's homes are brick homes.  But there are some older homes scattered throughout the city.

Here is the latest list of Novi foreclosures as of 11/29/2010.  The average time on the market for these Novi foreclosures is 78 days.
                                                                
Island Lake is one of Novi's subdivisions and has a lake in it.
If you are moving to Novi from out of state and don't know much about Novi you will love the closeness to expressways and all the shopping in Novi MI.  12 Oaks Mall is one of southeastern Michigan's best malls.  Novi has almost all the major big box stores that you would want to shop at.

I still am amazed at some Realtors jamming real estate down the throat of their facebook friends.  I hate to say it, but our friends don't want to see every home we list or know about what is happening real estate every day.  How would you like to hear about somebody else's job everyday.

You need to get a mortgage approval before you shop.  Early in my career I took somebody out that was "positive" they would be able to get a mortgage.  After spending about 2 days and quite a bit of time with them we were ready to put in an offer on a home.  Well, when they went to get a mortgage they couldn't get a mortgage.  So they wasted my time and theirs.  I chalked it up to a learning experience.
Over the years I have heard many other agents go through the same situation as they learn.

What is Green Lake water front property like in West Bloomfield MI.    Green Lake itself is only 100 acres in size, but it a private lake.  It is a relatively quiet lake because only electric motors are allowed on the lake.  So there is no water skiing, no wake boarding, no jet skis.
I would call it a put-put lake because electric motor boats do not go extremely fast and create very little wake.  There are small paddle boats, row boats, kayaks, canoes, tiny and large pontoon boats.  Many of the small boats are run with trolling motors.   Green Lake water front … (4 comments)

Plymouth MI history - Early Plymouth resident were entrepreneurs and inventors. 
Did you know Plymouth MI was home of a cigar factory.  George W Springer's cigar factory manufactured a line of cigars including the "Hotel Plymouth", "Hotel Victor", and "The Mail".
William Wherry invented the self setting mole trap.  I myself think William Wherry was one of Plymouth's great inventors because some many people are troubled by moles in their yard.  Wherry's shop was located on Dodge street behind his house which was on main street.

People like you and I are shaping the world.  Amazon seems to have responded to internet pressure on a pedophile book they were selling on line.  Amazon was selling "Pedophile guide to Love and Pleasure" on their kindle list.
At first Amazon said they weren't going to censor selling the book.  That's a sad commentary on Amazon, but over night the links to the book were gone.  So hopefully it is gone forever off Amazon.

Here is the latest list of Farmington Hills condo foreclosures.  There are only 12 Farmington Hills condo foreclosures as of November 9, 2010.
What I like about some of these low priced foreclosures is they are great for somebody that doesn't have the ability to take care of the outside of the home and yet can have a very low payment if they get a mortgage.  You can live in some of these Farmington Hills condos cheaper than you can rent an apartment.

Plymouth first time home buyer series - how many houses should you look at in one day?  I myself think between 6 and 8 homes is the max you should see. When looking at 6 you can remember the difference between the Plymouth homes.

It isn't any wonder that Devil's night fires in Detroit are up 42%.  This year they had 169 fires over 119 fires in 2009.  Detroit has about 35-40 fires on a normal day.  There has been an increase in Devils's nights fires in the last two years, but it way down from the high of 800 fires in 1984.
The Detroit fire chief says it is because there are so many abandoned homes.  I would probably agree with that.  There was an estimate this year that there are over 10,000 vacant/abandoned homes in Detroit.  With the average home sales price last … (3 comments)

Right now there are quite a few West Bloomfield foreclosures (MI).  There are 44 foreclosed homes in West Bloomfield MI that have been on the market an average of 77 days.  West Bloomfield real estate is a mixture of smaller homes all the way up to 3500 square foot homes.
But it seems that these single family West Bloomfield foreclosures are sitting on the market a little longer than foreclosures in other "nice" Metro Detroit cities.  You may be able to get a better price on some of the homes that are sitting on the market for a while.
