Some Northville real estate is moving quite quickly if you look at the table below. Look at the column that says DOM (days on market). Some of these Northville homes have sold in 2, 3, or 4 days on the market. That means that had time to negotiate the sale and accept it in less than four days! You will notice that the ones that have been on the market a long time sometimes are short sales or on major streets. Also you will notice that many of the Northville homes that sold within two weeks sold close to list price. (0 comments)

Here is a quick Livonia real estate tip for any Livonia home buyer that is looking to buy a foreclosure. If the bank or listing agent sets specific terms like you have to assume city certificate of occupancy or let the listing agent hold the earnest money or pay the listing agents transaction fees. Then AGREE TO IT IF YOU REALLY WANT THE HOME. Why fight over minor items. I call them minor because of these reasons. 1.) A bank does not do repairs in 99% of Livonia home sales. I went on a listing appointment a few weeks in Dominion subdivision in Brighton MI. In the last six months three homes have sold in the Dominion subdivision. They sold for $351,00, $380,000, and $390,000. My clients home was a little bigger. In the same square mile but in a subdivision across a major road and near a lake the same sized house sold for $450,000. Would you believe a real estate agent came in and told my clients he could sell their home for $459,000. And my clients home was in the same condition, and had similar features. Sadly I (4 comments)

Where to search for Michigan homes for sale - 04/05/11 08:50 AM
I get this question of where to search for Michigan homes for sale from home buyers quite often? Because some times home buyers are looking on the web and find homes. They call me up all excited and tell me they found a home that isn't on any other site. They want to go look at it right away! Unfortunately when I go to look for it I find out it has been sold. Not even recently sometimes 6- 8 months ago. Some real estate sites are that far behind on what has sold. You see they are getting the listings (1 comments)

Northville foreclosures where are they? There are just not many of them any more. In fact there is only one Northville MI foreclosure right now.
Right now inventory in the Metro Detroit real estatemarket is down and it is the same with Northville homes and Northville foreclosures. Many Northville homes that enter foreclosure may never be sold as a foreclosure because they may get sold as a short sale or get bought at sheriff sale. So don't bank on buying a home just because you know a neighbor isn't making any more payments. Many media sources keep talking about the (0 comments)
