If you are a first time Oakland County lake buyer you may want a  lake house but don't know where to start.  Of course like all home buying, you'll first need to see your bank, or a lender to see what you can get pre-qualified for. This is a very important first step for all home buyers, as there is no listing agent that will take an offer, without a pre-approval letter.  In today's market not only for lakefront but over-all, you'll want to be prepared and have your pre-approvaly in hand, ready to be sent with any offer.
Once you have the … (0 comments)

first time home buyer: 5 questions to ask yourself before buying a Plymouth home - 09/30/11 04:47 AM
Here are 5 questions to ask yourself before buying a Plymouth home. But if you can nail down these ten points, you’re a long way from making the Big Mistake. And it’s a hardened soul, indeed, who doesn’t fear that as closing day nears.
1. How much cash will you have to live on each month?
You can’t count on your mortgage lender to keep you from getting in over your head. The old standards of allowing 28% of your income for mortgage debt (including taxes and insurance) and 33% total debt usually still apply, but if you’re taking out an … (0 comments)

As a Michigan home buyer sometimes you don't know what to look for, so here are 5 items to watch out for.  I believe when you are buying a home you should try to remember out 5 items that can be very costly to repair.  They are
Foundation Roof Kitchen Baths Furnace If  the kitchen and baths are updated then it is a cost that you are not going to have to pay for years.  If a roof is newer again it may be 10 -15 years before you have to replace it.  Having a newer roof or furnace is good because … (1 comments)

first time home buyer: First time home buyers and their tribulations - 03/22/09 02:29 PM
Right now I am showing Canton homes to a young first time home buyers.  They have it in their mind to find this certain house.  They were looking with another Canton Realtor for six months before they called me.  They told me that the Canton Realtor wasn't showing them what they wanted to see.
Unfortunately I am in the same boat.  They want a house that is $50,000 out of their price range.  And what the want is more likely to be in Plymouth, Westland, Garden City, or Livonia than in Canton.  They are looking for a subdivision that has mature trees.  Trees … (8 comments)

first time home buyer: But they are still driving their Mercedes - 02/16/09 01:53 AM
I just love it.... but don't you wonder about the people down the street that lost their home to foreclosure but are still driving their expensive cars.   I see it quite a bit.  I knew a Northvillecouple that had a land Rover, Mercedes, and a Escalade for 2 people.  But they lost their Northville home to foreclosure.
They are still driving all those expensive cars around.  One car always seems to sit in the driveway.   Now they rented a house.  It is still a big house in a nice neighborhood.  The flash is still there.

I'm not going to judge … (10 comments)

Many home buyers across the nation failed this 1st tip over the last few years.  Many Michigan home buyers are in foreclosure because they over bought.  They are losing their homes they just bought a few years ago.  They have a house payment they can't afford.  Some of them were talked into a bigger house by a real estate agent, family … (1 comments)

If you are a first time home buyer in the Metro Detroit real estate market one of the keys is to list what YOU WANT IN A MICHIGAN HOME.  As a first time home buyer you are going to get advice from many different sources.  Co-workers, friends, and family will all be helping you.  They all have thoughts and ideas on what make the perfect house and what you should be checking for.
But buying your own home is
 like choosing the
type of food at a restaurant.
Do you want fish, pasta, steak, or a salad?  It … (4 comments)

first time home buyer: What new home buyers should know about a closing - 08/09/08 02:50 PM
I recently helped my seller sell his Michigan home.  I sat through the closing with some very unhappy Michigan home buyers.  There were very upset at their loan officer.  They had gone through their local Michigan bank.
I take an large amount of time trying to explain the loan process to first time home buyers.  I believe a lot of the problem for these first time home buyers is that their loan officer did not explain everything fully.  The first time homebuyer did not understand about pro-rated taxes or how escrows were figured.  They thought every thing had changed and that … (4 comments)

first time home buyer: First time home buyer - what should we be asking - 07/29/08 12:39 PM
I took some first time home buyers out last week.  They did not know what to ask or what they should be looking for.
I told them they should be looking to see if the house fits their needs.
Is the layout right?  (Are the bedrooms all on the same floor?  Do you need space from your spouse?  Do you want the living room close to your kitchen?)
Are the major items new, updated or in good shape?  ( how old is the roof, furnace, air conditioner?)  Has the windows and the kitchen been updated?
What needs to be fixed, replaced … (2 comments)

first time home buyer: Ni hao or hello - 07/22/08 03:01 PM
Ni hao (nee-Ha-OW) is hello in Chinese.  That is one of the new words I have learned in the last few weeks.  It seems I have been working with many different ethnic groups.  In the last wek I have been working with many different first time home buyers.  I am working with a young Turkish couple, a Hispanic family, an Arabic family, and the young Chinese couple.
Metro Detroit has many different ethnic groups.  Some are spread out through Metro Detroit and others are clustered in little areas.  What is great about most of my buyers is that let me experience and … (2 comments)

first time home buyer: This is your goal First time home buyers - 06/29/08 02:17 PM
Over the years many home owners have lost site of a goal that I think ever homeowner should have.
The goal is:  PAY OFF YOUR HOUSE BEFORE YOU RETIREMENT
Unfortunately banks, home improvement companies, mortgage broker, loan officers, homeowners fell into a trap.  They started using their home as a bank.  They started using the home to pay off credit cards, finance cars, take trips, make home improvements.
Of course the mortgage industry encouraged this action.  They make money each time you refinance.  Banks offered home equity loans up to a 100% of the houses value.  Instead of paying down the … (0 comments)

first time home buyer: Michigan First Time Home Buyer tips - 05/24/08 01:48 PM
Buying your first home can be scary, but if you follow these tips, you will do just fine!   Many young people do not realize that they can afford a home, they can get approved for a mortgage. Sometimes you need little or no money to buy a home.  There are Government programs for first time homebuyers (FHA) and some Michigan counties qualify for low down payment programs.  (Rural housing program)The key for any Michigan home buyer is to plan ahead.  You may need to repair your credit, save for a downpayment, get more time on a job, save for closing costs.  You need … (1 comments)

first time home buyer: Dear first time buyer - 05/10/08 05:40 AM
Dear First Time Homebuyer,
I had an interesting experience when we were shopping for Westland condos and Garden City condos the other day and I just wanted to share it with you.   This pertains to all first time home buyers in the country whether they are buying Metro Detroit real estate or Phoenix real estate under $100,000.
You are not going to get the Taj Mahal for $39,000!  You have to be realistic.  A 900 square foot condo for $39,000 you are going to have to do a little work on it.  The mortgage and taxes on it is going to be less … (1 comments)
