When they say 7 days to do a home inspection they mean 7 days.  When they set time limits in a purchase agreement it is usually a solid time.  To change any date in a contract an addendum must be written,signed, and agreed upon by both parties.

I know you all have heard of wedding nightmares, but what about a wedding nightmare after the wedding?  My Livonia first time home buyers had one when doing a mortgage shortly after their wedding.
They deposited all their wedding checks into their bank account.  They were going to use their wedding money for their down payment.

But checks from wedding guests are next to impossible to prove where they all came from.  My Livonia clients just had this happen to them.  .

I have a young couple I am working with.  I have seen three houses with them on three different nights.  After each showing they were head over heals ready to buy that house.  The first house they wanted to buy it.  Three houses... three "I want to buy".
Some real estate agents would have sold them the first house.  But I know they are Michigan first time homebuyers, they have no parents guiding them, and I know there are better houses out there.  I want them to make an educated decision.

I got a call from my buyers a month ago saying our bank now says we can't buy the home after we already put in the purchase agreement.  I asked my clients to explain.
They said they no longer had the proper debt ratios.  They had too much debt when they included the house payment, insurance, and taxes. (as compared to their income)  My clients income had been decreasing over the last two years because of Detroit's poor economy.  We only could use her income because her husband had bad credit, so we could not use his income.

Today I was taking some Metro Detroit first time home buyers out looking at homes in Van Buren Township.  It was a newer subdivision that had many of the same styles of homes.  They were brick homes, 4 bedrooms, 2.5 bathrooms, 2 car garage.
We saw 6 different homes of various square footage and styles in the subdivision.  Even I was confused after seeing 6 homes.  What I recommend to all my first time home buyers is too keep a note pad.  Or to keep the listing papers.  When you come out of a house write some notes on the house.
