There were 38 newly listed single family homes in Lewis County last week, Ranging in price from $38,000 to $375,000  Five were REO (bank owned-foreclosure) Properties and 4 where short sales. 
Two of the newly listed homes were located in the Chehalis School District, seven located in the Centralia School District, three in the  Winlock School District, and four in the Napavine School District the remaining were from surrounding areas and East Lewis County Schools.

Average or Median?  Where do you focus?
 
When determining market value, looking at the median sale price is considered by many to be a better indicator than the average sale price because the median is not affected by outliners (an unusually low or high sale price)
Neither statistic is more accurate, but both have a best place to be applied when analyzing data.
 
 
As we know, the "average" (also referred to as the mean) is calculated by adding a list of numbers and dividing the sum by the number of numbers in the list.

There were 26 newly listed single family homes in Lewis County last week.They ranged in price from $14,500 to $1,250,000.  Two were REO Properties and there where no short sales. Six were located in the Chehalis School District, Seven were located in the Centralia District, two from the  Winlock School District, and 11 from surrounding areas and East Lewis County Schools. 
There were 16 homes that changed their status to "Pending" (under contract with a buyer) in Lewis County Last Week, 11 of those were REO homes and 2 were short sale homes.

Whats an REO?  - Real Estate Owned. Property which is in the possession of a lender as a result of foreclosure or forfeiture.
Whats a short sale? - A sale of real estate in which the sale proceeds fall short of the balance owed on the property's loan.
 
 
 
As we enter 2011 I am continuing to collect data on the REO (foreclosure) and shortsale activity in Lewis County. 
 As you can see on my Lewis County data worksheet below, over the past 30 days,  35% of properties sold were REO properties and 9% were short sales.

Throughout 2010 I have kept a close eye on local area foreclosures numbers.  Specifically tracking the percent of foreclosure homes in our MLS inventories and the effects those numbers have on our local market for buyer and sellers. 
Foreclosure can be very attractive for buyers hunting for a great deal, they often come with deep discounts, selling far beneath the average $/sqft.  Along with the great price tag, these homes tend to sell in less time.  The average "days on the market" for Lewis County foreclosure homes sold over the last month is 54 days vs. 191 days for non-foreclosure … (0 comments)

Overall: 954 Active Listings, 37 Pending Sale Listings
and 42 sales over the last 30 days.
60 Active properties are REO  (bank owned /foreclosure properties)           21 pending sales are REO                     9 of the previous 30 day sales were REO properties REO Properties currently make up 6% of Lewis County MLS inventory and 21%  of our previous 30 day sales. 
During 2010, approximately 6% of Lewis County's MLS Inventory has been REO properties, and as high as 40% of all sales have been MLS properties.   Currently at 21%  of sales, we are seeing an increase in the % … (0 comments)

I have been tracking REO (bank owned) properties in our local Northwest MLS inventories each week.  REO prices are hard to compete with. Great for buyers, not so great for sellers.  My goal is to pass information on to my clients and to assure my sellers these numbers will change over time.  They will be the first to know!
