    <title>A Real Phone Conversation Trying to Make An Appointment on a Listing</title>

&lt;p&gt;&lt;strong&gt;Me:&lt;/strong&gt;&amp;nbsp; Good Afternoon, ____.&amp;nbsp; I would like to show your property at ___________________.&amp;nbsp; (The property is vacant)&lt;/p&gt;
&lt;p&gt;Listing Agent:&amp;nbsp; (Very briskly) &lt;em&gt;Why do you want to show it?&amp;nbsp; It has a deposit&lt;/em&gt;.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Me:&lt;/strong&gt;&amp;nbsp; It is still showing ACTIVE in the MLS.&amp;nbsp;&amp;nbsp;How solid is the offer? Are there any contingencies?&lt;/p&gt;
&lt;p&gt;Listing Agent:&amp;nbsp; (Annoyed) &lt;em&gt;I don't know, I think one.&amp;nbsp;---I think we are going to&amp;nbsp;close Monday&lt;/em&gt;.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Me:&lt;/strong&gt;&amp;nbsp;(Bewildered)&amp;nbsp; &amp;nbsp;Monday?&amp;nbsp; So the property is pending?... and the buyers have a mortgage?&lt;/p&gt;
&lt;p&gt;Listing Agent:&amp;nbsp;(Still resistant) &amp;nbsp;&lt;em&gt;I don't know.&amp;nbsp; We are going to close Monday&lt;/em&gt;.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Me:&lt;/strong&gt;&amp;nbsp; Well, if it is not SOLD, why don't you give me the combo, and if my people really want to go through it, I will show it to them, if that is OK?&lt;/p&gt;
&lt;p&gt;Listing Agent:&amp;nbsp; OK.&amp;nbsp; &lt;em&gt;But, I don't know why you want to show it.&amp;nbsp; &lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; The listing agent gave me the combination to the keybox.&amp;nbsp; After&amp;nbsp;I hung up the phone, I leaned back in my chair and rolled my eyes.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Why?&amp;nbsp; I don't know!&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;img src="http://activerain.com/image_store/uploads/9/6/3/5/7/ar121452570075369.jpg" height="96" alt="" width="86" /&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Even when a house is on deposit, if my buyers&amp;nbsp;like it&amp;nbsp; I am not opposed to getting in-line just in case the other offer&amp;nbsp; alls apart for any reason.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;I was surprised this Selling agent did not welcome showings (the property was vacant) or pursue back-up offers.&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;strong&gt;Sunday, June 22, 2008, the weatherman said it was going to rain.&amp;nbsp; The sun was (somewhat) shining, and we were determined to picnic someplace other than our patio.&amp;nbsp; Betting on the sun to dry up all the rain, we decided to venture not far from&amp;nbsp;our&amp;nbsp;Weston&amp;nbsp;home&amp;nbsp;and shuffled off to Sherwood Island Park for the day.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; The skies were over-cast as we unpacked our car.&amp;nbsp; We settled for a picnic table under a lightening rod, I mean tree, that was close to the parking lot...(still concerned about rain).&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; The park had some signs of life, but it was reasonably quiet.&amp;nbsp; I opened up the snacks, (all that fresh air made me hungry), and Chris got to work on this grill he decided to buy.&amp;nbsp; Eventually I noticed I was not needed for the project.&amp;nbsp; He is &lt;em&gt;The Grillmeister&lt;/em&gt; you know.&amp;nbsp; So I took a walk with my camera.&amp;nbsp; Here is some pictures of&amp;nbsp;our beautiful day:&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Shortly after we dined on my husband's world famous hamburgers.&amp;nbsp; The sound of thunder made&amp;nbsp;the beach-goers disappear.&amp;nbsp; Chris and I fearlessly (?) stayed.&amp;nbsp;Then the&amp;nbsp;gods smiled on us for our determination and bravery.&amp;nbsp;&amp;nbsp;It didn't&amp;nbsp;rain!&amp;nbsp; The clouds just grumbled as they passed by.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;We had the entire beach to ourselves...well, it was us and the seagulls.&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;"...it's a shame that Raveis did not have up-to-date information on tax laws and that it failed to warn Kieffer that she might owe more in taxes than she could ever receive from selling the jewelry.&lt;/p&gt;
&lt;p&gt;The William Raveis Charitable Fund had the best of intentions when it ran its annual raffle last November to raise tens of thousands of dollars for breast cancer research.&lt;br /&gt;&lt;br /&gt;So did Ellen Kieffer of West Hartford, who spent $10 in a raffle that gave her a chance to win one of 10 prize packages.&lt;br /&gt;&lt;br /&gt;Not surprisingly, Kieffer was thrilled when informed that she had won the second prize,&lt;strong&gt; a pair of gold cuff links and a gold ring together valued at $5,600.&lt;br /&gt;&lt;br /&gt;&lt;/strong&gt;&lt;a href="http://www.courant.com/business/hc-gombossy,0,1352073.columnist"&gt;&lt;/a&gt;But that thrill faded quickly when she learned that if she tried to sell the jewelry she &lt;em&gt;&lt;strong&gt;could only get $350 and might end up paying a lot more than that in federal and state taxes.&lt;/strong&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;"...Uncle Sam&amp;nbsp;... started cracking down in the last couple of years, demanding documentation and requiring charities to collect federal and state taxes before turning over more expensive gifts to the winners."&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;So what do you think?&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp; Caveat emptor - when purchasing raffle tickets, or don't claim the prize?&lt;/strong&gt;&lt;/p&gt;

    <title>When The Loan Officer is Also A Real Estate Agent...</title>

&lt;p&gt;A&amp;nbsp;loan officer becoming a Buyer's Agent is interesting. I know that&amp;nbsp;in&amp;nbsp;a previous "One Stop Shop"&amp;nbsp;company I worked for, the loan officer was also a real estate agent.&amp;nbsp;&amp;nbsp;&amp;nbsp; The manager tried to keep that&amp;nbsp;information on low-down.&amp;nbsp;&amp;nbsp;The loan officer&amp;nbsp;was a good guy, but c'mon...&lt;/p&gt;
&lt;p&gt;My questions are:&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;would you refer customer/clients to a loan officer that was also an agent?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;And how do you know that your previous customers are not being "courted" by the now Buyer's Agent/loan officer???&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;How do buyers avoid a conflict of interest?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;Just something to think about.&amp;nbsp; &lt;/em&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;The Housing Market Induced Coma:&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;A temporary coma deliberately induced&amp;nbsp;to reduce swelling of the brain after injury.&amp;nbsp; (Many people&amp;nbsp;have been &amp;nbsp;kicked in the head by&amp;nbsp;predatory lenders, lost jobs, and high&amp;nbsp;gas prices.) &lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Perhaps inducing&amp;nbsp;a housing market&amp;nbsp;coma&amp;nbsp;may stop the progression of foreclosures. Thus perhaps making it possible to reverse the&amp;nbsp;wrongs which needed "correction" and to start&amp;nbsp;&amp;nbsp;recovery. &lt;/strong&gt;&lt;/p&gt;
&lt;p style="text-align: center;"&gt;&lt;strong&gt;Why aren't banks dropping prices on their foreclosured properties?&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;A reasonable price&amp;nbsp;may be much lower to a Buyer, and if accepted by a&amp;nbsp;Seller or Bank&lt;em&gt;&amp;nbsp;&lt;/em&gt;will drive down the prices of all comparable properties, foreclosures or not.&amp;nbsp;&amp;nbsp;Foreclosures will sell faster, but home values would continue to drop, and probably at a much faster rate.&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; An internet bully's resume would list these skills:&lt;/p&gt;

&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;em&gt;&amp;nbsp;We&amp;nbsp;deal with the facts about the housing market, and not add to the confusion with spin causing mis-perception.&amp;nbsp;&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Professionals who&amp;nbsp; dispute the numbers from The Warren Group,also need to admit that many Connecticut Real Estate Professionals rely on&amp;nbsp;The Warren Group information everyday for facts and figures.&amp;nbsp;&lt;/em&gt;&lt;/p&gt;

&lt;p&gt;The Greater Fairfield MLS Tax Data comes from The Warren Group.&amp;nbsp; The (CMLS) Greater Fairfield MLS provides municipal tax and sales data for 36 communities in Western Connecticut. This information is gathered by the Warren Group, the publishers of the "Commercial Record" trade paper. The updated information is sent to the (CMLS)Greater Fairfield MLS once the information is certified by the state.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The tax database also includes sales transactions, warrantee deeds, quiet titles, etc. The sales database is updated every six weeks depending on the timeliness of the municipality.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Also, the Connecticut Statewide MLS integrated the tax data from all Connecticut towns from The Warren Group.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The above examples are used by thousands of members (real estate agents) that belong to real estate offices (big and small) through-out Connecticut.&amp;nbsp;&lt;/p&gt;

    <title>Praise Good Service - Don't Take It For Granted</title>

&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Everytime I receive good service, I am going to blog about it.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; This&amp;nbsp;week I want to recognize the&amp;nbsp;great customer service&amp;nbsp;of &lt;a href="http://www.Staples.com" target="_blank"&gt;Staples.&lt;/a&gt;&amp;nbsp; I am sure they are a company that most people, (big and small) businesses take for granted.&amp;nbsp;It is not like&amp;nbsp;you have a personal relationship with anyone in particular.&amp;nbsp;You buy stuff online or over the phone, and it is delivered.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;Recently there&amp;nbsp;was a little snafu in the order.&amp;nbsp; The regular supplies came to our &lt;a href="http://www.mapquest.com/maps/32+main+norwalk+ct/" target="_blank"&gt;our&amp;nbsp;office&lt;/a&gt;, but we&amp;nbsp;didn't get&amp;nbsp;"the FREE stuff" promised by the coupon.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; I like FREE stuff.&amp;nbsp; I don't care if I was&amp;nbsp;Bill Gates, I would still like FREE stuff.&amp;nbsp; A call was made&amp;nbsp;to give Staples a "what's up?"&amp;nbsp;&amp;nbsp;The friendly customer representative, Stephanie, said it would be taken care of, and it was!&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; The next day, &lt;a href="http://www.ups.com/" target="_blank"&gt;UPS&lt;/a&gt; delivered to our office FREE stuff!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;Now some may think I am wasting my time blogging about something that seems inconsquential, but there are consquences for poor customer service!&amp;nbsp;&amp;nbsp;You lose customers!&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;Staples showed accountability,&amp;nbsp;and&amp;nbsp;they were timely.&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Thank you, Staples for the FREE stuff, and &lt;strong&gt;especially&amp;nbsp;great service&lt;/strong&gt;!&lt;/p&gt;

&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;I do not like being stuck in traffic.&amp;nbsp;&amp;nbsp;Sometimes I get lucky and&amp;nbsp;find a short-cut, or at least &lt;em&gt;a path of no resistance&lt;/em&gt;.&amp;nbsp; Those are usually only an illusion that&amp;nbsp;I am&amp;nbsp;saving time.&amp;nbsp;&amp;nbsp;I am&amp;nbsp;moving, but not really getting anywhere faster because the congested way was shorter to begin with.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;The above picture of the&amp;nbsp;narrow dirt road (name not given---this is my secret road)&amp;nbsp; takes one mile off my commute, and probably saves me a tablespoon of gas or more.&amp;nbsp;&amp;nbsp;But, now that it is practically summer&amp;nbsp;the dust really&amp;nbsp;flies.&amp;nbsp; So, what made me of&amp;nbsp;think of taking&amp;nbsp;a picture while I was driving...I just washed my car and realized I should have taken the long way!&amp;nbsp; Argh!&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Here are some more dirt roads and secret routes in Connecticut.&lt;/p&gt;

&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;Check out this chart from&amp;nbsp;&lt;a href="http://www.Compete.com" target="_blank"&gt;Compete.com&lt;/a&gt; on&amp;nbsp;&lt;a href="http://www.zillow.com" target="_blank"&gt;Zillow&lt;/a&gt; and &lt;a href="http://www.trulia.com" target="_blank"&gt;Trulia&lt;/a&gt;.&amp;nbsp; It looks like they are running neck and neck&amp;nbsp;on people count.&amp;nbsp;&amp;nbsp; Trulia leads by approximately 40,000 people counts.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;We market on both Trulia and Zillow, and with the information stated below, I don't think&amp;nbsp;we are wasting&amp;nbsp;time.&amp;nbsp; I don't favor one over the other.&amp;nbsp; The goal is exposure of our listings and services.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; So, do you think one is trying to acquire the other yet?&lt;/p&gt;

&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; I am pleased to announce that&amp;nbsp;Ruthman Real Estate&amp;nbsp;joined the Connecticut Statewide MLS today.&amp;nbsp; We are still members of the Greater Fairfield County MLS, but now have the ability to share more available properties with customers and give our Sellers more exposure.&amp;nbsp;&lt;/p&gt;
