The Marina was rebuilt in 1994 and there are many fun things do at the Marina all year long! There is an open market held throughout the year, an ice cream social, bike races, Halloween parade, Festivals, a big 4th of July turn out (which is where everyone in Suisun City goes to for the 4th of July, make sure you get there early because it can get packed), and so much more! There are also great restaurants located along main street (which is the main street of the Marina). If you are interested in water activities there are a great number of things to do as well such as fishing, sight-seeing, bird watching, boating, water skiing, and just about any other water activity you can think of! Also just beyond the Marina there are many people who travel throughout the world to see the largest remaining coastal wetland in California it is a 84,000 acre Marsh, know as the Suisun Marsh. Solano County Real Estate, WARNING !!! HOME SELLERS do not let your home be bought, get it sold!

Are you currently in the process of selling your piece of Solano County Real Estate? Or are you looking to have your home "bought" by a real estate agent? If you did not know, there is a HUGE difference between the two. This difference can affect whether your home gets SOLD or SITS on the Solano Real Estate Market! There is a term in the real estate industry that we use and it is called, "buying a listing". I'd just like to warn you, before you get excited about a real estate agent "buying your listing" let me first explain what it is. "Buying a listing" is a manipulative strategy that unethical real estate agents use in order to have a home owner like yourself list with them. This strategy involves a real estate agent telling homeowners that they can get MORE money for their house than what a Comparative Market Analysis in the Solano County Real Estate Market shows. If an agents says that they can get you more than what a comparative market analysis shows then that is a HUGE red flag, and even if they can show you their own list of "comparables" that "match" the price they are suggesting to list your home at, it is important that you interview at least two other agents for the job to sell your home to ensure that the comparables that the first agent has given you are somewhat relative in price and other factors.

Why would an agent want to buy my listing?

There are many reasons why an agent would want to buy your listing, here are a few.

After they have your listing they will continually beat you down by asking you to continually reduce the price to what you can really sell your house for. (Which will probably not even be close to the "comparables" that they have shown you.
Gain more exposure by putting their sign in front of your house and advertising themselves as your agent.
More exposure helps them if you live in a neighborhood that the agent is trying to break into.
Makes their inventory look huge when trying to sell themselves to other homeowners who are trying to sell their home, when in all actuality they have a bunch of overpriced homes that will not sell.
Makes them think that they are doing something productive at the expense of a homeowner.

To avoid this I suggest that you interview at least 3 other agents and when you do interview the other agents choose the agent that you feel most comfortable with, and who seems to be working in YOUR best interest, not theirs. Don't let your home be "BOUGHT"! Get you home SOLD.

Solano County Real Estate Why you should price your home right!

If you are considering selling Solano County Real Estate, then it is an absolute must that you price your Solano home right! Especially in this type of Buyer's market, that we are currently in. Your initial market position should be a competitive one, after all you are competing against many homes in the market place that are listed at a low price because they are either a short sale, banked owned, or a REO. You might not think these homes would affect your home value but they do, because if a buyer can get more "home" for their money why wouldn't they?

Since you are considering selling you home now or in the near future, wouldn't you want to get the best deal out there? The largest and best home you can find at the best price possible? Just like homebuyers now, you probably wouldn't even consider the other ones.

Sure you might say who is willing to go through all that hassle when it comes to buying a "short" sale, bank owned property, or REO, knowing that if they were to purchase your home they wouldn't have to go through all of that trouble? Well, the truth is many homebuyers, and investors! Did you know that many companies today are now offering tours exclusively for these types of properties, by the bus load? In fact my company is holding one for Solano County Bank Owned Properties next month!

Not only do you have to worry about the "short" sale, bank owned property, and REO's, you will also be competing against the comparable sellers who have actually priced their homes right, to compete against those previous type of properties mentioned, which will make your home looked overpriced. If you home is overpriced the first thing that the real estate agent showing your home to their home buying client is that your home is overpriced, thats if they even opt in to show them an overpriced listing, which many real estate agents don't even do because there are so many great homes out already out there at bargain prices.

When initially pricing your Solano home their are many factors that you need to consider to pricing your home right which includes things like a comparative market analysis (CMA), pending sales, expired listings, active listings, and so much more!

I strongly believe in pricing your home home to sell, right from the start because a home generates the most buyer activity when it first comes onto the market. It is much better to have your home priced at a lower price and be "firm" , just to initially attract the greatest amount of home buyers possible, then to have it overpriced with little to no buyer activity whatsoever.

When making a PCS move it is always important to attend an orientation meeting to gain knowledge about the area you are moving into, whether it is Travis Air Force Base or any other military facility you might be moving to. Happy Easter

Well, Tomorrow is Easter and I just wanted to wish the active rain community a Happy Easter! I don't know about you all but I will be going to three different places for lunch and dinner! I will be stuffed for a week! Hopefully I get to watch the Ten Commandments. Even though I don't watch T.V. I remember that movie being one of my favorites for Easter when I was growing up as a child. It was always on T.V. every year. Again have a happy easter.

Tonight I went to Mary's Pizza Shack, and it was packed! Well, it is a Friday night after all. Here is a little something about Mary's. Mary's pizza shack is a family friendly restaurant and it is know for its pizza of course! The small atmosphere is a very friendly atmosphere with a very vibrant vibe. Even though it is a bit small, Mary's makes up for it with their excellent food! When you go you should order one of their salads. Their salads are mouth-watering. Their menu is packed with tasty Italian foods. I recommend the Gnocchi with meatball it is delicious. Their Dessert menu is varied for everyones likes. Their are alot of Chocolate desserts. if you haven't been to a Mary's Pizza shack I do recommend that you try it. It will be a great experience for you. If you are looking for more Italian food I recommend that you also try Strings in Fairfield. It is located on 1500 Oliver Road and their phone number is 707-422-2700.

Hello My Fellow Active Rainers!

Hello All,

A fellow AR member wanted to know how to bookmark blogs for easy future reference, so I decided to write a blog about it. Bookmarking is good for many reasons including finding a blog that you thought was interesting (but you don't necessarily want to subscribe to their blog, not having enough time to actually read the blog that you ran into (but you want to read it later), and for fast future reference. Well here's how to do it!

1. Find the blog you want bookmarked. Click the bookmark button. It will then be highlighted.

2. Click on you my Home Button.

3. Click on Blog Bookmarks.

4. You will then be directed to where your bookmarks are.

New Thai Restaunt - Rose Garden Vacaville CA

Are you hungry? Do you love Thai food? Well....A new Thai restaurant has just opened in Vacaville, CA called the Rose Garden, and their food is absolutely delicious! It is so good that I had to go back there a second time within 3 days. Not only are they delicious, but affordable as well! I ordered 3 main dishes, and 2 large Thai tea's, and I only spent $26 dollars. Anywhere else around here and I would have payed $40. Their customer service is awesome. Not once did I have an empty glass. Their pitcher of water not only has a lemon in it but slices of apples ( I have never seen that before), and on the top of the straw there is a rosebud shaped cover made with the straws wrapping paper! The reason why I went a second time was because I HAD to take my friend to this awesome restaurant. They even recognized me, and I had only been there 1 time!!!! The quality of their food is so good. I was full, but it was a light feeling of full. Not the kind of full when you eat a bunch of grease. Next time I think I will have to take the rest of my family! Next time that I go there I will take pictures, and there will be a next time!!! I am no way related or know anyone that work in the restaurant. I just LOVE their food.
