What's going on with offer's with sale of home contingencies? - 08/12/10 10:50 AM
Hey all,
I have run into this problem frequently over the past few months with my listings.  We are getting offers but they are contingent upon the buyers selling their home!  Some of the buyers have their house on the market with offers that are contingent upon THEM Selling THEIR HOME...
It got me thinking are we not educating our clients enough on what the timeline should be when buying or selling a home.  Do you take people out while their house in on the market?  I think that this is slowing down the real estate market.  In my case my … (10 comments)

South Boston's Real Estate Market going up...How can I tell? The Bars - 08/10/10 01:02 PM
 
Hey all,
South Boston, as you probably know is a very popular place these days.  It's popularity sustained and grew from it's proximity to Boston but from social standpoint it had two very popular bars that young professionals went to, The Playwright and Boston Beer Garden.
These places were always happening all throughout the week and daytime to grab lunch or afternoon drinks.  These places remind me of the Joshua Tree in NYC and Somerville MA...Great bar food, plenty of new flat screen's too watch games, music playing at the night and plenty of libations to be consumed.

I get asked all the time, "Why do I need a buyers agent when I am buying new construction and there is a sales team there?"  Well my friends the answer is so incredibly simple, THEY DO NO REPRESENT YOU, THEY REPRESENT THE BUILDER OR DEVELOPMENT COMPANY! 
It is not like the people at the sales office are not nice or good people, that is not it.  They were hired by the builder or development company to close deals and to close alot of them.  The level of complexity is so much higher when buying new construction. … (4 comments)

Hi all, 
As you may or may not have known, Nazareth Academy in Wakefield, MA has closed its doors but the site remains a very popular topic among local residents of Wakefield, MA and Stoneham, MA as the parcel of land is technically in both towns.
The association that owns the land is in talks to sell the property and Stoneham and Wakefield are close to ok'ing a decision to allow the new developers to build a new subdivision of homes.  The talks are 49 homes (to be determined) and the way it is going to be set up is … (2 comments)
