      <description>&lt;p&gt;&lt;span style="font-family: 'Times New Roman'; font-size: medium;"&gt;

&lt;p&gt;First Time Home Buyers can now receive up to a $8000 tax refund until the end of April.&lt;/p&gt;
&lt;p&gt;Also, current homeowners can receive up to $6500 tax refund if they move up in house. There are some stipulations, so call me and I can send you the info.&lt;/p&gt;

      <title>San Angelo Real Estate Market Report - 2009</title>
      <description>&lt;p&gt;Some of you might have seen the San Angelo Association of Realtors promoting their new marketing campaign. This is the "Real Estate is Local, &amp;amp; Local is Good!" slogan that has been flashing on your TV and in the front yard of your neighbors. You might be wondering, is this true or are the Realtors trying to pull the wool over your eyes. With the state of the national economy, how can San Angelo be doing so well? For starters, our local banks decided not to participate with the Sub-Prime lending fiasco. Although we have foreclosures, there are not many more now than 3 years ago.  Want to see for yourself, check out this link...San Angelo Foreclosures for the April Sale.&lt;/p&gt;
&lt;p&gt;I have compiled some stats from Navica MLS from 1/1/2009 thru 3/11/2009 for Residential Sales in San Angelo ONLY.&lt;/p&gt;
&lt;p&gt;160 Homes Sold &lt;br&gt;Low Price - $25,005 &lt;br&gt;High Price - $479,900 &lt;br&gt;Average Price - $125,422 &lt;br&gt;Median Price - $109,000 &lt;br&gt;Average Days on Market - 100&lt;/p&gt;
&lt;p&gt;These homes sold at an average of 96.89% of Asking Price.&lt;/p&gt;
&lt;p&gt;If you ask me, these numbers do not look too bad but lets take a look at last year during the same period.&lt;/p&gt;
&lt;p&gt;202 Homes Sold &lt;br&gt;Low Price - $14,900 &lt;br&gt;High Price - $560,000 &lt;br&gt;Average Price - $123,398 &lt;br&gt;Median Price - $108,800 &lt;br&gt;Average Days on Market - 87&lt;/p&gt;
&lt;p&gt;These homes sold at an average of 96.45% of Asking Price.&lt;/p&gt;
&lt;p&gt;As you can see, these numbers are almost identical. I guess the Board of Realtors is correct, Local is Good!&lt;/p&gt;
&lt;p&gt;On a side note, we closed a deal recently where our buyers had an interest rate below 6% and will be receiving an $8,000 tax credit on their 2008 tax return now, which represents about 5% of the sales price on the home being rebated by the government. The buyers are elated. Sorry, but nobody can convince me that these buyers should have remained renters, sitting on the sidelines trying to &amp;ldquo;time&amp;rdquo; the market while they wring their hands and worry about the economy. No, they are very smart and they&amp;rsquo;ve done the right thing, which is find a great deal and buy it.&lt;/p&gt;

      <title>Lake Nasworthy Market Report</title>
      <description>&lt;p&gt;ATTENTION LAKE NASWORTHY LOVERS:&lt;/p&gt;
&lt;p&gt;During 2008, according to data released by San Angelo Association of Realtors Multiple Listing Service, 15 lake homes have sold and closed to this date.  Although 22 lake homes sold in 2007 with an average price of $202,836, the average price this year is over $263,000!  Of the 15 sold this year, 8 offered deeded lots already purchased from the City.&lt;/p&gt;
&lt;p&gt;Here are the price ranges of the sales this year:&lt;/p&gt;

&lt;p&gt;There are currently 14 homes on the market for sale that range in price from $140,000 to $619,000.  The average price of these homes is $338,670 and they have been on the market for an average of 96 days.                                                  ERA Newlin &amp;amp; Company was involved 53% of the lake homes sold this year (8 of 15).  The rest of the real estate companies in town sold the other 7.&lt;/p&gt;

      <description>&lt;p&gt;The government is considering a proposal that would cut interest rates on new loans for homes. This could drop the rate to around 4.50%. At this point the rates are at a VERY low 5.6%. It is not determined whether this new rate will apply to refinancing.       <description>&lt;p&gt;I took my first BPO last night. I am thinking of ways to earn extra income anyway, so why not. If nothing else I will just give myself some practice for the Relocation Company my office works with. The home is big for the area and that has me a little worried about finding comps. In this article ( which is very long) Michael goes over what Wall Street Insiders have been doing for years to ruin our economy. The Subprime Loan scandal seems to be much more thought out than I had ever expected. I really hope that we can recover from this. It makes me sick that this is what could caouse me to not be able to provide for my family. San Angelo's real estate market did not see the amount of subprimes that there were in other parts of the country, but we will feel the efffects.       <description>&lt;p&gt;&lt;strong&gt;My Dad and I recently listed and staged a home in Bentwood Country Club&lt;/strong&gt;. This home was on the market for six months with another Realtor and did not sell. The seller had some landscaping done on his own but was not sure what to do about staging. We have staged this home at our expense and time.&lt;/p&gt;

      <description>&lt;p&gt;I ran across this &lt;a href="http://online.wsj.com/article/SB122583941535198573.html" title="San Angelo Real Estate Professional" target="_blank"&gt;article&lt;/a&gt; the other day and I thought it was interesting. Although our real estate market in San Angelo is in a whole lot better situation than other places in the country, we can still take some of the advice. Many homeowners in San Angelo have purchased their homes 0-2.25% down. The economy has slowed and some folks might have lost their jobs. It may seem that they are underwater on the biggest investment they have ever made. In reality however, time will cure. You have to continue to make that payment. Cut back on eating out. Take an extra job (gas prices have helped pizza delivery drivers - can you believe it is down to $1.93/gal.) This is a fee the Mortgage Company charges to cover them if they have to foreclose. You do not have to pay this fee if you have 20% equity in your home. It generally ranges from $50 to $125 per month. Right now, if you earn under $100,000 you can deduct this expense from your taxes. For most homeowners who pay on time, this is a very frivolous cost. The money spent on PMI could be going toward the principal on the loan. There is usually a date when the Mortgage Company is set to remove the charge, which is 8-10 years down the road. What they do not factor in is the fact that properties in San Angelo have moved up in value. A typical loan that is 3 years old could already be within that 20% equity range. Do you think your lender will inform you of this? The answer is NO! It is up to YOU to keep up with this. This will give first time home buyers the option to receive up to a $7500 tax credit. Although this will be a great option to look at for those buyers who do not earn more than the cap salary, it is not fool proof. This is a 0% loan that will be paid back over 15 years. I cannot go into all the details until I am fully versed by a CPA, but I will post a few links on the subject. The way I see it right now is that this will definately be a good thing for the economy as a whole. Another part of the bill helps out FHA loans that are being made. The drawback is that the money has to be paid back. Depending on your situation, this could put you in a jam down the road. My point is, DO YOUR RESEARCH.&lt;/p&gt;

      <title>Saving Energy in San Angelo, Texas</title>
      <description>&lt;p&gt;The temperatures here in town have steadily been rising. At an Open House on Sunday I saw a thermometer that was definately above 105 degrees, IN THE SHADE. At he same time, gas prices have dropped a little ($2.70 at T&amp;amp;C on Knickerbocker) but it is just insane when adding up all these costs for my budget. I am sure most San Angelo residents are feeling this same pinch on their pocket. Here is a list of some money/energy saving ideas that are fairly common sense, but can be easily forgotten. I hope this helps!!&lt;/p&gt;
&lt;p&gt;1. Don't use the oven. Use a microwave oven, or use a barbecue grill.&lt;/p&gt;
&lt;p&gt;2. Use a slow cooker to prepare one dish meals without adding heat to the house.&lt;/p&gt;
&lt;p&gt;3. Put lids on pans to hold the heat in while cooking.&lt;/p&gt;
&lt;p&gt;4. Most hot water heaters have thermostats that may be set to 140 degrees for hot water. This usually isn't necessary--turn the thermostat down to 120 or 115.    5&lt;/p&gt;
&lt;p&gt;. You've probably heard that taking a bath uses less water than a shower. That may be true, but if you take a short shower, say about 5 minutes, you'll only be using one third of the amount of hot water than you would with a bath.&lt;/p&gt;
&lt;p&gt;6. Don't use the drying function in your dishwasher. Let the dishes air-dry.&lt;/p&gt;
&lt;p&gt;7. Wash only full loads of dishes and clothes. Dry your clothes on hangars or outside.&lt;/p&gt;
&lt;p&gt;8. Try to do any ironing at one time to prevent having to heat the iron several times.&lt;/p&gt;
&lt;p&gt;9. Do "wet" chores in the early morning or at night when it's cooler. This will help to keep humidity down. This includes washing clothes or dishes, mopping floors, watering indoor plants, etc.&lt;/p&gt;
&lt;p&gt;10. Turn off computers, printers, copiers, and home electronics when they are not in use. Surge protectors that allow you to plug several items into one strip with an on/off switch make this even easier.&lt;/p&gt;</description>

      <title>San Angelo Real Estate Foreclosures</title>
      <description>&lt;p&gt;Today I went down to the courthouse to see the foreclosure postings for the August 5th sale. There were 25 postings, but not all of those will actually make it to the sale. I have been doing research in the foreclosure in San Angelo for almost five years. In times past, there have been up 40 per month, but not this year. Thank goodness the numbers have been down, despite housing/mortgage trouble around the country. September's sale already had 12 postings, but they are not due in until August 12th.&lt;/p&gt;
&lt;p&gt;Some of the addresses I had recognized from MLS. Others had probably not tried to sell at all. In that situation, as traumatic as it is, homeowners really need to stay in close contact with their mortgage company. I can only imagine how difficult that is, but it really can help. Not only can they set up payment plans, they can also discuss a &lt;a href="http://en.wikipedia.org/wiki/Short_sale_(real_estate)" title="Short Sale in San Angelo" target="_blank"&gt;Short Sale&lt;/a&gt;. This is where the mortgage company agrees to accept less than is owed in the sale of the home.  I will definately have more posts on this subject!       <description>&lt;p&gt;San Angelo now has its own recycling curb-side pick up service thanks to two hard working residents. &lt;a href="http://angelorecycling.web.officelive.com/default.aspx" title="Angelo Recycling" target="_blank"&gt;Angelo Recycling Co.&lt;/a&gt; was started by Andrew Killingsworth and Spencer Johnston in March 2008. They are serving both residential and commercial customers. I have a meeting set up with Andrew on Wednesday to set up the service for our real estate office. These guys will even sort your recyclables when picking up from your home. So if you are not already hauling your own bottles and cans over to Jackson St, give these guys a call and sign up. Imagine the difference we could make here in West Texas.&lt;/p&gt;</description>
