I am interested in any ideas that agents / brokers may have for website designs. What kind of programs do you use? What content is on the site? Special Features? etc.

My site is at this link - http://delrealestateonline.com

I will gladly take any feedback on my site as well. Thanks a lot.

I recently came across Craig Proctor's real estate system online and requested more information on it. I received the info and it looks like it is a great program. However it is expensive and I just wanted to know if anyone out there has tried it or knows someone who has and what the results were like. Obviously, results vary dependiong on motivation levels, but I would just like some basic info on what other agents think about this system. Thanks.

I read this article the other day and it seems that yet another bank is having to lay off many employees to try and get back in to profit.

Washington Mutual or WaMu, the nation's largest savings and loan and one of the country's largest mortgage lenders, cut 1,200 jobs, about 2.6 percent of its workers, in an effort to return to profitability. They stated that a large portion of the layoffs were in theire home lending department. In December they also laid off another 3100 people as it shut down its subprime lending business and closed home loan centers.

The economy has really taken a beating, but it will get better. It always does. So stay positive and optimistic and keep feeding the economy. Just be careful not to go broke in doing it.

I recently read this article and thought it was interesting. It talks about site such as Zillow.com not having as  acurate of information as what many people might think they do. Many people go to these sites every day to get info on different areas, but they could possibly be misinformed.

That shows that the best way to get the information on a specific market is still through a good Realtor. A Realtor knows what is happening in their area and can access the specific information you need for pricing homes properly based on accurate information.

Technology is a great thing, but for now their just is no replacement for a good professional.

What do you think about this?

I read this news article today and just wanted to see what you thought of this.

"Mortgage Broker Gets Jail for Stripping Home

A Western Pennsylvania mortgage broker who gutted his $1.2 million foreclosed home before it was to be sold at sheriff's sale has been convicted of theft and defrauding creditors, sentenced to three to 15 months in jail, and ordered to pay $174,000 to the mortgage company.

Scott McCuskey, of Sharpsville, Pa. stripped lights, window cranks, baseboards, ceiling and window trim, cabinets, countertops, vent covers, closet shelving, doors, tub and shower fixtures, toilets, sinks, vanities, shower doors, carpeting, locks and handles for outside doors, a Jacuzzi, benches, garage doors, side doors, garage windows, and outside wall fixtures. McCuskey told the judge he didn't know he couldn't take these items.

Mercer County Judge Thomas Dobson scoffed at the argument, noting that McCuskey worked as a mortgage broker.

The appraised value of the million-dollar home after being stripped was put at $180,000."

Do you think that owners should be allowed to take anything from the home? Do you think he should have gotten jail time for this?

I have my opinions, just curious to hear some others.

Hi out there! I am a relatively new Realtor of about 3 months and I am curious to know what ideas anyone may have to gather leads whether it be online or off. I am currently working in Seaford Delaware which is in Sussex County. Any ideas for local, national or online marketing would be a great help. I will check back regularly to see what ideas you all have and I will share any that I come across as well. Thanks in advance for any comments and ideas shared.

Buying a home is a big step to make. It can become very comfortable just being a renter. But wouldn't it be nice to be putting monthly payments towards your own home rather than someone elses. That would build your future wealth.

Of course there are many obstacles that can get in the way of buying a home. The big two that comes to most peoples mind is MONEY and CREDIT!! There definately is a lot of money needed when purchasing a home. However there are also ways to get that money other than from your own pocket. As far as having bad credit there are some ways aroiund that one too.

Here is a great post with tips on buying a home with little or NO money down and in some cases buying a home with bad credit.

I recently read a news article that brought up a very troubling issue. It seems that many renters are being punished due to the many foreclosures in todays real estate market. I wrote a post on my real estate blog about this issue.

The article shows that as many as 20% of recent foreclosed properties have been against investors that did not live in the property. That number is probably actually higher due to many investors categorizing the property as owner occupied to receive financial advantages.

When the home gets foreclosed on, the renters, even those in good standing, are being forced out of the property. This could become a catastrophy for many as it already has for thousands.

Check out the post Renters Beware on my blog for the rest of the story.

Buying a home for the first time is a huge step. It can be a very stressful process, especially if you don't have a good Realtor helping you along the way. Me and my team specialize in working with first time buyers and would love to help you purchase your first home. We can also help you with some great first time home buyer programs that can be used to releive some of the financial pressure in buying a home.
