I fully agree.  If I am going to write about an area I had better know what I am talking about.  When I have a request about an area I don't know anything about it is better to refer to another agent or company in that area.

What Happened, to Make Things Get Like That? - 08/12/10 02:56 AM
Your blog is a message that is happening all over the United States and elsewhere.  I believe that homeowners in distress are not taking care of their dwellings and it is causing a ripple effect.  I also believe that some people are not meant to be responsible homeowners--they start projects and then lose interest or they just don't care.  The excitement of a brand new home inspires the homeowner to plant trees, shrubs, flowers, and maintain their lawns.  After awhile homes are sold and resold and the downward spiral begins.

Thanks for the information.  In this market it is sometimes not easy to close withing the guidelines that the government set up.  Also, it is amazing that the government included homes purchased up to $800,000!  It is important for the buyer(s) to remember: "if the buyer occupies the home for three or more years the tax credit does NOT need to be repaid."

I agree with everything you said.  I work out of my home but find that working in the office allows me to better focus on what I have to do.  I usually spend about three days in the office getting leads and completing work that I might put off if I were at home.  I usually have a list of things I want to accomplish at the office and when completed I work on social networking.

Another little thing that can make the difference.  Offering registration times etc. on your blog was an excellent idea.  We have to remember beginning of school. vacation times, teacher conference days, days off for in house teacher training, and when the last school day will occur, etc.

You are right--when a buyer looks at a home without furniture or decoration they feel that the seller might be desperate.  I try to get the seller(s) to give me some pictures (without people in the picture) which will give the buyer an idea of what it could look like.  That way when they see the property they may think that they just moved out.  As sellers, they need all the help they can get in today's market.

I have been in real estate for 22 years now and have seen a lot of change in how to market open houses.  As you said putting it in the newspaper is the last place--however older sellers believe the opposite, of course.  There are the web sites you mentioned to advertise, our MLS lists open houses, and blogging helps also.  I have done post cards for the area and have had some good response to get people to stop by.

I fully agree.  I started out trying to go everywhere and it made me feel like I was in a circle and could not stop.  Now I am better about what I do and don't do but still enticed by various marketing people to change and pay for their services.  So far I am keeping my expenses down and marketing online a lot more.
