Generally my buyer(s) are comfortable with the home inspection process.  One of the things I have my buyer(s) understand is that they can go back to the sellers and ask for repairs that are material defects and makes the home uninhabitable for the buyer(s).  Have I ever had a buyer back out of a deal because of a home inspection?  Of course, I have!  And I supported their decision and went looking for another home that met their needs.

As Salespeople....Sometimes We Do "Waste" Our Time, Or Do We? - 10/30/10 07:09 PM
My list of "wasting" time is:
--doing what I'm doing right now--reading active rain's comments and learning a little bit at a time.
--attending webinars about topics pertinent to real estate; updating what I knew to knowing more that I did before.
--subscribing to bloggers I feel can teach me new techniques; creating a resource book with articles that I want to keep and use at another time. 
--taking classes for real estate continuing education so that I am a licensed and active real estate agent.

Social Media: Are your social conversations delivering value? - 10/30/10 08:02 AM
I am a member of the Toledo Board of Realtors in Toledo, Ohio.  Our company, Re/Max Preferred Associates is hosting a class on social media.  I think this is an excellent opportunity to keep abreast of what is happening in the social networking market.  I know I do not have the skills (as it seems so many others do) to capture leads and network with others.  I highly suggest to anyone interested to search out webinars, comment pages everywhere on how to better network with others and clients.

Always trying to make things better and more effective for us.  The market keeps chaning and it's important that we have resources like your to fall back on.  Every day I check my mail for new information that I can use--or information that I print and store for a "to do" day.

I can't think of a street name in the Toledo, Ohio area that comes anywhere close to the names you have written about.  Anyone out in the Toledo area that has some crazy street names?

September 2010 Activity in Communities Around Toledo - 10/16/10 12:16 PM
 The market has slowed down in the Toledo area as you can see by the chart below.  There were a good amount of sales in these areas but not a lot of new listings.  This shows that people are watching the market to see what it is going to do.

Lead sites are such a scam. Post your stories please. Agents need to know. - 10/10/10 01:08 PM
About a year ago I signed up for leads to be sent to me.  If the phone number or email was not correct I would not be charged.  I found out that some of the phone numbers were incorrect, the person had no interest in buying or selling, was just surfing the web, etc. 
I emailed the company and asked for the removal of that lead and one to replace the number I had signed up for per month.  It ended up that at first they responded and deleted my leads but as time went by they didn't respond to my … (4 comments)

Advice Home Buyers/Sellers Won’t Find On TV - 10/06/10 03:22 PM
Great blog!  There are a lot of buyers out there thinking that even though the home is a short sale there may be factors that even with a good offer still might sell--for eg., a home that lists in the 60's or 70's may have liens on it that might total $50,000 or more.  Writing a cash offer or a lender mortgage still does not change the fact that some homes are not salable.

Sounds like a good idea.  I know that I have different user names for different accounts and it would be great to have just one.  I hope this works and that my memory has to work a little bit less to remember which ones I have for my different accounts.
