   I found this picture from Feb, 2008 and it reminded me of what our winters out at Hidden Harbour in Holland Ohio are like.  As I look out the window today I see a little bit more snow on the frozen water and wait for a few signs of Spring to come.  My neighbor says the robins are back--can that be true?

I think the buyers out there are more aware than ever that they need to talk to a lender before committing a Realtor to work with them.  I know that I will meet with a buyer just to get to know them (and I also don't meet with the buyer until they do talk to a lender).  Sometime you can tell buy just talking to the buyer that the lender is the first step and then I am the second step in the home buying process.

I agree.  When selling a home with a dormer which is accessible from the 1st or 2nd floor there are limitless possibilities.  However, some homes are so cut up that when showing them to the buyer they lose interest in the home.  Plan carefully and think of what the next buyer would like about your remodeling.

I started water aerobics at a local fitness center.  I never exercised before, never wanted to be in a women's fitness group--but I do love to be in the water.  Summertime is no problem--but winter is, of course, different.
The water aerobics are early in the morning; they are varied according to ability and needs.  I have finally lost weight and have ventured into the aerobic exercises.

I fully agree to having a sign in the yard, post cards to the neighbors announcing the sale with the price & features included, blogging on facebook, activerain, craigs list, etc.  If you want to see you need to promote the listing any way you can!

--a weekly to do list that includes tasks to complete; eg. each Monday I email my sellers sales for the past week and then active, pending & contingents listings for the past week.

I started something a few months ago that seems to work well with my sellers.  Every Monday I look at what has sold in their area for the past week.  They can see the list price and the sold price.  I also send them the new active, contingent and pending listings for their area for that week.  That way they can see what is happening.  My goal is to make graphs in different colors--but to do that I need some help.

This is somethings that I don't think we explain very well to buyers.  I had an experience where the buyer wrote a check to my company to the earnest money amount.  Being a first time home buyer, my buyer thought I would bring that check to closing.  Well, he overdrew his checking account, had to pay a fine, and was not happy about the incident.  Since then I tell my buyers that my company will cash their check and then write a new one make out to them at closing.

Interest rates are low.  You have a 30-year mortgage at a higher interest rate, You are thinking of refinancing to a 15-year mortgage because of the low interest rates.  Why might this not be a good idea?
--You have locked yourself into a higher payment.  Depending on where you live, the job market could be fluctuating and home equity could be harder to access.

As a homeowner who is thinking of refinancing with a lower interest rate, it is very similar to getting a new mortgage.  Your new mortgage will be used to pay off your existing mortgage--which is like buying your home all over again.  You will have closing costs such as broker fees, appraisal fees, title search, inspections and administrative fees.
How can you reduce your closing costs?  Here are some suggestions:
--Check with your current lender.  Because they want to keep your business, they will try to offer you the lowest rates possible and reduce your fees to keep you a customer.

I believe we are going to see fee increases everywhere--not just Fannie Mae.  Companies need to recoup their losses and it is truly "buyer beware" in home purchases.

Government Tax Credit for Energy Upgrades til 12/31/2016 - 01/03/11 08:16 PM
Low cost upgrades on your home to become more energy efficient will be a tax credit of 30% of the cost up to $1,500. 
Eg.--biomass stoves, heating, ventilating, air conditioning, insulation, roofs (metal & asphalt), water heaters (non solar), windows and doors. 
A tax credit of 30% with no upper limit is for:
 geothermal heat pmps, small wind turbines, and solar energy systems.
This tax credit is good until December 31, 2016!!  It applies to new and existing homes, principal residences and second homes.
