Good pictures are worth everything in getting someone to look at a home.  You may have the greatest descriptions of each room, etc. but the picture attracts the buyer.  Lighting, taking a picture from a good location, using Picassa, Ipiccy or other means of changing the picture to be attractive and compelling.

The problem is the buyer's agent.  Educating the buyer on what is required before making an offer, getting pre-approved with a lender, knowing what their credit report shows, and being patient --because as you said--each lender works differently.

I have been a full time Realtor for 23 years.  When I first started I followed a listing book page by page. Of course, the pages were in plastic covers and had sections for active listings, pending  listings, and sold listings for the past year.
Now I go with active & sold listings in the area for the past year but I am much more relaxed, laugh with my clients, enjoy hearing their stories, and spend a lot less time promoting me and more time promoting selling their home.

I agree with more than one offer should be presented to the lender in a short sale.  The lender can request the highest & best offer which tends to drive the price up for the home.  That is why we are seeing an upturn in the price of sold homes.

Our world as real estate agents is changing.  It used to be communication by phone call or personal meeting.  Now it the cell phone, texting (I like this one the best) or emailing.  I like the idea of looking at what you do and giving it a yea or a boo to discover what works best for you.

Good article.  I have changed my way of doing real estate in the last several years due to the downturn in the market.  I now use the internet to market myself and try to spread my name out there as much as possible.  I now find I am doing more business than I can remember--and that is with both buyers and sellers.  Take classes online, keep up with new technology, attend ActiveRain classes by Craig Daniels,  and focus where you want to get leads from.

Latest Breaking News on Housing Market--May 2012 - 05/01/12 06:05 PM
First up is some positive breaking news for the housing market. Shadow inventory of homes is declining, providing a dose of good news for the glum housing market. Shadow inventory, or homes on the verge of foreclosure, fell to 1.6 million units representing a five-months supply in July compared to 1.9 million units representing a six-months supply a year ago, according to CoreLogic. It’s a good sign that troubled homes, normally headed toward foreclosures, are getting sold faster. Lesser inventory will help stabilize falling prices on homes for sale.
