Multiple Offers To Purchase In Real Estate - Bring Your Best Offer To the Table Please :) - 08/30/08 09:06 PM
Yesterday, We CLOSED on a Home in Northwest Indiana that received Multiple Purchase Contracts.
When this happens, we encourage our Sellers to put all parties involved on Notice with a
Multiple Offer Disclosure Form.
This written document informs both BUYERS and their REALTORS that the Seller is extending the time frame for decision making in order to have all parties reconsider their intial offer terms and conditions and price.
This gives them the opportunity to re-write and put their best efforts forward, if they so choose.
In the Current Real Estate Market, Highest Sale Price is not necessarily The Best Offer.

Back-Up Offers in REAL ESTATE - We Encourage Them, SALE PENDING DOES NOT MEAN SOLD. - 08/28/08 07:22 PM
We closed today on a Fixer Upper Home in Northwest Indiana.
It was not the first offer written on the property, that offer expired and our seller did not want to grant any further extension of time since showings were plentiful.
It was not even the second offer on this property, that was supposed to be "a sure thing" to close, but it wasn't :(
It was the Back - Up Offer to the second offer that Closed within a few days of a mutual release being executed by all parties!

This week, we Closed on another Home We Sold in Portage - Northwest Indiana. We wrote the offer to purchase for the Buyers our Repeat Clients in early June. The REAL WORK of Selling a Home starts AFTER the Contract is signed.
Getting the Deal to Close can be the REAL challenge in this current Real Estate Market.
That's where Professional REALTORS do make a difference!
In this case there were over a dozen obstacles to overcome!

Recent Storms in NW Indiana - Photos of The Power of Mother Nature ! - 08/07/08 02:26 PM
Earlier this week we experienced a Severe Storm in NorthWest Indiana, we had a record number of lightening strikes - more than is usually experienced in a 6 month period of time happened in one night!
As the power went out, and our phone lines went dead, we watched and waited until the storm passed, only to be re-awakened in the middle of the night with more thunderstorms and the tornado sirens going off!
Luckily, our property was not damaged, although we waited several days for phone service and internet cable to be restored from lightening damage.
