Good news in the real estate market coming into 2018. Last year’s Pending Home Sales Index (PHSI) reported an uptick of 0.5% in December. It’s now at 110.1, which is the highest it has been since March of last year. The PHSI is based on pending sales of existing homes. This means the activity of signed contracts, though not yet closed home sales. The rubric was created in 2001 and the level of 100 is based on the contract activity in that year. The current Real Estate market is very challenging. Perhaps it wouldn't be if everyone would just relax a little more and not act so crazy. I'm going to pick on four groups in this article. There may be more but we'll stop at four for the sake of time.
Sellers are crazy! Believe it or not there are still some sellers that think we are living in 2005. These sellers are pricing their homes above the market and expecting buyers to jump up and pay the price because the seller "needs" the money. Some sellers are "testing" the … (5 comments)

As of today July 31, 2007 There are currently 126 active listings in Franklin Lakes. There are 29 properties under contract. From 4/30/2007 to 7/31/2007 there were 32 properties sold. Simply put we are looking at approximately 12 months worth of inventory.
A year ago today There were 161 active listings in Franklin Lakes. There were 37 properties under contract. From 4/30/2006 to 7/31/2006 there were 29 properties sold. Approximately 16 months worth of inventory.
