Crosswoods is Citrus Heights best planned development.  Technically a PUD, it's generally referred to as a condo association.  Whatever you call it,  what you have a a delightful community of condo-like homes in a wooded wonderland.
Most people who currently live in Crosswoods, discovered it by visiting a friend.  Driving around Crosswoods Circle you can't help but oooohh and awwww at the towering oaks, lush greenery, walking paths, flowers, and active walkers out for a stroll. What is the difference between a condo, a PUD, and a townhome? Good question.  But, first, what the heck is a PUD?
A PUD, is a “Planned Unit Development”. Which is a fancy schmantzy term for a neighborhood with a master plan. The homes may be attached (which we think of as condos), or detached homes. There will be a Homeowner’s Association (HOA) charging monthly dues, whose duties will vary.  Some may maintain the homes, or the landscaping.  Some may only be responsible for the common area landscaping.  Or maybe maintaining a front gate, or private roads. Two days ago I walked into my client's home, beaming, throwing hugs around, and announced "This is why I'm not an lister of bank owned properties".  We then sat down to sign their acceptance of their new home in Crosswoods.
See, I've toyed with the idea of ramping up as an REO lister, since that's where alot of our market has gone the past few years.  But the thought of not being available to horse around showing a buyer a gazillion homes before they find the right one is what stops me. This Friday I'm doing a marathon showing tour in Crosswoods.  Every time I enter that community, I get the willies...the good kind.  I just love it.
What is it, you ask?  Crosswoods is a condo complex that feels like a collection of little cottages in the woods.  There are about 550 homes (don't quote me on that), that are neatly tucked away on various locations on a woodsy tree-lined greenbelt.  Every home has some type of greenbelt view.
