When you have been a realtor in the same market for a long time, you are likely to run into the same agents...soemtimes we "trade places" and we have the buyer and the other agent the seller and vice versa. One agent, Agent Suzy, believes, that as a buyer's agent, it is her job to take deep discounts on prices without regard to the market. That's fine....the seller always has the option to counter the offer or reject it if they choose. We always try to find closing gifts that are client/customer appropriate. Gift certificates may be the best for first timers with sooo many things to do....yesterday, we celebrated a short sale closing. We had both the buyer and the seller ...the sellers relieved of what they called "the financial monkey on their back. The buyers thrilled with an updated lake home with frontage, shed, updates and a entertainment venue for family and friends at a great price. Every listing agent has to manage a listing...short or traditional the way they see fit...within the laws of the state they live in....and keeping in mind that the foreclosure clock continues to run during the term of the listing on short sales. We require, with short sales, that earnest money is deposited and an inspection done with time running from acceptance of the seller(s)....not the lender. With almost every showing of our short sale listings....the selling agent wants to know who the lender is....and sometimes each listing does not have that engraved in my brain.....and the truth is, it doesn't matter WHO the LISTER is...the bigger concern to any selling agent should be WHO the LISTER is ... Does the listing agent have significant, successful short sale (not necessarily at the seashore Suzy :) ) experience ? We have taken the time to learn short sales and are CDPE (Certified Distressed Property Experts) and we have studied other methods...continually take webinars and other information to be at the top of our game...to help the best way we can and know the very latest news/laws/practices that may affect our short sale listings. We are very fortunate....our short sales, 99 per cent of the time are in wonderful condition...and it is a great to see a buyer appreciate that the house was well taken care of....and the price is below the market...it is a great value....and for a little patience, they will have a home that might not otherwise be affordable. We often stage our short sales....window treatments....table cloths...bedspreads, pillows, throws, slipcovers...wall hangings. Buying a short sale really can be the very best thing you can do for your real investment/financial future. Some buyers...and Realtors....assume..that a short sale is a trashed property with lots of complicated issues. Not necessarily the case at all ! Almost all of the short sales we have listed have been well maintained. The sellers hit a financial bump in the road for a variety of hardship reasons and were unable to stay in their homes....often the ones they had cared for, maintained, updated and loved. In the never ending quest to declutter...de-useless items.....you may find televisions throughout your home that are really large paperweights, dust collectors....non-functional....semi-functional and have long since been replaced with big screens...plasmas....etc.. You don't have to wait until you move to move these out of your rec room, basement...garage. Many local refuse companies and municipalities will not accept used televisions as part of the trash.....or at the city dump.rec-cycling center. Some will with a charge to you of $10 for each unit. We have a popularly priced short sale and after a shot in the marketing to take advantage of the the buyers who are looking to start the year with new housing.....we got a dirth of phone calls....and a large handful of showings. The first showing generated much excitement from the agent who called several times during the showing...confirmed the fax number and said he would be sending an offer over soon. He's "been trained"...he "knows" all about short sales. Phone call number 4 of 5....how many concessions will the buyer make ....will they help with closing costs....pay months of (11 comments)
Your clients and customers are your clients and customers because of who you are...the services you offer...the extra mile you go....have gone...will go....does it matter to them what color(s) the sign is...what business card you carry....no....it doesn't matter. Why Change Brokers ? Examine the things that are important to your clients and customers....do they want you as an agent to be at "the top of your game" ?
