  Sunshine has a whole new meaning today when you are from the sometimes frigid midwest...and greeted with temperatures nearing 100 yesterday and today people are complaining it with ONLY be 85....that is just fine with us.
    We began the conference with the ever dynamic Alex Charfen, who founded CDPE and has seen some tough times himself financially....proving if you have the attitude and the willpower, you have no limits to what you can achieve...at many points, men and women....all CDPE experienced agents....were seen to be drying a tear while giving him the applause he so richly deserves.

  We recently sold a home that was part of an estate...this time with the buyer's side of the transaction. When we have had the seller's side...we keep the property in curb appeal condition and pleasingly clean on the inside....
   Put yourself in the buyer's position....they have looked forward to moving to a new home...are excited and have pictured the new paint colors..the garden in the back...bushes in front....and they come to the final walk thru to find

  Yesterday set a record for the length of time for a closing for us..3.5 hours.  The funding was there...the buyer was prepared....the seller....and her agent ....not sooo much....at least not in our opinion and the opinion of the real estate law firm that we call on for the very able assitance.
   The seller did not fulfill her part of the contract in having the property in the condition set forth....and agreed to by all parties...in the contract.

  You may have as we did...the television that has been replaced but never quite made out of the house, garage, rec room.  You got sooo used to seeing it,  it became a natural part of the interior of your ___________and you forgot that  at one time, it was a home entertainment center and is now a lump of glass, plastic, wire, etc. that serves as a place for dust to call home.

    This past Saturday (yesterday was reserved for Mom as well it should be), we held the first open at a newshort sale listing. It is a large home and despite the off and on rain showers, it was well attended by what appeared to be well qualified buyers with a sincere interest in the home.
    Then....along came "Mr. I Know Better"....I suspect he or his "other brother" probably attends lots of short sale opens....lots of opens period...he knows all about real estate and is very vocal about telling everyone in a loud voice, "the story of  a short sale."

  Summerfest is probably Milwaukee's best known festival.  It is an outstanding selection of every kind of music, lots of food, exhibits....it is the festival that people come "home" to if they have moved away...it is the festival people come to because they have heard how great it is.  It showcases the Lake Michigan lakefront Henry Maier Park Festival Grounds. Locally, we refer to it as "Milwaukee's Big Gig."  It is billed as the World's Largest Music Festival and we are seeing billboards around town announcing some of the talent that will be at this year's festival.

     There are what seems like a zillion festivals throughout the greater Milwaukee/Waukesha area all summer long...churches celebrate...ethnic groups...arts, crafts....everyone has something to celebrate...the smell of summer grilling delights from traditional bratwurst to roasting corn...and the some-mores in the backyard with those ooey gooey marshmallows !  Here are just some of the festivals in June...and stay tuned to this blog as more will be announced so you can mark your calendars for all the fun there is all summer long .

  We got an e-mail from an agent the other day...quite detailed about all the "buyer didn't like the...." things and that's fine....nothing was anything that the sellers could change.  The most interesting was that the "Buyer thought there were too many bedrooms on one floor."  Hmmmm....this house had 4 on one and 2 on another. I started to wonder...how many agents explain what an MLS description means.....BEFORE they show the house.

  Saturday, May 8th  is "STAMP OUT HUNGER"  day and you have time to shop for extra things to put next to your mailbox for your mail carrier....RUN NOW  !    This cause has become one we have adopted since the mail carriers began doing it.
   Some years the spring rain has meant wrapping the non-perishable items in layers of plastic bags. This yearr we, more than ever we are hoping the sun is out and we hope people put out all the food they can to fill the local food pantries.
