Paying it Forward...one shingle at a time... - 09/30/11 07:47 AM
With a part of our practice, devoted to short sales...our distressed sellers often have deferred maintenance issues that they cannot afford to address. While fresh paint, new carpet, additional landscaping, etc. would give a home more appeal, that is not and cannot be their priority while trying to keep a family fed and do the best they can to move through the process of selling their home and getting on with rebuilding their life.
We recently got an amendment after a home inspection on a short sale that "urged" the Sellers to replace a few shingles that had "gone … (8 comments)

Pay It Forward...One Fork full at a Time - 09/28/11 06:43 AM
We lost a colleague and a friend yesterday.....it was a sad day...I have lost a parent and no matter how much you know that the time will come, that an illnesss has overcome a willing spirit, the grief and mourning sets in and the ordeal of planning the funeral and calling people, the details of the arrangements can be dizzying and stressful.
A few days before, while grocery shopping, I had a premonition that someone we knew was going to need some "comfort food" and I added the ingredients for the meal to my cart....hoping I was wrong but … (7 comments)

A Memorial to Attorney David A. Sayas, A Legend in Wisconsin Real Education - 09/27/11 12:46 PM
David A. Sayas might have said that he was a "Fixture" in Wisconsin Real Estate Education....and indeed he was...a respected attorney, founder of the law firm, Sayas, Schmuki, Rondini & Plum and Royalty Title Corporation.  Almost anyone who has taken continuing education classes in real estate in the last decade or two would have had David Sayas as an instructor at one time or another.  Many agents studied his class schedule to be sure that they were part of the classes that enjoyed his quick wit and "You might want to remember this ....just in case it would be on … (3 comments)

Paying it Forward...The Blue Collar Ball for the Parkinson Association - 09/25/11 08:53 AM
Last night we attended the Blue Collar Ball, a benefit event for the Wisconsin Parkinson Association. And what an event it was...held at the Grohmann Museum in downtown Milwaukee, the collection of artwork was more than you could absorb during just one tour of this outstanding local culture center.  This building is part of the Milwaukee School of Engineering and  houses a collection of more than 800 sculptures and paintings that  appropriately illustrate the evolution of human work.
We began our tour at the rooftop garden and Dr. Grohman's office on the 4th floor and wandered through the 3 … (2 comments)

If we Short Sale Our Home...What will the Neighbors Think/Do.....??? - 09/24/11 07:42 AM
We went to a listing appointment the other day...and there is often a concern on the homeowner's part about what the neighbors will think...say....feel if their home is priced....and sells for below market prices.  No one wants a sign that says "SHORT SALE" and no one that lists with us gets one...not a practice of ours or generally in this area.
Who would know it's a short sale ? The seller wanted to know ...We explained that it was a requirement that the listing indicate short sale status in MLS but that we would not have a sign that … (14 comments)

"If I replace, repair, update...What Will I get Back ? " Asked the seller... - 09/22/11 08:38 AM
Often today, we go on pre-listing appointments and give the house a check up....Husband David has a construction background and an eye for the construction sort of things that home inspectors see....sooo it is his job to suggest that experts be called for the __________foundation, roof and our lengthy list of contractors who may offer assistance on everything from cleaning up the landscaping to waterproofing the basement, updating the electrical service, etc.
I always say....I will talk with Buyers and Seller about the really important things...like what color to paint the great Room, tile for the kitchen backsplash, the new … (6 comments)

"Seller At Seller's Expense..." Began the amendment on the Short Sale Listing - 09/19/11 07:16 AM
The amendment after the inspection of our short sale began.... "Seller at Sellers' Expense to ......."
We think we are very thorough with the short sale part of our practice...we have folders of information that we give to the sellers...at this stressful time selective memory is in high gear....and everything written down and our encouragement to call with any questions, relieves any confusion that the sellers may have.
We have information we give to buyers...and their agents that explains the process and encourage them to call if they have any questions during the time between when the Seller accepts the offer … (14 comments)

Pay it Forward...Working as a "Showing Agent".... - 09/15/11 08:11 AM
We got a call the other day from a co-broke agent who wanted to show one of our listings...and try as we all did, the narrow window of time she had to show the home and her departure for a week long trip just could not be coordinated.  She didn't want her buyer to miss seeing our listing...and we didn't want our Sellers to miss a showing.
I asked what times would work for her buyer the day after she left town....and I was able to arrange a showing with our Sellers. I would be the "showing agent" and if … (11 comments)
