Impaired Sellers....The License You Save May Be Your Own... - 07/21/12 04:38 AM
In the course of doing business....whether it is traditional sale or a short sale....a couple happily married, a less than amicable divorce or a single person....you may run across people who have some sort of chemical dependency...or maybe it is the recreational use of alcohol or drugs. Whatever the case, trying to apply logic and reasoning is not the answer. The impaired person will always know better, argue with you....and unpredicatably not be in a state of mind and body to give consent to...an amendement, sign an offer ....or perhaps attend closing. Our recommendation should this be an issue (9 comments)

I confess to not being "the mechanical Hanson" and for all questions about the furnace....the roof....I defer to David who can properly direct the buyer or seller to the right source for the best answer. I can always find something at the 'the dollar store' that is just what I need...to wrap a present....add to a gift....replace the sunglasses I sat on...find an addition to the "prize closet" for something to amuse children...hand and dish soap...balloons for the birthday or mailbox surprise present...the list continues...I tease the clerks about when will they start the 'Recovering Dollar Store Shoppers' group....I will be there...but really I have no desire to recover. One friend we know let's her grandchildren have one dollar...and they have to make choices....what is it they really want most...a lesson in priorities. Dollar (13 comments)
Casa Di Georgio....For a taste of Italy....a little American....fine dining at a reasonable price.....you will be doing your taste buds a huge favor with a visit to this Franklin Wisconsin favorite restaurant. The atmosphere is "casually sophisticated"....ambiance that compliments the flavorful menu....with a wealth of choices to satisfy your palate including pasta and pizza but of course....and unique signature veal and pork, chicken favorites....parmesan and picatta..and seafood as well. No restaurant in the greater Milwaukee area would survive without a fish fry and this is no exception with a variety of fish...haddock and perch served baked and breaded....mmmm. Today we are beginning to search for new deck material. We have a deck that extends across the first floor of our home. In our exposed ranch, from the back, being built into a hill...it would appear that the first floor is the second floor. When we built the house...we used treated lumber....and knew that someday it would be on the list of things that needed replacing. So here we are...at "someday." The supporting posts will be covered with columns giving it a "White House" appearance from the back. The floor, rail and spindles of a synthetic product...therein lies (10 comments)

The rider on the top of this sign says: "SOLD IN 1 WEEK"....and we see more and more of them popping up ! Homes priced to sell and ready for the market DO Sell....and quickly ! Whether you are looking for "Old World Charming in Wauwatosa, Acres to roam in Muskego or New Berlin, the lakeside frontage you have dreamed of in Oconomowoc or Pewaukee....now is the time to Buy... AND..... If you have been waiting to sell....the buyers are out taking advantage of great interest rates and homes in the best condition vying for their buying attention.Call the (9 comments)

There should be a Realtors' Jail or .....someplace in the hereafter that unethical agents go who "Buy Listings".....we were sooo hoping that one of the benefits of the "change in the market" was that agents who listed a house at any price dictated by the Seller or on their wishlist...would have disappeared. OR that they would have learned that is not a tactic that works....List now and Reduce Later... Unfortunately.....it is still alive and well here....and we suspect in many markets....the profile of the agent seems to vary.... Desperate - The agent is afraid of "losing" a listing...(we (13 comments)
What I do know is that I could not be prouder than I am at this minute to be a Keller Williams Agent. It isn't like any other company we know....for now, forget the business model and what it offers your clients, your career and customers....the company....and the agents put their hearts, their mind, energy and resources of many kinds....wherever it is most needed. Last February at Keller's annual meeting...Family Reunion....the meeting ended with a breakfast where the recipients of KW Cares funds were introduced....and applauded and recognized for the courage and bravery they exhibited in the challenges that (6 comments)
