When you are making one of the larger purchases in your life....having someone experienced who has taken the time to earn their ABR designation.... an accredited buyer's agent and who knows the market...who can help you know the pricing in the market...what is realistic for the dollars you have to spend based upon actual numbers. Choosing a price with the "Dartboard method"....is not the best course of action if you really are interested in purchasing a house. We recently listed a house in Brookfield. We were very complimented as one of the owners of the home is a licensed realtor but was recently had surgery for removal of a cancerous brain tumor and isn't practicing real estate at the moment. Her brother and parents had lived in the home.Her parents passed away and her older bachelor brother lived in the family home. His health also became compromised and with a huge yard and a home just a bit under 2,000 square feet, it has become more than he wishes to deal with.....and so, on the market it (4 comments)
Before we were licensed or owned real estate...I used to think how hard could that be.... You put a sign in the ground that says After all. the sign company really does that...so that can't be hard. You have a secretary you puts the listing in MLS Soooo....Ithought, then you could put a sign on the lawn once in a while on Sunday if there was nothing else to do and see if anyone wanted to come and see the house. Ok....so you looked at the headline and decided we are just one more realtor that "buys listings". Let the seller choose...after all...they know the neighborhood...they know what price they "need" to pay the mortgage and buy their next home...Sellers...have you told your realtor what you need...what you want...that is great to do in terms of service....does the price you have listed match the very RECENT SOLD comparables in your area ? If it does not...you are looking for a cash buyer because a price cannot be based upon what you want, what you need or what you think (0 comments)

We recently had a conversation with a FSBO.....or make that a "Would Be" FSBO that we rescued by supplying a buyer...he had already bought a house and was coming close to having double mortgage payments. He understood that realtors in Wisconsin were "agents of the seller." "Why would anyone want or need a Buyer's Agent ?" Both my husband and I have our ABR (national buyer's representative designation) and felt qualified to answer the question. Contrary to rumors that circulate around the market, buyers agents are usually available at no charge to the buyer. I say "usually" because I have (3 comments)
