  We hear agents bemoaning the time they spend with buyers for weeks and miles....and some are the Agent Suzy and Sam types....others more experienced and in an effort to survive a market downturn, go a little toooo far the other way.   Comments we have heard lately:
 
- I know it's not in their price range....they just want to see it
    (so they know what a house they can't afford looks like ?)
- Yes the commute will be over an hour they just want to see that neighborhood

    The other day we were fortunate to have a number of offers on one of our listings.  We always let agents know when they are not the only ones writing...and of course, as Sellers Agents, we hope that  produces the "highest and best" offers with every agent on their best writing behavior. The house was not a first time buyer's house and the sellers realized that an offer with no home sale contingency would be harder....though not impossible to get for the home they had loved and meticulously maintained as well as upgraded and updated in every way possible.  … (5 comments)

    Realtors say it, buyers and sellers repeat it...lenders echo it...appraisers contribute to it....it's the phrase we hear more often now than ever before....and sometimes the same people who say "It's the Market" really don't understand what they have said.

  Oh hurray...the buyers are out...the buyers are out....summer vacation is over and in this part of the country, it always seems that the "seasonal buying" period begins a couple weeks after school starts.  It never fails...you can hear it in the halls of every broker in town....the buyer the agent thought was "hers or his" just went to...an open house...made an appointment from a sign....knew the neighbor next door to the house they just saw...." and the stories continue.  How could they ?  They were going to....sign a buyer agency contract...maybe they did...they really, really liked you...you thought...They were bright … (55 comments)

   When you think about conflict....marital, buyers, sellers, vendors, siblings, neighbors...it often can be boiled down to one major issue....
 - Company is coming for dinner - your spouse decides it is time to clean the garage....his priority and soooo not yours
- As an agent you know this is the very best house at the very best price...and if they don't write now...there may not be a later....the market is mooving and they won't be

One of the protections that is offered home buyers is a CLUE REPORT....
IF you don't have a clue...get one !  What IS a Clue Report ?  It is history of insurance claims for a property that gives the buyer a view of any past problems.  If the sellers had claims for basement work as the result of flooding....there was a lightning stike....a fire that may have done structural damage...how was it repaired...what was replaced.  Knowing the past history of a home can keep prospective buyers from making a mistake or warning them to investigate what repairs were done...as … (2 comments)

  Golly gee whiz....I am an "accredited buyers' agent" as is my husband...but it never occured to us to approach an offer with guns blazing, pistols drawn, swords poised and proceed to attack the seller(s) every which way on every line in every paragraph of every page....must have slept thru the chapter that taught that in the course.
   I like to "WRITE  RIGHT  the first time" and I sure appreciate agents,....buyers or sellers who operate the same way.  We got an offer which was great....wonderful price and quick closing...they asked for about $1500 worth of things that had not been … (5 comments)

      We are fortunate to be the listing agents for two wonderful properties...we dressed them all up in their best staging style...fresh paint, some new floor coverings...and they are PRICED TO SELL...Not to sit...AND today we have open houses on both properties. We believe in that kind of exposure and have sold a number of listings as a result of opens....we know the work...we bake cookies, have lots of literature and truly enjoy meeting the buying public.

  A few situations over the last week have proven to me once again....over and over...it has to be about them.  What does that mean ?
                 We had a realtor write an offer and I questioned the use of a distant...and not well known lender especially for a VA loan.....there must be a reason.    We recently sold a house to a young couple ver unfamiliar with the area. They didn't know anyone and the husband works very long hours. The wife decided to take some perceived "plumbing fix its" into her own hands rather than call us....the only people she knew in the area.  I had told her over and over again during our home search, if she ever had any questions about contractors to hire...call us. She assured me her husband was very handy and that was almost never necessary.

   Sometimes it is very costly to "have it your way".....and the real tragedy is that you may never know the cost of your "right" attitude....Were you RIGHT because you wanted things your way without knowing all the facts ?
   Real estate is often about give and take...you make not be getting or paying exactly the price you have "in mind" and the house may not be without a few imperfections....but standing on "the right price" be you a buyer or seller may cost you a comfortable and more beneficial transaction in other ways.

 Not sure where this expression came from...it's been around my family for decades and it occurs to me, it can aptly be applied to buyers in real estate.  Buyers don't always understand the rules of procuring cause...and indeed having "been there. done that" in arbitration, it depends who you ask and on what day for the interpretation.  One would think, I think as most buyers/consumers do...that you could do business with whomever you pleased....and if it turns out you don't like that person....don't judge them to be as capable, don't whatever...it doesn't matter....ya gotta dance with who brung … (3 comments)

In the last few days we have had both buyers and sellers make some requests that seem a bit of a stretch for the folks on the other side of the transaction.  When we are working with buyers...even as their agents, we encourage them to put themselves in their position a little bit....If they were selling what would they like...? Wouldn't they appreciate a note with the offer thanking them for maintaining the house and telling them how excited you are to move into it.     We recently had a couple with 3 showings on our listing....they LOVE it....they are working with a very professional co-broke who told us they are transferrees from the east coast...and after having their house ont he market for over a year, have an offer and will close at the end of the month....great cause for celebration !
