.  When a referral is a "purple envelope" referral...we very often do not have competition for a listing...ahh the advantage of a trusted advisor telling their friend, neighbor, relative that they know a real estate agent that can assist them....a valued recommendation that often does not mean other agents are interviewed.
    We sometimes get referrals from other sources...agents outside our market...the internet, etc.....and those can mean that there is competition for the listing.  We understand that....and respect it. A new listing..a premiere open house...the opportunity to meet new people and showcase the features of our Sellers' home...nothing like it to get the adrenalin pumping and the opportunities flowing. Greeting people at the front door and having "live in person" conversations" ...a break from the text and email...smiling faces and warm handshakes...mmmmm.  We are prepared with our sign in book, custom brochures ...and of course...cupcakes...feed them and they will come...and they certainly did !  We got an email...quite unexpectedly from a "by chance"....meeting with someone we did not know. (Who would think visiting someone in the hospital would mean a listing from an ambulance driver ?!) 
    Off we went ....two children and one on the way meant a larger house was in their future and they were anxious to beat the "spring rush" of homes on the market. They had been judicious about both paying down their mortgage and saving for a down payment for their new home.

 We explain to our Sellers...who would like the price of their homes to be a number they chose....that it IS the Eye of the Market that sees and decides that number.  That isn't always what they want to hear....but from our perspective, it is what they have to hear.  Honesty in how you suggest pricing is what builds integrity for you as an agent.

 You can hear the echo coast to coast that inventory is thin and complaints are made loudly by Buyers and Buyers.....and some "wanna be" Sellers who have nowhere to go.  Sometimes Thinventory may have other "victims."  The victims are Sellers....Yes you read it correctly.  They are Sellers who may have gotten the message from their agent...maybe they arrived at this "delusion" on their own....either way...it's the wrong answer.

 Sometimes under the guise of an agent who is a "Buyer's agent".....the agent will provide feedback about anything and everything that he/she believes will justify a low offer.    This is where the Listing Agent must be prepared with what we call  Facuments   ...third party documented facts to verify claims made about the property. (Yes, Gabe Sanders , this is yet another entry in Hansons' Real Real Estate Dictionary.)

   We use the 2 step method of listing presentation....we talk about what the Seller wants and expects....we have checklists of various kinds relating to things that are important to buyers.   We were referred to a Seller that had a property that he and his family had enjoyed for decades. Their children and grandchildren had enjoyed the location and spent many wonderful making memories that had lasted a lifetime.    We have very few price reductions on our listings. Some agents believe in taking expired listings at the same price at which they expired.  While price may not be the only reason....it often is a large part of the reason.
