short sales: "We Know it's Not Your First Rodeo...." Commented the Buyer - 05/21/13 04:43 AM
Sometimes Buyers do choose you as an agent because you are the listing agent. The "argument" from a listing agent is often that the listing agent is working for the Seller so the Buyer should choose someone else to represent them. The reasoning from a consumer may be...that the listing agent knows the house better...though a selling agent can certainly learn through observation and inspection by professionals all that they can about a house. There are those buyers who believe too that they will undoubtedly (?)get a "better deal" if they deal directly with the listing agent. We (16 comments)
short sales: "Why do you DO Short Sales ?" Asked the Distressed Seller - 05/06/13 04:46 AM
Why DO you do Short Sales ? That has to be a question that every agent who does them....has to ask some days....the days that the file is "lost"....the "negotiator" wants to add one more word to an already signed legal offer to purchase...the Selling agent "knows" you can close in 30 days.....and the list continues. Yes...there are days when you wonder why you have chosen that niche as a part of your practice. There are emotional reasons...the hugs, the thankful tears, the ..."This is the first time I have slept in months..." remarks... There is the honest (11 comments)
“Pass”….in our view, home inspections…especially those done for Short Sale homes are not a Pass/Fail issue. There may be conditions seen or unseen during an inspection that a buyer can choose to accept or not accept. An appliance that may not be fully functioning is one thing…while tearing off a roof, installing/replacing drain tile, a failed septic system or well may be quite another. A buyer who accepts a home in an “as is” condition takes on the responsibility for repair and replacement of things found in the inspection. In Wisconsin, a buyer may choose (15 comments)
short sales: "Busy" just doesn't Cut it for a Lender in a Short Sale.... - 02/25/13 03:50 AM
Recently we have encountered a new attitude with Short Sale Sellers...some not behind in their mortgage...some who are...who are very "busy" and the lender should understand the importance in other things in their life rather than filling our forms, supplying updated income documentation, etc. etc. etc. Compliance is required on a timely basis....and that may not be the time that best fits the distressed Seller's schedule. We all have obligations to family...our jobs....to other activities and people. For Sellers in a short sale....the production of documents and the response time required has to be a priority. Yes....we do (18 comments)
short sales: "How are you an Advocate for your (short sale) Client ?" asked the Lawyer. - 02/16/13 03:35 AM
The decision to Tsell as a short sale...is hard ...some describe it as one of the hardest they have ever made. We understand the turmoil and stress that accompanies this decision and supply a large package of printed information to every Seller. It is comforting to be able to refer to sources and resources...guidelnes and a description of the process and what they can expect during the process of listing, approving and closing a short sale. Finding a place to rent in the same school system...a place that will allow Rover or Ms Kitty. The cost of moving...what to keep, (18 comments)
short sales: Our Proudest Short Sale Moment....You WILL be Surprised ! Never Ever Say NEVER ! - 02/01/13 04:33 AM
Short sales are a part of our practice...a proud part...we see it as an opportunity to give back to the industry we love and the communities we are honored to serve. A difficult thing for Short Sale Sellers is the change in lifestyle that comes with the transition from homeowner to tenant in a smaller space. Many people come to the realization that the necessary downsizing is “just stuff.” They have salvaged, clung to and embraced the family and relationships that are most important to them. The extra furniture is just that…”extra.” BUT…when it comes to the family pets…that (19 comments)
short sales: "What are you Doing to Convince Buyers we ARE at the right price?" Questioned the Short Sale Seller - 01/01/13 03:55 AM
Emotions run high with Short Sale Sellers...lots going on in their lives that have taken them to their own fiscal cliffs...a place they never dreamed that they would visit. The job loss, divorce and/or serious illness combination has pushed their finances over the edge and with it, the sunnier disposition, understanding and patience that may have been a part of their usual demeanor. As short sale listing agents, we meet people at who are not at "their best" in any sense of the word...emotionally, financially....sometimes physically and the hope of recovery appears distant and confusing in the mixture of the (17 comments)
short sales: A Toast to Our Short Sale Team...An Attitude of Gratitude - 12/28/12 04:08 AM
Agents who choose to make short sales an active part of their practice understand that it takes more than just the agent to successfully close short sale transactions. We are appreciative of the time, expertise and patience it takes to work in this area. The process is not only longer, the people involved are not in the best place they have ever been - emotionally and financially and recognizing those conditions and dealing with them is also a part of the psychological aspect of this area. There is a lot of anger and frustration on the part (23 comments)
short sales: "How Motivated are your Short Sale Sellers ?" asked the Buyers Agent. - 12/17/12 05:16 AM
Golly gee whiz.....Short Sale Sellers are as motivated as the Bank will allow them to be ....we thought that both Realtors and the buying public had a better understanding of Short Sales...or perhaps it was...we were hoping they did. We tell agents and buyers that short sales are not "Let's make a deal"....they ARE the deal. Just as in "traditional real estate", prices are not plucked from thin air...Banks and Selllers don't have to take whatever number comes to mind...or the ever famous...just take off X %....with no rationalization other than "anyone will accept that discount." The agent was (6 comments)
short sales: Attention: Short Sale Listing Agents - Do you hand out lender approval lenders to anyone who asks ? - 12/08/12 02:19 AM
The icing for the underwriters on financing the purchase of a short sale is lender approval lender....just full of all kinds of very private information regarding the Sellers' loan. You hear it from the selling agent, the loan officer, the processor...the assistant....WE HAVE TO HAVE THE APPROVAL LETTER FROM THE SELLERS LENDER and the mantra is repeated ad nauseum. In a perfect and trusting legal world...the easy answer would be...no....you Mr. Lender, Ms Agent, Lady Processor, Sir Underwriter....are getting clear title per the Sellers' title policy and that guarantees that the short sale has of course been approved. That used (20 comments)
short sales: "We have added your past payments, balances and expenses....if you get more than that for your house...You can keep the balance !' said the bank - 11/23/12 03:35 AM
Lenders continue to amaze us with their communication...or lack thereof.....a short sale seller recently got the title message from his lender...we have heard/experienced some....shall we say...less than 'by the numbers' appraisals....but REALLY ??? That mathematical calculation sounds like every would-be, wanna-be, wish-they-could be Seller's formula for determining a price. Our Seller has an offer on his short sale....and is no longer amazed...has become amused with the communication he has gotten from the lender. It would be easy for him to believe the bank....add all the expenses and expect the house to appraise for that amount...and better yet...get a bonus (7 comments)
short sales: "My Buyers HAVE to know who the Lender is On Your Short Sale Because...." - 11/18/12 02:37 AM
We often get the question from both Agents and Buyers..."Who is the lender on this short sale listing?" We were working with an attorney on short saling a property and her response to that question was: "Any agent who can't easily find out who the lender is probably shouldn't be showing a short sale." Maybe not...try enough, it isn't difficult. The reason agents and consumers ask is the constant well fed rumor mill.....and more importantly.....that regardless of the market, there are lots of agents who "Do" short sales....that do not have the training or experience to get them closed.
short sales: "My Friend who is a Realtor said She could do our Short Sale....and we have no showings..." - 11/02/12 07:40 PM
We got a call from a depressed and distressed homeowner,......her friend had listed the home that she had shared with her husband and children. A divorce and unemployment made it impossible for them to maintain mortgage payments and the "friend" took charge of the short sale....sort of..,,, I reviewed the listing...the commission was reduced from what the "normal percentage" is on our market....and the terms for occupancy were stated as "immediate".....oh yicks.......with the basics not done correctly ...no telling what the rest of the procedural and other errors may have been. I checked MLS.....the agent had never had (10 comments)
short sales: "I don't know If My Buyers will 'Fall' For your Short Sale," Said the Buyer's Agent - 10/25/12 04:26 AM
One of the co-brokes that called us after showing one of our short sale listings made the comment.... "I don't know if my buyers will FALL for your short sale." Bite tongue...bite lip.....count to 10....leave room for "misinterpret"....new expression I had not heard applied to this area of our practice. Short sales come in all kinds of homes...new construction...partially finished construction...condos, resale of homes...it is circumstance and not condition that defines a short sale....a legitimate hardship on the part of the Seller inclusive of the condition of the market. "Fall for" to me implies that there is or (11 comments)

I am taking the time to write this note/blog to all the agents that do BPO's and tell you how very important your job is to people who are in the absolute worst time of their life. They are facing adversity that they never dreamed possible...the forever job, marriage or good healh or some combination thereof is gone for now and they are struggling to put it all back together....and doing a short sale is one of the first positive steps they are taking to begin their lives again on a positive path. We know that you are not paid (35 comments)
short sales: Let's Hold Lenders...."Accountable"...How Much MORE Can we Account For ? - 10/16/12 05:04 AM
Short sales can be a challenge...it is one that you choose to pursue....or not. Even when you do lots of them...and get the training and continual education that enables you to close them....there are still days in the life of every short sale agent when you question of the wisdom, ultimate goal and....hmmmm...less than common sense approach to the process from the lending side of the transaction table. We have what we believe to be ....very complete short sale packages...t's crossed, i's dotted....forms that are current...wet signatures and initials...current dates and documentation, Verifiable hardship with every piece of paper (10 comments)
short sales: We'll Wait Till AFTER the Election to Do our Short Sale.... - 10/11/12 04:02 AM
We explain short sales and answer the questions for potential sellers many times in long phone or personal conversations...often more than once with divorcing couples. They have read on the internet...their friend told them...they knew someone that....and the stories go on and the confusion and anxiety builds. We do our best to explain both in conversation and in writing all that the process entails and what they can expect as a Seller. The fear of the unknown or misunderstood is difficult. It is the first time for many people that their financial resources were drained....their energy nil and frustration, (15 comments)
short sales: If You Ever Wonder Why We Do Short Sales...... - 09/25/12 07:39 PM
Today... I was met at the front door with a bouquet of chocolate covered strawberries....ahhh....two of my favorite things beautifully displayed .....and that was not the best part....the very best part was the note that was attached....
David & Sally,
We cannot begin to express the gratitude we have for you and how much you helped us through what should have been a very stressful time. You always made us feel valued and important.
With sincerest thanks,

short sales: It May Be Your Right...It is Not Our Procedure.... - 09/18/12 04:16 AM
With Short sales and Divorce as two of our dedicated areas of practice there is often a lot of conflict "in the air". This is more easily dealt with since there are two of us...and one of us can be "the realtor" for each member of the couple and it works as well as it can. We are seeing people at their worst.....their marriage fell apart, the "happily ever after was not to be....and in many cases, the realization that losing the house is going to be a part of the fall out of the failed marriage is one more (10 comments)
