Short Sale Sellers are not to be scolded...just like no one gets married thinking of divorce...no one buys a house to have it listed as a short sale.
Life happens. Divorce...job loss...death of a spouse...reasons are many and sometimes multiple reasons leaving a wake of financial devastation for the Sellers.

 Golly gee whiz...and just when you think you have heard it all...we had Buyers who went back and forth ...forth and back and around in circles deciding whether or not they should buy a short sale.  They clearly loved the house according to their agent...and multiple showings would indicate that was true.
     We explained in detail to the agent ...who had never written on...listed or had any experience with short sales and was fed information by other people in his office...what the process was....the time it can take...yadda yadda.

   The Sellers for this short sale found us thru our Active Rain Blog...they had listed their home with an agent who kept insisting they do updates...change this and paint that without paying attention to what the market would pay and what they owed on the house. New employment took them away from the area and they called us to list this short sale.  It was a well maintained home and well received by the market..now home to a new family.

 One of the requirements....let's say the primary requirement for doing a short sale is that the Seller(s) have a financial hardship.  We don't know anyone who buys a house with the thought of at some time, having insufficient funds to make the mortgage payments...it is not a sought after or ever desired situation by any homeowner.

       Short Sales and Divorce....which are often elements that are both found in the same transaction,  are conditions we often encounter and are well prepared to handle.  The two incomes that were required to pay the mortgage no longer exist under the same roof. The loss of a job by the primary "bread winner"or income drastically reduced  and that was the beginning of the end of the marriage.

We give each agent and prospective short sale buyer written materials about what to expect with the purchase of a short sale.  "As is" means exactly that....not as you wish it to be...it is truly "What you see is what you get." That may well mean that not every kind of financing will work for every short sale. Our initial meeting includes a very comprehensive folder of information for their reference and review.  This is a confusing and upsetting time and this mini-library provides them with some resources that answer the most popular questions and concerns.  We also of course, let them know that we can be reached seven days a week should they need assistance.

 In the not so long ago....and in some cases,  continuing saga of divorce decrees, the Marital Settlement Agreement (MSA) read that within x period of time, usually 2 years or less, it was agreed that the house which was marital property, would be sold or re-financed by one member of the about to be, former couple. The same language had been used for years and became an 
"automatic ending for divorce."
   What was no longer "automatic"  with the decline of the housing market....was that the house had equity.

  Short sale sellers are used to the space that a home offers....the yard....garage that may be attached...a basement for more storage.  Now....that for a time, they will rent a house...all those "taken for granted" features are sorely missed. In southeastern Wisconsin,  unlike many other markets, we do not have many single family homes for rent. 
The former short sale seller, anxious to duplicate the kind of housing that were just  left, often ask us: "Can  you find me a house that is a 'rent to own' ?"  These sorts of homes too in this market are difficult to locate.

   We are soooo happy when our short sale sellers now become buyers...and the world that was once upside down through their own hard work is once again right side up !

   The email subject line read:  "Thank you for your time". Hmmm....well there had been considerable time put in....multiple offers and counters and now we were on our way to collecting documents and submitting the short sale package to the bank.
  Open the email...."We talked with the bank and we have decided to work with them and keep the house."  Good thought...not a reality....

    Real estate was the lunch topic of discussion....and everyone knows someone who knows more than any Realtor could ever hope to learn about real estate of course...sigh....
   Soooo....my friend told me of her friend who had listed with a discount agent to say all of this money in commission. (THIS Discount agent from our experience does not return phone calls promptly and showings are set through him....sigh again.)
    Querying further...."Are they down sizing..'moving out of state.....?" I asked...Oh no my friend said...they just decided they wanted to rent.

   Sometimes Buyers do choose you as an agent because you are the listing agent.  The "argument" from a listing agent is often that the listing agent is working for the Seller so the Buyer should choose someone else to represent them.
   The reasoning from a consumer may be...that the listing agent knows the house better...though a selling agent can certainly learn through observation and inspection by professionals all that they can about a house.  There are those buyers who believe too that they will undoubtedly (?)get a "better deal" if they deal directly with the listing agent.

  Why DO you do Short Sales ?  That has to be a question that every agent who does them....has to ask some days....the days that the file is "lost"....the "negotiator" wants to add one more word to an already signed legal offer to purchase...the Selling agent "knows" you can close in 30 days.....and the list continues. Yes...there are days when you wonder why you have chosen that niche as a part of your practice.
    There are emotional reasons...the hugs, the thankful tears, the ..."This is the first time I have slept in months..." remarks...
