&lt;p&gt;The SCA fair is one of my family&amp;#39;s favorite Manhasset events.&amp;nbsp; It is almost hear!&amp;nbsp; It will be held at the Munsey Park School on May 3&lt;sup&gt;rd&lt;/sup&gt;.&amp;nbsp; I would strongly recommend that all new residents attend.&amp;nbsp; It will be a great time and it is a great way to meet people.&lt;/p&gt;&lt;p&gt;In addition to many games, activities and rides, the fair has an exotic food tent, arts and crafts.&amp;nbsp; There will be raffles with great prizes.&amp;nbsp; I have found it is a good idea to purchase tickets in advance.&amp;nbsp; For more information visit the &lt;a href=&quot;http://www.manhassetsca.org/&quot;&gt;SCA web site&lt;/a&gt;&lt;/p&gt;&lt;p&gt;Have Fun! &lt;/p&gt;    </content>

    <title>Proposed Church Development in Manhasset</title>

&lt;p&gt;There is a proposal to develop the Gothic inspired Christ Church on Northern Blvd. in Manhasset by Jobco Realty and Construction.&amp;nbsp; Read the Manhasset Press article, &lt;a href=&quot;http://www.antonnews.com/manhassetpress/2008/04/11/news/&quot;&gt;Christ Church Property Proposed Development&lt;/a&gt;, for more details.&lt;/p&gt;&lt;p&gt;There have been public hearings regarding the proposed development and will be more in the future.&amp;nbsp; I plan on attending the future hearings.&amp;nbsp; The basic plan is to build a 4 story condo complex that will have a maximum of 61 units.&lt;/p&gt;&lt;p&gt;Many concerns have been raised and some proposed solutions. I see both sides of the issue and am looking forward to hearing how many concerns will be managed.&lt;/p&gt;&lt;p&gt;I have always been under the impression that the reason Manhasset was built with septic systems as opposed to public sewers is to prevent multiple dwellings from being built.&amp;nbsp; I thought this was done in an effort to keep the small town and community flavor.&amp;nbsp; Is this changing?&lt;/p&gt;&lt;p&gt;Will the existing sewer system be sufficient?&amp;nbsp; Will this construction set a precedent for future multiple dwelling constructions? &lt;p&gt;When a homeowner decides to list their property with Janet and me, it is our responsibility to market that property.&amp;nbsp; We have a very comprehensive marketing plan which includes daily exposure on television via Optimum Homes and postings on over 20 web sites.&amp;nbsp; Our marketing plan is designed to ensure that every buyer that is looking for a property in that area and price range is aware that it is for sale.&amp;nbsp; There is a direct correlation to the number of potential buyers that come see the property and the final sale price.&amp;nbsp; The more buyers that come to see the property, the better the odds of receiving multiple offers.&amp;nbsp; The seller will then accept the best offer based on price, terms and qualifications.&lt;/p&gt;&lt;p&gt;However, a crucial part of marketing the property is correctly pricing it.&amp;nbsp; Janet and I always do our homework before going on a listing presentation and prepare a Comparative Market Analysis (CMA).&amp;nbsp; We discuss the CMA in detail with the homeowners and give them accurate information, even if it is not what they were expecting or would like to hear.&amp;nbsp; We find that it is very important to be up front and give our honest professional opinion from our very first meeting.&amp;nbsp; This helps to actually get the property sold in the quickest amount of time possible allowing the seller to move to the next phase of their life.&amp;nbsp; It is better than having a seller with unrealistic expectations that comes back to you every 2 weeks and asks why their property has not sold.&amp;nbsp; If a real estate agent agrees to an unrealistic asking price, the agent has done a major disservice to the seller and has lost all professional validity.&amp;nbsp; The results can only be disappointing.&amp;nbsp; It has been my experience that sellers are happiest when their property successfully sells!&lt;/p&gt;&lt;p&gt;At times sellers are reluctant to agree to the asking prices we suggest.&amp;nbsp; For various reasons they have a predetermined asking price in mind.&amp;nbsp; We usually respond by saying that today&amp;#39;s buyers are very savvy and educated in market conditions.&amp;nbsp; Buyers do their homework.&amp;nbsp; They have been on the internet and are aware of other properties currently for sale, under contract and recent sale prices.&amp;nbsp; They have looked at pictures, virtual tours, lot sizes and financial information.&amp;nbsp; They have a general idea of what a property is worth prior to actually seeing it in person.&lt;/p&gt;&lt;p&gt;Many times Sellers tell us &lt;strong&gt;&amp;quot;We can always come down&amp;quot;&lt;/strong&gt;.&amp;nbsp; Our very up front and honest response is that if a property is initially overpriced;&lt;/p&gt;&lt;ul&gt;&lt;li&gt;&lt;strong&gt;It will lose momentum&lt;/strong&gt;&lt;/li&gt;&lt;li&gt;&lt;strong&gt;It will be used as a comparison to justify offers on other homes.&lt;/strong&gt;&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Sellers will eventually reduce to market value, potentially chasing the market and ultimately receiving a lower offer.&lt;/strong&gt;&lt;/li&gt;&lt;/ul&gt;&lt;p&gt;&lt;strong&gt;The truth is that neither the seller nor the real estate agent establishes the price of a house.&amp;nbsp; The current real estate market does.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;Sometimes sellers say &amp;quot;&lt;strong&gt;Let them make an offer&amp;quot;&lt;/strong&gt;.&amp;nbsp; We tell our sellers that the asking price is an invitation.&amp;nbsp; They have to see the house first.&amp;nbsp; We also want to attract the right buyers for the house.&amp;nbsp; Over pricing attracts the wrong buyers because they have expectations of what a house should be at that asking that price.&lt;/p&gt;&lt;p&gt;Janet and I hear similar questions from buyers in today&amp;#39;s market;&lt;/p&gt;&lt;ul&gt;&lt;li&gt;&lt;strong&gt;How long has the house been on the market?&lt;/strong&gt;&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Is there something wrong with it?&lt;/strong&gt;&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Have they reduced the price yet?&amp;nbsp; Are they overpriced?&lt;/strong&gt;&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Where are the sellers going?&lt;/strong&gt;&lt;/li&gt;&lt;li&gt;&lt;strong&gt;When are they going?&lt;/strong&gt;&lt;/li&gt;&lt;/ul&gt;&lt;p&gt;They ask these questions because they think it will help them in their negotiations.&amp;nbsp; Many times buyers make the assumption, if the seller is out of time and options, they may accept whatever offer they can get.&amp;nbsp; It may not be the case but perception is a major part of negotiation.&lt;/p&gt;&lt;p&gt;Educated buyers will recognize a fair price and be far more likely to pay it.&amp;nbsp; Janet and I believe in pricing correctly and standing firm.&amp;nbsp; We discourage sellers from overpricing because you lose sincere buyers.&lt;/p&gt;&lt;p&gt;Sellers may say, &amp;quot;Couldn&amp;#39;t we just try it at a higher price?&amp;quot;&amp;nbsp; &lt;p&gt;This week I went to preview approximately 25 properties in my service areas.&amp;nbsp; The reason real estate agents preview properties is so that we can speak about a property intelligently to our buyers and can show the property seamlessly.&lt;/p&gt;&lt;div&gt;&lt;img src=&quot;http://activerain.com/image_store/uploads/5/5/0/1/6/ar120162911261055.jpg&quot; height=&quot;137&quot; alt=&quot; &quot; width=&quot;120&quot; /&gt;&lt;/div&gt;&lt;p&gt;We all know that it is taking longer to sell properties in today&amp;#39;s market than it was 6 months ago.&amp;nbsp; Realtors should be advising home owners on how to make their home stand out from the competition.&amp;nbsp; Professionally staging a home can potentially help sell it for more money and in less time.&lt;/p&gt;&lt;p&gt;However, what has struck me more than anything else this week has been the lack of effort by the homeowners in preparing their houses to show.&amp;nbsp; I am not even talking about staging but cleaning.&amp;nbsp; A home owner should have the common sense to clean their home before showing.&amp;nbsp; Several of the houses I previewed this week had dishes in the sink, unmade beds and were overall very messy.&amp;nbsp; They were also very dirty.&amp;nbsp; I really got a kick out of one of the home owners that requested that I remove my shoes before entering the house.&amp;nbsp; I had to change my socks after I finished in the house.&lt;/p&gt;&lt;p&gt;On the other hand there were some houses that were immaculate!&amp;nbsp; They were clean and fresh.&amp;nbsp; They had the fireplaces roaring and music in the background.&amp;nbsp; I am sure most Realtors would prefer to show the clean houses than the dirty ones.&amp;nbsp; I found that I even got more excited and enthusiastic about a house that showed well.&amp;nbsp; This enthusiasm is relayed in my voice when I am calling my buyers to tell them about the house.&lt;/p&gt;&lt;p&gt;I think the best advice is to view a property as if you were seeing it from a buyer&amp;#39;s perspective.&amp;nbsp; You only have one chance to make a first impression!&lt;/p&gt;&lt;p&gt;&lt;a href=&quot;http://www.CoopsToCastles.com&quot;&gt;http://www.CoopsToCastles.com&lt;/a&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;    </content>

&lt;p&gt;I am asked what my thoughts about the real estate market are on a daily basis.&amp;nbsp; Both buyers and sellers are trying to ascertain if this is the right time for them to move.&amp;nbsp; Is the downturn near the bottom?&amp;nbsp; Do we have further to go?&amp;nbsp; How much longer?&amp;nbsp; Is the market starting to flat line?&amp;nbsp; Are sale prices going to start creeping back up?&amp;nbsp; Should I sell now?&amp;nbsp; Should I buy now?&lt;/p&gt;&lt;div&gt;&lt;img src=&quot;http://activerain.com/image_store/uploads/8/0/0/1/6/ar120111289861008.jpg&quot; height=&quot;125&quot; alt=&quot; &quot; width=&quot;125&quot; /&gt;&lt;/div&gt;&lt;p&gt;The fact of the matter is no one has a crystal ball.&amp;nbsp; There are so many variables that affect the real estate market that I can&amp;#39;t say with any great certainty what the immediate future will bring.&amp;nbsp; However, I do think that deciding if this is the right time to buy and sell is a personal choice that depends on what else is happening in your life.&lt;/p&gt;&lt;p&gt;The following are statements that I will make with certainty;&lt;/p&gt;&lt;ul&gt;&lt;li&gt;&lt;strong&gt;Prices are lower now than they were several months ago.&lt;/strong&gt;&lt;/li&gt;&lt;li&gt;&lt;strong&gt;If a property is priced right in today&amp;#39;s market it sells quickly.&lt;/strong&gt;&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Interest rates remain extremely low.&lt;/strong&gt;&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Buying up in a downward market is a good business decision.&lt;/strong&gt;&lt;/li&gt;&lt;li&gt;&lt;strong&gt;I would rather buy now and have prices go down slightly before the market begins to recover than wait and miss the bottom and buy when prices are on the way back up.&lt;/strong&gt;&lt;/li&gt;&lt;li&gt;&lt;strong&gt;In my service areas along the North Shore of Long Island, the number of sales is increasing.&lt;/strong&gt;&lt;/li&gt;&lt;/ul&gt;&lt;p&gt;Janet and I have been working with many people to both sell their existing home and to purchase their next one.&amp;nbsp; Since Janet and I have a broad service area, we have been able to facilitate both sides for our clients.&lt;/p&gt;&lt;p&gt;We recommend that our clients first find a buyer for their home prior to purchasing a new one.&amp;nbsp; Buyers are more appealing to a seller if they are truly ready, willing and able to purchase.&amp;nbsp; An offer is generally more appealing to a seller if the buyer&amp;#39;s current house is already under contract.&amp;nbsp; There are many qualified buyers in the market today that are currently in rental properties and do not have anything to sell.&amp;nbsp; These buyers are appealing to sellers and are competing for the best deal on the same properties.&amp;nbsp; We have found that in today&amp;#39;s market it takes longer to sell than to buy.&amp;nbsp; In the end, we can usually coordinate closings for both at about the same date.&lt;/p&gt;&lt;p&gt;&lt;a href=&quot;http://www.coopstocastles.com/&quot;&gt;http://www.coopstocastles.com/&lt;/a&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;    </content>

&lt;p&gt;There is an article on the front page of The New York Times, &lt;a href=&quot;http://www.nytimes.com/2008/01/22/business/22agent.html?_r=1&amp;amp;scp=1&amp;amp;sq=feeling+misled&amp;amp;st=nyt&amp;amp;oref=slogin&quot; target=&quot;_blank&quot;&gt;Feeling Misled on Home Price, Buyers Are Suing Their Agent&lt;/a&gt;, which I found very disturbing and interesting.&amp;nbsp; In sum, a couple that that purchased a house in the height of the market feels that they paid too much.&amp;nbsp; The couple is suing the real estate agent because she claims that he withheld information regarding comparable sales in the area so that they would proceed with the deal and the agent would make his commission.&lt;/p&gt;&lt;p&gt;&lt;img src=&quot;http://activerain.com/image_store/uploads/1/1/2/1/2/ar120102566021211.jpg&quot; height=&quot;121&quot; alt=&quot; &quot; width=&quot;150&quot; /&gt;&lt;/p&gt;&lt;p&gt;At what point does the finger pointing stop and people take responsibility for their own actions?&amp;nbsp; The buyers should have done their due diligence.&amp;nbsp; There is enough public information that within 30 minutes a buyer can figure out the price range of homes in an area.&amp;nbsp; What about the bank appraiser?&amp;nbsp; The bank appraisers function is to ensure that the buyer is not over paying and that the collateral for the loan offered by the bank is of enough value in the event of a default.&lt;/p&gt;&lt;p&gt;I agree that there are real estate agents out there that are incompetent and shady; however there are many competent and highly ethical ones as well.&amp;nbsp; This couple would not be suing if the market continued to appreciate.&amp;nbsp; In fact, they would probably be bragging to their friends about their wonderful new home and how fantastic an investment it was.&amp;nbsp; They probably would not have credited the Realtor to their insight into buying at that time.&lt;/p&gt;&lt;p&gt;Realtors should be careful not to offer an opinion regarding value to a buyer.&amp;nbsp; The market is constantly changing.&amp;nbsp; Buyers should understand this and look for a fair deal in the current market conditions.&lt;/p&gt;&lt;p&gt;What are your thoughts?&lt;/p&gt;&lt;p&gt;&lt;a href=&quot;http://www.CoopsToCastles.com&quot;&gt;http://www.CoopsToCastles.com&lt;/a&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;    </content>
