2009: A year of new tomorrows

I guess I have been pondering where I have been, where I am going and is it going to be different. In reflection there is no question that the velocity of change is so much faster than its ever been. In stepping back observing this phenomena, I am somewhat befuddled. Can I keep up? Will I make the effort? Will my agents accept the changes? Will my clients give me a chance to catch up to them?

After spending more than 30 years in this business I think I can safely say that I have seen it all. High rates, no mortgage money, 20% inflation, mad sellers, mad buyers, mad agents. Narcissism running rampant through the industry as individual demands supersede any concept of group or team goals.

I realize that it is unfair to judge our entire industry when the above emotions are exhibited by almost every other industry or folks we come in contact with. Its just a feeling I have when there is so much negativity exhibited through the media, newsprint and yes on line.

But the good news is that there is and always will be hope. This site and the folks who populate it have given me education, inspiration to make tomorrow better.

The stories of spirit, business sucess, and new technologies are going to make those tomorrows a lot better.

I have also hurt with a lot you when you told of of some pain. I hope you don't mind, because I also share in your joys.

Its nice to see Active Rain grow. But isn't it a shame that out of almost a million NAR members only about 100,000 plus are members our site.

Anyway, thanks for the mentoring you provide and selfless example in sharing your thoughts. Those tomorrows should be exciting.

Sam

Virtual tours

Looking for some help on Virtual Tours. Can anyone suggest a good provider here in Eastern Pa. Our current provider just raised his rates 22%. I have my doubts about their effectiveness anyway. I think the consumer would just as well be satisfied with lots of pictures. But if their is a reasonable solution I would consider it.

Sam

Coaching, mentoring, whatever

Over the years I have changed my attitude regarding management of agents and offices. It reminds me of how we have operated MLS. For years we were the gatekeepers of the information. We knew that the consumer had to go through agents to get any information. The same could be said regarding new agents. They were completely dependent on the Broker for everything, from training, to leads, to marketing materials.

As we now know the internet has changed all of that dramatically. New agents are tech savvy and come to the table with web sites, lead generation programs and team admin support before they even start work.

One of our biggest problems as managers and owners is to demand accountability for profitability. Profitability for agents as well as owners is overshadowed by fear of agents leaving for greener pastures when things get tough or getting a better deal down the street. We need to be honest with each other in developing a more team approach in tough times as well as when time are great. True analysis of finances from both an agent standpoint and the company will lead to a better understanding of what we have to do together.

As owners we are not jeopardizing confidential information if we at least keep our agents up-to-date with our company goals of cost cutbacks or consolidation. One thing hasn't changed for me and that is the old adage of MBWA. (Management by wondering around)Coaching, mentoring, advising or whatever you want to call it, requires interaction of all important people to the operation. Agents, staff, managers, and owners need to all be held accountable for the overall goal of making a profit. Listening, rather than telling, has still been the biggest influence in my life in getting the job done.

Help, how do I get more of my agents to embrace technology?

I have been in this business for 30 years. I am excited by innovations in this business. I sure could use your help on how to help my agents get turned on to new tech tools and web sites.

What kind of help can I provide as an owner to make life easier for you as an agent?

What things are you looking for in a company, manager, co-workers to help you reach your personal income goals.

I want to be able to offer the best service for agents and customers in my company. Your suggestions would be greatly appreciated.

Sam
