      <title>Why Buyers Should Be Buying Homes Today!</title>
      <description>&lt;p&gt;Wow!&amp;nbsp; What a terrific time to invest in a home!&amp;nbsp; This is like no other time that we have seen. I've been selling homes in northern Indiana for over 23 years . . . and I can honestly say I've never seen a BETTER time for a buyer to purchase a nice home.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Let me share a couple of reasons with you . . . First of all the interest rates are the LOWEST since the 1950's. Look at the chart below. Mortgages are cheap today! And when interest rates go UP, as they inevitably will.&amp;nbsp; A $100,000 mortgage taken out today at 5% fixed would have a principal and interest&lt;/p&gt;

&lt;p&gt;payment on it of $536.82.&amp;nbsp; That same $100,000 mortgage taken out for 30 years but with a 8% fixed rate interest, would cost $733.76.&amp;nbsp; If the buyer waits, he or she will be paying $196.94 additional each month. That could be a car payment or a student loan payment. You could take the extra $200 dollars per month and apply it to a vacation to Cancun, Mexico.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Here's another reason buyers should be buying now . . . The $8,000 Stimulas Plan. This has been extended for first time buyers (that just means that they haven't owned a home in the last three years, by the way) until April 30th.&amp;nbsp; Any deals written by that date will have up until June 30, 2010 to close. Eight THOUSAND dollars.&amp;nbsp; Gee whiz.&amp;nbsp; It doesn't take a rocket scientist to know that THAT's a GOOD DEAL.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;And as a sub-topic to that $8,000 credit .... for folks that have owned a home for the last five out of eight years, they qualify for a&amp;nbsp; $6,500 credit. Yep! SIX THOUSAND FIVE HUNDRED DOLLARS.&amp;nbsp; How do these "credits" work? Well, if you've already filed your federal income taxes (which you probably have) you can then fill out easy-to-fill out form (really!) to put thru an "Ammended Tax Form."&amp;nbsp; The government then sends you a check.&amp;nbsp;&amp;nbsp; The other way you could do it is when you file your taxes this year, you fill out the paperwork to show that you qualify for either the $8,000 credit or the $6,500 credit.&amp;nbsp; Easy money folks!&lt;/p&gt;
&lt;p&gt;The THIRD reason (do you even need another reason?) is that there is an unbelievable amount of glorious, underpriced inventory out there.&amp;nbsp; Prices in northern Indiana are down anywhere from 10% to 30% and there's even homes priced under that!&amp;nbsp; These homes are priced below market (ask your Realtor to do a history of the home for you); they are staged to beat the band; and they have highly motivated sellers. You could not ask for more!&amp;nbsp; I can show you 100 homes on the market today that are way under-priced; absolutely gorgeous; and ready for your family to move into.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I've given three excellent reasons why buyers should be buying homes today.&amp;nbsp; What's holding you back? Make a move today . . . Get as much house as you possibly can (or are comfortable with) today . . . those prices and interest rates WILL increase; and the extra Stimulus money will GO AWAY.&amp;nbsp;&lt;/p&gt;

      <title>Yes, staging a home is more important than ever!</title>
      <description>&lt;p&gt;Staging homes to sell them seems to have become a big "buzz-word" of late. Due in part to the popularity of television shows on HDTV, people are fascinated by what it takes to sell a home. Staging a home to sell it is imperative, and never more so than in the corrective market we have today.&lt;br&gt;So what does "staging" actually mean? It means to get the home ready to sell. By staging a home, you can help the buyer visualize themselves living there and elicit a quicker sale. When you put a home on the market to sell, it has to look different than it does when you live in it everyday. The cost, if any involved with getting a home staged, is usually less than the amount of the first price reduction. So what are some things that the average homeowner can do?&lt;br&gt;Stand at the curb outside the front of your home and look at it through the buyers' eyes. Trim all bushes and trees. Remove old landscaping. It may have been something you have lived with for many years, and have gotten used to not seeing anymore. Paint the front door. Fix the steps and sidewalk leading up to the house. Add fresh flowers to draw the eye towards the front door.&lt;br&gt;Inside minimalize every room. Take down family photos and pack them away. Put away most of your decorative items. Get rid of anything that is not new within the last year or two. Many people still have the same decorative accents from 1979. It's time to give away, or pack away those items.&lt;br&gt;Freshen up all of the rooms with fresh paint. Typically, go back to a French vanilla color. There are times when you can use colored paint to add to an accent wall. But overall, everything should be neutralized.&lt;br&gt;Find the focal point in the room and play up to it. For example, in many living rooms, the fireplace is practically lost as the furniture arrangement is centered around the large 50" flat screen television. Remember, you have to stage your home differently when you go to sell it. Make the focal point the fireplace. There are various ways to accomplish this and by consulting with a home stager or a good Realtor, they will be able to help you. Things such as have the furniture arranged so that it is open to the fireplace. Add a tall, fresh green plant next to the fireplace. Sometimes putting a mirror or interesting artwork over the fireplace will help draw the buyers attention to it as well.&lt;br&gt;Set some scenarios in the home, but don't overdo it. For example, in the basement recreation room, where you have moved the big flat screen television, add a bowl of fresh popped corn on a tray with a couple of bottled waters or sodas. In the master bedroom, consider setting up a bed tray with pretty linen napkins, a coffee pot, and a couple of attractive coffee cups. Help the buyers visualize themselves in this setting. In the kitchen or the dining room, you could set a pretty table setting for two with decorative plates, silver, and fresh flowers.&lt;br&gt;Bedrooms should all be fairly simple, but with plush, luxurious linens. Look through decorating magazines or watch the homes on television such as "Design To Sell." Do not use loud colors in any of the bedrooms. Serene, tranquil and luxurious are the mantras for the bedrooms. Pick soft colors like the French vanilla, or a light cocoa color for the master bedroom. For a girls room, or even to suggest a bedroom could be a girls room, paint the walls a barely-there pink blush.&lt;br&gt;In the bathrooms, take down all wallpaper. Update wherever you can. Add crown moldings. The towels should be extra fluffy, and luxurious. Keep the towels in the white, off-white, or possibly a very light cocoa color. These are not the towels that the family will use everyday. Take down and put away the multitudes of bottles of shampoos, and conditioners. All of those can be added back in after the showing. Put out fresh soaps. Everything in the bathroom has to sparkle. This can not be emphasized enough&lt;/p&gt;
&lt;p&gt;And speaking of spotless, the kitchens have to be absolutely, thoroughly clean from top to bottom. That even includes the inside of the stoves and refrigerators. Even if you are not including those two items in the sale, they have to sparkle. Buyers will look inside and get a feel for how clean the house has been kept. Take virtually everything off of the countertops. That includes toasters, microwaves, televisions and coffee pots. Add a vase of fresh flowers. Add new towels that have not been used that will coordinate with the kitchen.&lt;br&gt;Keep your laundry room in sparkling clean condition too. This is sometimes one of the most difficult rooms to keep clean. We are used to dumping the dirty laundry on the floor and sorting it before we wash it. Keep pretty baskets for the clean and dirty clothes. If you are going to have a showing and you have the baskets filled, take a moment and place a towel over the top so the prospective buyers don't see your undies. Wipe down and keep the washer and dryer clean. Again, even if you are not planning on including those two items in the sale, it will help the buyer understand that you have always kept your house in tip-top condition.&lt;br&gt;Take everyday car wax and wax your furnace. Wax your furnace? Yes. Make it shiny and clean. And speaking once again of clean, get all of the cobwebs down everywhere. This includes the basement, but also the bookcases, the windows, the corners of the house. Clean, clean, clean.&lt;br&gt;Finally, pack up and store everything or give it away. Think of the people who could use those suits that you no longer fit into. It could be a life-changing event for someone to own and appreciate some of the things you no longer use or need Rent a storage unit; it will pay for itself. Take out additional furniture, clothes, toys, pictures, seldom used appliances and store them. Have a big garage sale. Don't bring anything back into the house though; whatever didn't sell, give away. It can be liberating to clean and give away items that won't be used anymore.&lt;br&gt;According to a survey conducted by HomeGain in 2003, at the height of the real estate boom, out of 2,000 practitioners they found that home staging could increase the sales price by $2,275 to $2,841. Cleaning a decluttering could add $2,093 to $2,378 to the final price.&lt;/p&gt;
