There is really only one true answer to that question and it has nothing to do with appraisers and comps, it has only to do with the principles involved in a sale/purchase. By definition the true market value of any property is what the buyer is willing to pay and the seller is willing to accept for it.

I am pretty good at sending an update on listing activity.  I cut and paste the hits graph from www.realtor.com and the MLS Activity, plus trulia and zillow every week for my clients.  When a house has 20,000 hits in a month and no showings, I tell them that usually means the house is over priced.  Especially when you know it is not the area, the house quality etc.

Anyone........what about you have a buyer and seller, short sale, selling as is, the inspection reveals termite damage, the buyer wants you to refund money.  House was being sold "as is" - do I refund the $500 to the buyer for goodwill?  Not my fault, not my knowledge, but the buyer wants me to pay... Ann you are so right about texting.  I am embarassed to say I am guilty of doing it sometimes.  Our state just enforced an $85 fine if seen texting.  Well, its for our own good, so I say - good!!  It may save one life......... and that life may be our own!

A war is being waged over the $8,000 first time home buyer tax credit, and it doesn't look good at the moment for a tax credit extension or expansion - although no one has given up the fight
What are your thoughts?  Should we hold on, tell our clients to hold on or is the $8000 tax credit a thing of the past?  Do we tell clients, if you haven't put a home in purchase and sales yet, don't count on the tax credit.
