ROI and Cap Rates? Does anyone do these before they list a house? - 02/05/10 07:04 AM
I have several clients buying 4 and 6 unit properties in Providence, N Providence, East Side etc., but when we look at a property for say $850,000, assessed at say $670,000 and the ROI is less than 5%, and purchase price should be $630K how do you deal with that? Many agents know the ROI and value of a property, but the seller's are listing high, "because they need to and have put alot of money into a property" How do you get your sellers to understand, "listing and selling are two different things" - a property priced right is half (0 comments)
