When I meet with client I offer a CMA, if the price to list should be $550, why do they want to list it at $575?? I make them sign the CMA where it says $550, so they can see it when they tell me to lower price........... they seem to have a "senior moment" but then "get it" after a while........I try to tell them, "nothing will sell for more than its worth, nothing!!" I am pretty good at sending an update on listing activity. I cut and paste the hits graph from www.realtor.com and the MLS Activity, plus trulia and zillow every week for my clients. When a house has 20,000 hits in a month and no showings, I tell them that usually means the house is over priced. Especially when you know it is not the area, the house quality etc. I am marketing a new saying when a seller wants me to list their home for more than I think its worth, "I would rather disappoint you now by not taking your (1 comments)
