In this changing and shifting market, price and staging are the keys to getting homes sold. It is so very important for us as professional real estate advisers to the public, to be upfront and candid about price.  This market is changing daily. We have all heard the expression: "You are what you eat." Well, with that being said and generally accepted, are we what we tell ourselves we are?  Any situation is just as good or bad as we perceive it to be and how we react to it.

Have you ever been to closing and represented the Buyer and realized that the Seller's had not been prepared to attend closing? I was in a closing about ten years ago where the Seller's had no idea they had to bring funds to the table to close their house. Are there still agents out there who are not preparing a Seller's Net Sheet for their Sellers?

I was talking with another agent in our office today and we were discussing when we thought the market would hit the bottom and start to come back up. We have heard that it should be this spring and we have also heard it will be this fall and some have even said that it will be next spring. My question is: How can we hit the bottom until all of the adjustable rate mortgages adjust up? Think about it?

Every year my nephew has a contest at his school to see which kids can bring in the most box top for eduction, and of course there is a prize for the kid who bring in the most of the box tops. I found a site on the computer that lists all of the products that carry box tops for eduction and thought that you might like to take a look at it:

Back to teaching - 02/15/09 01:42 AM
I have started teaching classes at my office at the Keller Williams office in Spartanburg, South Carolina. Since my degree is on education, teaching is one of my passions. I taught one class this week and I will be teaching two classes next. I am really excited, as I love to help my fellow agents learn and love to teach. Growing people in the real estate profession is one of my passions and I am happy to be involved with helping them again.

My husband has written several blogs about having a tool box for you car and for your house. I got him a really cool tool box for his jeep. first of all it matches the interior and it has all of the cool little tools that you always need and never have. It took a little thought and some searching for some special items - but it was a real hit - he really seemed to be pleased! I got more dark chocolate!

Pineapple and Bread Crumbs? - 02/11/09 09:34 PM
Pineapple Casserole
Ingredients:
4 cups bread crumbs - use day old bread (any kind) broken in small pieces   
1 ½ cups sugar
3 eggs
½ cup margarine - melted
½ cup milk                                                               
1 large can crushed pineapple - do not drain
Put all ingredients into a large bowl and blend together. Pour into a casserole dish and bake at 350 degrees for 45 minutes.

Advertising in the printed media is like going fishing in an empty pond.  There are no more fish left there to catch!  They have all gone on to better places. Unless they don't have or don't use a computer they have all gone to the internet. People don't want to wait for papers to be published or magazines to be printed - they want the information now and they want it when they have time to use it. They don't want to look at small pictures with limited verbiage when they can watch virtual tours.

Chicken Cobbler Pie - 02/09/09 07:47 PM
1 cup self rising flour
1 stick margarine 1 cup milk
2 cups chicken broth
1 can cream of celery soup
2 cups diced chicken
2 cups diced vegetables (broccoli or whatever you like)
 
Place chicken (and veggies if using) in casserole dish.
Heat broth and soup in separate dish and pour over the chicken.
Mix flour, milk and melted margarine and pour over chicken.
Bake at 375 degrees until hot and brown.

Today was just a gift! We needed a day like today. We were out riding around and everyone was out walking their dogs, playing with their children, working in their yards and washing their cars. After all of the doom and gloom were have heard for so long today was truly a ray of sunshine. We also broke the record with a high of 74 degrees.

Media Turns Positive - 02/05/09 09:16 PM
While working on a virtual tour this morning, I was watching Fox News and was shocked to hear that they were interviewing a representative from the National Association of Realtors and he was saying that the market should turn around sooner than expected. He also went on to say that if the government would put some of the bailout money towards housing it could happen sooner. Whatever, it was really good to hear something positive about housing.

How many of use have taken an overpriced listing over the course of our careers in real estate? Sure we have all done it. We hope the seller will see the light and come down on the price eventually. But who are we kidding? The first two week are the prime time for the listing to sell, when it is new and fresh on the market.
