Are Realtors Salespeople? Should They Be?.....YES!!!! - 11/30/09 08:37 AM

Via Karen Parsons-Fiddler Broker/Realtor (Great Western Realty Group):
We are the experts! We spend our professional lives working in Real Estate....with escrow officers, home inspectors, contractors, appraisers, lenders. Yet how can we explain the unexplainable? Every transaction is different, even if the theme is the same. One of the things I love about my job. I love solving the unexpected.
True sales people are rare and valuable. In any economy, they are the last to leave a company....they are the hope. If they have the skills, and they are skills....not merely personality.....they can facilitate the ideal of win-win. That's what we are … (1 comments)

JUST SOLD by Sandy 3440 Maple Wood Dr, Denver, NC 28037 - NEW CONSTRUCTION LAKE NORMAN - 11/30/09 08:30 AM
I just sold and closed this new construction home in Denver, NC. It closed in less than 30 days and the buyer was extremely happy. It was currently listed for $349,900 and it sold for $334,500. The home had 4 bedrooms, an office, and a full unfinished basement, located on approximately 1 acre.
Repairs and items were finished quickly and the other agent was a pleasure to work with! If you are looking for an agent to represent your home in the Lake Norman area, then ask me for a list of my satisfied Clients!

Waterfront Lot on Lake Norman just REDUCED to $179,650 - 11/30/09 08:18 AM
This lot was reduced from original list of $299K!
This lot is a nice level, waterfront Building Lot on Lake Norman with a Dock in place. Seller says 10 feet deep at end of dock! MLS # 825943
It is located in Sherrill's Ford, right off Highway 150. The lot is gently sloping and sits next door to 3 gorgeous, new construction built homes on a private road.
It's been preliminary perked a couple years ago by the seller for a 4 bedroom. This is a waterfront deal in my opinion! Seller says must sell!

Lake Norman is a place for Big Boats and Boat Sales! - 11/30/09 08:10 AM
I was one of the lucky folks to get to take a ride on the famous Mastercraft 300 on Lake Norman in September.
It was a little cold but thoroughly enjoyable.
This boat retails for over $300,000!! Learn more about the Mastercraft 300
Not only did we get to ride in the boat and learn about all of it's fancy features, but we also got to wake surf behind it!

If you are going to come visit the Lake Norman area, you must take a boat ride! The Catawba Queen can take you around for a fee and show you the … (2 comments)

Door Knocking for Short Sales - 11/30/09 07:44 AM
I love this post by another agent about Door Knocking. I actually tried it my first year in the business with Expireds! I really works!
Via Jacob Swodeck (www.PartnerFirst.org):
In the past (late 1990's), door knocking on properties in default was a staple for any blue collar realtor working the pre-foreclosure sector.  We had a whole army assembled and equipt with data, scripts, knowledge of available options, compassion, and savvy.  You never know when you're going to get a cigarette flicked in your eye (it has happened) but you did it anyway.  Evenings and weekends were prime time and you expected to … (1 comments)

When A Realtor® Sells Her House - 11/30/09 07:42 AM
I just showed an agent's home and there was a showing time restriction and personal photos all throughout the home.
Via Patricia Kennedy (Evers & Company Realtors):
When doctors gets sick, they go to a doctor - a colleague - to seek treatment.
When a lawyer is facing the slammer, he hires the best lawyer he can find to represent him.
When Realtors® decide it's time for a move, they almost always list their own homes.
The thought of moving has crossed my mind lately, and it's also crossed my mind that, when it comes to my own house, I have not one … (2 comments)

What is a Buyer's Market Anyway? - 11/21/09 09:12 AM
J Philip has some GREAT points here. I think feelings are similar around the country
Via J. Philip Real Estate LLC Briarcliff Manor, NY:
Now is a great time to buy real estate. I was quoted 3.75% on a 7/1 ARM today (great if you are putting a lot down and plan to move in 5 years or less), and 30 year fixed are getting deliciously close to 5%. The high inventory and low prices are all in the buyer's favor. I see homes off 25-30% from their peak in some very nice areas, and even more in some parts. Sellers want to make a … (1 comments)

Flyers or No Flyers? - 11/20/09 01:31 PM
This is a post by a real estate agent in Florida. I feel some of the same feelings towards the flyers. The more flyers I have out, the less calls I get.
Via Scott Taylor, P.A. (Taylor Group Realty International):
Years ago I decided to try taking off all my tubes and flyers off my yard arm signs on my listings to see if I could get more calls. I decided that since I wasn't getting many calls that I'd try it. I had about 20 listings at the time and it was a chore refilling all the tubes but more than that … (4 comments)

Be Careful What You Write ~ Social Networking Is Becoming A Ripe Plum For Lawsuits ! - 11/09/09 04:35 PM
Be careful what you say out there folks!
Via Bonnie Vaughan, CNE (Century 21 Sherlock Homes,Inc):
The Internet and social networking concept is constantly changing.  Various venues like Twitter, Facebook, MySpace and Active Rain have grown in leaps and bounds.  Hundreds of thousands of users posting millions and millions of words a day.  Some are humorous.  Some are trivial.  Some are damaging and in some instances are intended to do harm to an individual or business. The issue of Freedom of Speech is often bandied about and used as justification for saying the most uncomplimentary things.  The First Amendment does not protect … (5 comments)

Top 10 Things to Consider When Buying Lake Norman Waterfront Homes - 11/02/09 04:34 PM
Top 10 Things to Consider When Buying Lake Norman Waterfront Homes Does it have a dock? Some shoreline areas of Lake Norman are environmentally protected or do not have enough shoreline footage, and therefore cannot ever have a dock built. This is good to know when buying property, as the value of the home or lot is sometimes higher if you can have your own dock. Is it on a well and septic tank or City water/sewer? If you find a home on a septic system with it's own well or community well, then the lot size is usually larger to … (5 comments)

Seven Ways to Use a Home Inspection Report - 11/01/09 09:49 AM
Some tips for buyers and sellers on the use of the inspection report
Via Jim Bushart (Home Inspection Services of Missouri):
In random order, I present to you seven different ways in which a home inspection report can be used by parties to a real estate transaction for advantage and benefit.
1.  Buyers can consider the reported conditions of the home's systems to determine their ability to afford to maintain the property.  A home with a 12 year old water heater, an 18 year old furnace and a 25 year old composite shingled roof is going to need some costly investments in the … (6 comments)
