My home is now an AT&T micro cell tower. - 06/28/10 08:29 AM
For all you AT&T Iphoners out there! This is the perfect gadget! Via Richard Iarossi, Crofton MD Real Estate, Annapolis MD Real Estate (Long and Foster® Real Estate, Inc.): Cell phone signals go up and down as indicated by the number of "bars" the phone shows. The more bars the stronger the signal to the cell tower, and the greatest chance of a clear call that doesn't get dropped. My home office was good for anywhere from one to five bars. Starting today, my entire house is 5 bars...all the time. Did AT&T increase their towers in my area. No, but I did (1 comments)
8 Buyer Clients and 2 Contracts in One Day---The Ultimate in Lead Generation - 06/28/10 08:25 AM
Proven once again that open houses are for catching Buyers! Via Michelle Gardner (Advance Realty USA): I have many opportunities to speak to agents and brokers on a variety of marketing, advertising, public relations and technology issues. This particular topic is one of my favorites. Have you ever heard the story of how elephants are trained to be obedient to their keepers? Have you ever wondered why they don't just run away? I mean, given their size and strength, why in the world would they stay chained to a post in the ground that they can easily yank out? The reason is that (0 comments)
Via Christopher and Stephanie Somers - Realtors - Philadelphia Real Estate (Owner - RE/MAX Access): 5 Things to Do After June 30th to Grow Your Business !
If you are like us, we have been incredibly busy due to the Tax Credit stimulus. The weeks leading up to April 30th were crazy getting buyers under contract and having the majority of our listings fly off the shelve, several with multiple offers. All of those deals have either already settled or will be settling in the next few days. It has been an incredible 2010 for The Somers Team already ! However, (0 comments)

5 To Dos Before Marketing Your Home - 06/22/10 12:00 PM
I posted a blog like this a while back! Always great tips Via Kristen Ueckert (Ueckert Realty LLC): 1. Flower up curb appeal. Do the lawn and bushes look neatly manicured? Could it use more? Are pretty flowers or plants framing the entrance? Is the walkway free from cracks? Does it smell like blooms or manure as you approach the front door? Are the windows clean? Is the paint peeling? Is the grass healthy? Weeds are green, too, you know, so by healthy I not only mean green, but I also mean no weeds. Does your front door have a fresh coat of stain (1 comments)
Via John Mulkey, Housing Guru (TheHousingGuru.com): According to David Stevens, head of FHA, the U. S. housing market is on life support. In an article in Bloomberg Businessweek, Stevens is quoted as saying: “This is a market purely on life support, sustained by the federal government.” He went on to say that the FHA’s monopoly of residential lending is “a sign of a very sick system.”
We should all be concerned by the level of lending from FHA and the potential for disaster should large numbers of the loans default. Earlier this year an article in the Washington Post reported (1 comments)
Yes, My Buyer Has the Money to Buy . . . Does Your Seller Have the Money to Sell? - 06/22/10 10:46 AM
I couldn't agree more. Via Trent Cluley -- Pickens County Georgia Real Estate (Keller Williams Realty - Select Partners): Yes, My Buyer Has the Money to Buy . . . Does Your Seller Have the Money to Sell? Get the facts on the seller's ability to sell, before putting the home on the market!I believe it is pretty standard real estate practice in most areas to have a pre-qualification / pre-approval letter (or proof of funds), to submit to the seller along with the buyer's offer. It reassures the seller and provides the buyer a stronger bargaining position. In fact, experienced agents generally like to have a copy of (0 comments)
Blue Stone Harbor Homes for sale - Cornelius, NC 28031 - 06/15/10 05:33 PM
Blue Stone Harbor is a subdivision located in the heart of Cornelius. It is less than 5 minutes to I-77 at exit 28 and within walking distance to shops and eateries. I love that it is full of sidewalks and has lake access (boat ramp) and boat docks. Some of the homes for sale come with Deeded Boat Slips. The dock is gated and locked for owners and the boat ramp has a day dock as well. Also within walking distance is the Fresh Market. I love having such fresh produce and meats close by!

Mow The Freakin’ Lawn! - 06/15/10 10:47 AM
I couldn't agree with Patricia more about how important it is to maintain the property until the closing. Buyers get cold feet! Via Patricia Kennedy (Evers & Company Realtors): Mow The Freakin’ Lawn!Sellers need to understand one thing:Your transaction is most vulnerable on settlement day. Here’s what happens – The buyers are driving to your house to do their final walk-thru. On their way, they have to stop several times along the side of the road due to attacks of car sickness. By the time they get to their new home, that until today they loved, they are ready to move to France (1 comments)
I just found out the property I was making an offer for my client on last night has well over 30 offers!! Asking price was $39,000 on Short Sale. Many offers came in around $100,000. My Question is:Do you think Sellers should be underpricing their Short Sale Homes by 10%, 20% or ?This was underpriced by about 70%....Why? Causes a stir for nothing, at (4 comments)
