Wow, I can't believe some of the good deals I have seen latley. Between foreclosures and bank owned properties, it should be a field day for buyers.

I saw this great deal in Mirasol Country Club in Palm Beach Gardens and figured I would share it with everyone.

This is a condo/Townhome with a great view of the golf course and just walking distance to the clubhouse.  It seems like a pretty good deal in Mirasol.

I just had to update my ethics course for my license and they spoke so much about exclusive buyer's agreements, I was just curious how many people used them. It is very hard to ask someone to sign something, although I do believe that is the way it SHOULD be done. With the price of gas and the number of lookers out there, you would think people would be loyal. But they are NOT!!

I would love to know if people are using these agreements and what they tell there clients to get them to sign them. People hate being tied down to an agent when they want to see a property on a whim, but shouldn't the agent that has already been working with them be entitled to the commission.

If anyone has any good examples of these agreements or has a trick to get people to sign them I would love to hear it.
