Wow, I can't believe some of the good deals I have seen latley. Between foreclosures and bank owned properties, it should be a field day for buyers.

I saw this great deal in Mirasol Country Club in Palm Beach Gardens and figured I would share it with everyone.

This is a condo/Townhome with a great view of the golf course and just walking distance to the clubhouse. It seems like a pretty good deal in Mirasol.

Buyer Broker Agreements

I just had to update my ethics course for my license and they spoke so much about exclusive buyer's agreements, I was just curious how many people used them. It is very hard to ask someone to sign something, although I do believe that is the way it SHOULD be done. With the price of gas and the number of lookers out there, you would think people would be loyal. But they are NOT!!

I would love to know if people are using these agreements and what they tell there clients to get them to sign them. People hate being tied down to an agent when they want to see a property on a whim, but shouldn't the agent that has already been working with them be entitled to the commission.

If anyone has any good examples of these agreements or has a trick to get people to sign them I would love to hear it.

What's up with Builders

Am I the only one having trouble with builders now.. They entice you with these high percentage offers and are then negotiating your commissions the second anything gets close. Atleast when the market wasn't hot and builders were offering less, we knew the deal. The builders are going directly to the buyer and complaining about how much they are paying us, and renegotiate our pay without our knowledge.

I have two deals pending now where the builders are being unreasonable and will never get future business from our team. These builders don't understand that we bring them buyers and if they mess with us, our friends are realtors and the word will get out. Don't offer 5%,3% and then not honor your committment.

I understand that times are tough, but they are for us as well. Don't false advertise, offer what you are prepared to give.

And if you do not, do not be surprised if your name is all over the internet as the builder to avoid.
