Brevard County Schools are proud to announce another successful year of dual enrollment.
Brevard County Schools rank number one in participation in the ten largest school districts in Florida. Dual enrollment allows a high school student to enroll and earn college credit at a local community college at the same time they are working towards their high school diploma.
There were 4541 course enrollments here in Brevard County in 2008. 
In 2008 there were 87 high schools students that graduated with their high school diploma, as well as an Associate of Arts degree at Brevard Community College.
Now, that's impressive!

Grant Seafood Festival This Weekend - 02/28/09 02:08 PM

The 43rd Annual Grant Seafood Festival will be held this weekend here in Brevard County Florida.
The festival boasts some incredible seafood, including shrimp, scallops, oysters, crabs, conch, clams, squid and shrimp and lobster bisque. There will also be hot dogs and hamburgers.
This annual event will also feature live bands such as Rush Release and Sweetwater Junction.  There will be over 100 craft booths and art displays.
The weather is perfect this weekend and they are expecting some 20,000 visitors.
The festival hours are 10:00 AM to 7:00 PM on Saturday and 10:00 AM to 5:00 PM on Sunday.

Nearly everyday I make it a point to get outside and take a walk with my dog, Bailey the Boxer. He loves it.  It keeps him fit and trim and it gives me a chance for some "me" time.  I get to breathe the fresh air and I get the opportunity to clear my head and step away from everything for 45-50 minutes each day.  I love the feeling I have after coming back in from a brisk walk.

Town Hall Education Meeting at the Maxwell C King Center - 02/22/09 11:09 AM
Brevard County Florida public schools are facing $66 Milllion in budget cuts for the 2009-2010 school year in order to offset state and local revenue shortfalls.
There will be a Town Hall Education Meeting held at the Maxwell C. King Center for the Performing Arts on Monday, February 23, 2009 at 7:00 PM.  The meeting is being sponsored by the Brevard Federation of Teachers, The Brevard Association of School Administrators and the International Union of Painters and Allied Trades. It is being held as an effort to persuade Florida legislators to find an alternative to these budget cuts.

Favorable Investor Guidelines from Fannie Mae - 02/21/09 07:15 PM

 
According to the Florida Association of Realtors Fannie Mae has changed their guidelines and now real estate investors can own five to ten properties, instead of only one to four. The change goes into effect on March 1, for qualified homebuyers. 
Investors must have good credit for at least the past 12 months.
Here is a link to the new Fannie Mae guidelines. I think it will be instrumental in allowing additional investor opportunities in buying real estate across the country.

We All Have A Guardian Angel...but a Guardian Dog? - 02/20/09 08:50 AM
Yesterday I wrote a post about Stephanie, my 16 year old that has the flu. She missed school yesterday because she was feeling terrible.  It seems that everyone we know is passing it around right now.  (Don't give it to me, I don' t want it!)
Stephanie had a fever and we were able to break it and she was back down to 99.0 degrees. This morning when I got up to check on her it was up to 103.8.  So, I called the doctor.  He told us exactly what to take.  So, we have been following his orders.

Willie Wonka and the Chocolate Factory Tonight - 02/20/09 08:20 AM

West Shore Junior Senior High Middle School will be performing Willie Wonka and the Chocolate Factory tonight. The show will cast a group of incredibly talented students under the direction of Mrs. Fallon, head of the performing arts department.
The show will be held at the new performing arts auditorium on campus. 
Doors open at 6:30 for a 7:00 performance.

Flu Season is Here and It Seems to Be Touching Everyone We Know - 02/19/09 08:02 PM
I just read in the newspaper that flu season is coming late this year. Well, it's here and my daughter's got it.  For the past month we have talked to dozens and dozens of people that have been sick or have a family member that has been sick for weeks.

Our real estate market here in Brevard County is flooded with short sales and foreclosure properties.  There are some absolutely fantastic deals for buyers today.  There are short sales at under $100,000 that are 1700 square foot homes, 3 bedroom, 2 bath, 2 car garages, on .23 acres,  2-3 years old, many never lived in.  The deals are phenomenal!
Over the past couple of months I have seen a trend with buyers.  Buyers are not interested in what comparable homes have been selling for in an area.  They are interested primarily in what THEY WANT TO PAY for a property. PERIOD! … (9 comments)

FEMA Flood Maps Are Changing and Some Owners Aren't Happy - 02/17/09 02:12 PM
Some homeowners are finding that they have to go out and shop for flood insurance on their home, when they were never required to have it before. The change is because FEMA, the Federal Emergency Management Agency is converting their flood insurance maps to digital maps. In the process, they are finding that some areas of the country have been rezoned, as the digital maps are much more precise than previous maps.

According to the Melbourne Association of REALTORS here in Brevard County Florida,  Real Estate Statistics for January 2009 are as follows:
For single family residential units:
There were 692 new listings.
This is a decrease of 22.94% from Jan. 2008 of 898 new listings.
Year to date in 2008 there were 8602 new listings.
Year to date in 2007 there were 11305 new listings.
 
There were 209 sold listings.
This is a 29.81% increase from Jan. 2008 of 161 sold listings.
Year to date in 2008 there were 3139 listings sold.

Appraisals Will Be Done By AMC's - 02/16/09 06:52 PM

According to Florida Association of Realtors, beginning May 1, 2009, a new federal regulation will mean that mortgage lenders will no longer be able to call or hire their own appraisers to do appraisals for them. The appraisals will be handled by a separate party, or an outside appraisal management company. Lenders and realtors will not be allowed to have any contact with these AMC's.  The theory is that a lender or realtor will not be able to put any undue pressure on an appraiser to make sure that an appraisal reflects a specific contracted sales price.

It's important to cut costs to help save money whenever and wherever possible. 

 1) Clip coupons and shop for items on sale.
 2) Buy store brands on items when possible.
 3) Plan for that large purchase ahead of time.
 4) Pay with cash only. If you don’t have the money. Don’t make the purchase.
 5) Pay your high interest credit card bills off first.
 6) Get rid of your landline and switch that number to a cell phone.

People Work Hard, But Are They Getting Paid? - 02/12/09 07:12 AM
My daughter came home from school the other day and said, "Mom, did you know that there are kids in my class that don't have a savings account?" Now this is coming from the kid that makes us pay her interest when we're running short on cash and haven't made it to the bank to withdraw some money.
Do you pay yourself first?  Do you pay yourself at all?
We come home with a paycheck. It gets deposited to a bank account.  We sit down and write out a check or get online to pay our:

Last week my teenage daughter tried out for the school play, Willie Wonka and the Chocolate Factory. I love that movie, it's one of my all time favorites.

As a landlord, would you rent to tenants with poor credit? Especially in light of the current changes the real estate market is undergoing.  I SAY ABSOLUTELY!* A tenant with a foreclosure or bankruptcy?
What is the reason for the bankruptcy or the foreclosure? Did they get caught up in the sub prime mortgage mess and their taxes, insurance and interest rate adjusted up? I just saw an ad in the paper advertising...buy a house, and get a car.

Interesting idea, or it is just a waste of time?
Today some sellers are offering buyer incentives.  They are offering something of "value" to entice a client to buy a specific home.
Realtors know they must do everything to make their property listings appear "different" from similar homes offered for sale. So, they're advertising free sailboats, cars, furniture and more.

They can easily find the information on this free handy website.*
Type in an address across the country and it will provide an estimate of what approximate comparable rents are.
I have tried it in my area of Brevard County Florida and found it to be pretty accurate.

The people or the houses...and lots of them? 
At the peak of the real estate market in 2004-2005 houses were selling like hotcakes for over inflated prices. 
The numbers of new realtors in the business double and tripled in many areas.
The number of mortgage companies multipled. 
The number of appraisers increased.

According to the Florida Association of Realtors in 2008:
 

Single family homes accounted for 70% of purchases.
New home purchases accounted for 25% of  purchases.
The median price of homes purchased was $207,000.
The median square footage was 1760 square feet of living.
Buyers purchased a home within 15 miles on average of their previous home.
79% of buyers said commuter costs were a factor in their home purchase.
Buyers indicated they will live in their home for an average of 10 years.

Do you remember that commercial from TV? The little boy goes up to Mr. Turtle and asks, "Mr. Turtle, how many licks does it take to get to the tootsie roll center of the tootsie pop?"  And Mr. Turtle says, "I don't know, ask Mr. Owl." So, the boy takes the tootsie pop to Mr. Owl and asks the same thing. I recently wrote a post about my friend, the one that every tenant loves, that has tenants that hadn't paid him rent in over 5 months. Well, here's an update.
The article indicated that my friend is the most lenient landlord in the world.  He has a weak spot in his heart and lets tenants go for months without paying. He's too nice to be a landlord, and he knows I feel this way about him because we've  talked about it.
