We recently went out and had dinner at the Pizza Gallery & Grill located at 2250 Town Center Ave Suite 113 in the Avenues Shopping Plaza in Viera, Florida.
The Pizza Gallery & Grill has been serving for 20 years. They serve the best in italian food, fish, steak, salads and sandwiches. They have been voted the best pizza. I received this today in an email. Now the fraud e mails are coming from people claiming to be American Soldiers in our military admitting that they are engaging in illegal activities. It's incredible that these people are stooping to these levels by disgracing our American soldiers that are out on the front lines fighting for our freedom. The beginning of the new year is always a great time to do some decluttering around the house. I've picked up new things around the holidays and I have Christmas gifts that I have to finish finding a place for. I know that if I don't take the time to get rid of some of the things that I don't use or want anymore, then I'll get buried in "stuff".

I was recently contacted by a woman, through the internet, that inquired on putting her recently deceased father's Palm Bay home on the market. We arranged for a time to meet, so we could discuss the current market, my marketing plan for selling the home and a realistic list price for the property.
Prior to our meeting, I contacted my title company to do a preliminary search on the home's title, to discuss the way in which title was held on the property and what documents would be needed for a closing on this estate.

Be Sure You Know the Details of the Homebuyer Tax Credits - 01/22/10 07:45 PM
The first time homebuyer tax credit and the move up buyer tax credit will be expiring in a couple of months. Buyers must have a property under contract by April 30 and they must close on it by June 30, 2010.
Some are missing some of the important details of the tax credit.
Buyers should know they can claim the credit on their 2009 or their 2010 tax return. Some are even going back and amending their 2008 returns.

Florida Residents, It's Time to File for Homestead Exemption - 01/21/10 12:27 PM
If you own a home in Florida, and live in it as your primary residence, then Florida law typically allows you a $25,000 tax exemption on the assessed value of the property. If you purchased the property in 2009, then it is time to for you to file for homestead, as it doesn't automatically transfer to a new owner, at the start of the new year. An application must be filed. After that, the exemption automatically renews, if you remain eligible.

A Trip to Daytona Beach - 01/16/10 09:27 PM
Today we took a trip to the State Cheerleading and Dance Competition being held in Daytona Beach Florida. Daytona is about an hour and a half away from Melbourne.
The Satellite High School JV Cheerleaders took second place in the competition. They missed first place by 1 point.
After the competition we headed out for some sight seeing.
We expected warmer weather, somewhere in the high 70's. It stayed overcast and drizzly all day, and it was really chilly. I don't think it got as warm as was originally anticipated
We were able to see the Daytona Beach Pier.

According to the Melbourne Association of REALTORS here in Brevard County Florida Real Estate Statistics for December 2009 are as follows:
For single family residential units:
There were 525 new listings.
This is an increase of 3.14% from December 2008 of 509 new listings.
Year to date in 2009 there have been 6989 new listings.
Year to date in 2008 there were 8602 new listings.
There were 258 sold listings.
This is a 10.73% decrease from December 2008 of 274 sold listings.
Year to date in 2009 there were 3688 listings sold.
Year to date in 2008 there were 3160 listings sold.

Does List Price Really Matter? Is there A Difference Between $149,999 and $150,000? - 01/05/10 01:25 PM
Okay, let's say that I'm getting ready to list a property for sale. We have studied the comparable sales, the homes that are currently under contract and reviewed the homes that are for sale. Based on the comparable sales we agree that the proper starting point for the house is right around $150,000. This allows the seller enough negotiating room to come down to the home's current market value, based on recent sales of similar properties.
So, the question is, do you price the house at $150,000 on the nose?

A Cold Snap Hits Brevard County - 01/03/10 10:58 AM
I have been keeping my eye on the weather across the nation. I see that many states have areas that are covered in snow. We are hearing of Realtors in other parts of the country that can't show houses because they can't get out of their homes. Lockboxes on homes for sale are full of ice and are frozen shut. Some real estate markets are slow because buyers are not out looking, due to the inclement weather.
