How many times have we heard it?  "This house doesn't look anything like the pictures?"
Earlier in the week, while showing houses for sale, I pulled up to a house when my buyer said, "This isn't it. It can't be." 
The for sale sign was in the front yard. 
"Let's double check the address... 2480 Main Street," I said.  We looked at the computer printout again.  We double checked the house address. 
"This isn't it," my buyer insisted.   We checked, yet again. And found that it really was it.
So, we went in.
We walked through the property, and looked at it thoroughly.

  It's time to get your house on the market to sell it, but there are a number of items that haven't been fixed since you've lived there. "Oh what the heck, just leave it for the guy who buys the place. He can do it." Well, not so fast. That decision may cost you thousands. Brevard County Residential Property Sales - August 2011 - 09/27/11 11:24 AM
     
The average sales price of single family houses in Brevard in August 2011 showed a decrease of 13.25% from July 2011.
However, it was an increase from August 2010 of $156,929.
We are seeing an indication of a slight nudge upward in average sales prices year over year.  In my opinion, this is because we are beginning to see our market moving more briskly than it did last year.  And buyers are feeling a bit more confident in their homebuying decisions, with still low prices and interest rates somewhere around 4.00%.  So buyers are in a position to purchase a … (3 comments)

Brevard County Residential Property Sales, Number of Units Sold- August 2011 - 09/26/11 09:41 AM
 

 
 August 2011 showed an increase of 1.20% over July 2011 in the number of single family houses sold.
In August 2011 the number of units sold dropped from April, May and June 2011 of 370, 377 and 352.
August 2011 units sold increased by over 25.75% compared to August 2010.
In my opinion, the 25.75% increase from August 2010 to August 2011 is because buyers are becoming more confident in the Brevard County Real Estate Market. We are finding more clients coming in from overseas and out of state, interested in investing their money in real estate.  Investors have also gotten … (4 comments)

Well it's official, CNBC reports that according to a study by CareerCast.com, Real Estate Agent did make it into the number ten spot on the list of Most Stressful Jobs of 2011. 
CareerCast looked at 200 different professions and they weighed eleven different factors when determining the stress levels of certain jobs.  They looked at growth potential for the job, work environment stresses, competitiveness, deadlines, physical demands and how dangerous the jobs are.

Is there sufficient drainage?

We are fortunate enough to have Port Canaveral right here in our own backyard. 

 In 2011, Port Canaveral is currently home to
Carnival Cruise Lines, Disney Cruise Line, Royal Caribbean International, and Norwegian Cruise Lines.
 These ships sail out on 3 to 7 day cruises to the eastern Caribbean and the Bahamas. 

The Victory Casino also heads out for an evening of fun and gambling.

This is a great time of year to book a cruise.

Jellyfish are turning up all along Brevard County Beaches these days.  Over 150 beachgoers were stung yesterday by these beautiful looking creatures.

A jellyfish can sting you in the water or on the beach.  Even the dead ones are capable of a nasty, itchy sting.  Vinegar seems to be the best remedy should you tangle with one of these guys.  Check with lifeguards, as they have been keeping plenty on hand.

Watch out as these guys burrow themselves in the sand. So ,you don't want to step on them.

Jetty Park is located in Cape Canaveral Florida. People travel from all over the country to visit this beautiful area which boasts a campground, playground, beach, and famous fishing pier. 
The pier is a great place to fish during the months of September through November.  Mullet, Blue Fish and Lady Fish are prevalant in the waters.  Often you can spot a couple of manatees, sea turtes or dolphin.

Downtown Melbourne Friday Street Party - 09/09/11 11:44 AM
There will be no Satellite Varsity High School football game tonight. 
Next Friday the Satellite Scorps will be playing the Viera Hawks at the Viera Stadium.
But, remember it's the second Friday of the month and around here that means the Downtown Melbourne Street Party will be tonight from 6:00 to 10:00 PM. There will be live entertainment, food, fun, hot cars on exhibit and lots of friends. Many of the local shops are open and the restaurants are serving great food.

I love taking pictures and my favorite pictures are those of sunsets, because every one is different than the last.  I haven't really taken any pictures of the sun rising, because those who know me, know that I'm not much of a morning person. I am usually up and getting ready for my day while the sun is rising. And, it rises in the east over the Atlantic Ocean, about 10 minutes from me.

So often, in helping buyers find their first home, I can’t help but think back to my first home away from home.  And, oh what a home it was! I was 21 years old.  My first home was a mobile home.  No, let’s just call it what it was, it was a trailer, a rickety old single-wide 12 x 60 foot trailer, that needed alot of tender loving care. It was downright ugly.  It needed a good thorough scrubbing from top to bottom and a coat of paint.
