Rents Are on the Rise - 10/31/11 03:30 PM

The Census Bureau has reported in the past year there has been an increase of 1.4 million households from homeownership to renting.  Some new to the rental market are owners that lost their homes to foreclosure, or sold them in a short sale (selling for less than today's market value). 
With this surge of new tenants, rents are on the upswing, after several years of falling. We have seen a 5.17% annual increase in rents.  Some predictions indicate that rents will continue up in the next year.

Currently the majority of buyers in Brevard County are buying real estate with cash.
Is cash really king?
Does it matter if a buyer is getting a mortgage to purchase a home? Or does cash make a purchase easier?
A buyer purchasing a home with a mortgage has to be preapproved for that mortgage. They typically are required to get a termite inspection, most get a home inspection, the house must appraise for at least the purchase price. A survey of the property boundaries is usually required.   Don't forget, this is the final weekend for Boo at the Zoo, at the Brevard Zoo.

This week, I was out showing houses to first time home buyers.
It was our first day looking at houses. The first day out gives the buyer and I an opportunity to get to know each other better. We find out more about each other, and as we look at more houses, and they tell me their likes and dislikes, I am able to get a better "feel" of what they are really looking for in a property.

I Am Quitting My Real Estate Career, So I Have Time to Sit Back and Count My Millions - 10/27/11 09:35 AM
 
 First thing each day I typically sit down to check my e mails. I have two e mail accounts - one is personal and the other one is for my business.
My mailbox was empty last night and this morning I had over 60 e mails in my junk mail box. I really wish it would stop. It takes time to get through them, and I want to be sure that I don't miss something important.

Market Report - Brevard County Residential Sales - Types of Financing - 10/25/11 12:56 PM
Statistics for existing home sales from the Melbourne Area Association of Realtors are as follows for the month of September 2011.
The chart represents the breakdown in transactions according to the types of financing use to acquire the property.

 
I find it very interesting that over 50% of the sales were cash purchases.  However, in reviewing the numbers, out of 57 total condominium and townhouse sales in September 2011, 39 of those were cash purchases.  Now, that's not surprising.

Don't forget that Kennedy Space Center Visitors Complex is hosting their Free Brevard County Residents weekend through Sunday. 
This is the VAB (pictured) Vehicle Assembly Building, and has been used to assemble and house launch vehicles. It is the largest single story building in the world.
It is the fourth largest building in the world by volume. The American flag on the side of the building is the largest painted American flag in the world.

Holy Name of Jesus in Indialantic will be hosting their annual Fall Festival this weekend.
There will be lots of different kinds of food: barbeque, hamburgers, hot dogs, bratwurst, funnel cake, french fries, snow cones, cotton candy and my favorite, funnel cake.
There will be live entertainment, including dancers, singers, flag and baton twirlers.

Kennedy Space Center Visitor Complex Free Brevard County Residents Weekend - 10/20/11 10:01 AM
The Kennedy Space Center and the Brevard Sharing Center are hosting their free Brevard County Residents Weekend and food drive October 21, 22 & 23, 2011. This is their 12th Annual Salute to Brevard.
Brevard Residents can bring up to five guests for free admission to the KSC Visitors Complex.  Proof of residency is required: a driver's license or utility bill.
The Sharing Center asks that each guest donate at least one canned good or nonperishable items, although this is not a requirement for admission.

I was Watching the Whole Time, But it Still Got Away from Me - 10/16/11 02:37 PM

I had my eyes open the entire time.
We saw the first steps.
We heard them speak their first words.
I changed careers so one of us could be there for it all.
We took them to every dance practice, baton practice, soccer practice, powerlifting practice and cheerleading practice.
We never missed a field trip, or a dance show, or a play or a concert.
But here it is, Stephanie graduated and is in college full time this year. 
And, Sam just went to her Junior year Homecoming Dance.

When purchasing a house, here in Florida, typically, on the day of closing, the buyer and the seller sign their closing documents.   Sometimes the buyer and the seller sign their documents separately, at a different closing table, at different times, depending on scheduling and the complexities of the transaction. It takes the buyer longer to get through his documents, especially if he is getting a mortgage.

Homecoming Week at Satellite High School, Satellite Beach FL - 10/11/11 09:13 AM

It's Homecoming Week at Satellite High School in Satellite Florida. 
Last night kicked off the beginning of the festivities for the week.
The Powder Puff Flag Football game was played, Senior girls vs. Junior Girls. 
And the boys were dressed up like cheerleaders. Let me say those boys needed a bit of pep to get the crowds excited. 
The Seniors beat the Juniors, 28 - 13.  Good job girls.

I was contacted by a buyer interested in purchasing a Melbourne Florida property.  She was referred to me by a previous client. The buyer had already gone on the internet and applied for a mortgage with an online lender. She was preapproved. I asked if she had received a good faith estimate (an estimate of her interest rate and closing costs) from this lender. She had not. I advised that she contact the lender and request a GFE.
