Last Day of the Atlantic Hurricane Season - 11/30/11 08:42 AM
This morning we woke up to a slight nip in the air. It's a refreshing sign that Winter is just around the corner. When we wander out we see holiday lights up already and signs that Christmas is right around the corner.
Today marks the final day of Hurricane Season.  And, all has been quiet in our area. Hurricane Season runs from June 1 through November 30 and we kept our fingers crossed that we weren't going to be hit with any inclement weather.  The only storm this year that made landfall was Irene in August.  So, we've been blessed.

Space Coast State Fair is in Town - 11/12/11 03:12 PM
The Space Coast State Fair is in town until November 20, 2011.
And, it promises to be a great time for everyone. 
Bring your friends because the fair boasts midway rides, a traveling circus, monster trucks and bull riding.  And, what's a good bull ride without clowns?
There will be a hot dog eating contest and a pie eating contest. 
There will be plenty of food and my favorite: funnel cake.
Bring your pets because there will be lots of contests: the most adorable puppy, best pet trick, ugliest dog, mystery mutt and best pet costume.

The Ascension Fall Festival is here again.
Come on down and enjoy the fun.  This is an event for the whole family.
There are inflatable rides and games for all ages.
Entertainment includes singing and dancing.
Enjoy all the vendors with their incredible edibles.  There are hot dogs, hamburgers, brats, italian sausage, teriyaki beef, egg rolls, cotton candy and so much more.

Tonight's the Big Beach Bowl rivalry football game between Satellite High School Scorpions and the Cocoa Beach Minutemen.

The government is considering taking some of the empty, foreclosed houses and putting tenants in them.  The thought is that this would keep house prices from falling further, by taking unsold foreclosures off the market, according to the Wall Street Journal.
 
In many areas of the country, rents are on the increase, while house prices have declined.  Lenders of foreclosed houses could collect rent that would help ease the burden of expenses on empty properties thus helping to pay the taxes, insurance and upkeep.  The houses … (20 comments)

"I'm looking for a steal," the voice on the other line said, "I want to buy a house for pennies on the dollar.” This is another of those calls we have been getting from out of town prospects.
Now I can't blame them. Who doesn't want a great deal when they buy a piece of real estate? I sure do!

A Bit of Tweaking will Do the Trick - 11/08/11 11:56 AM
  At this time of year, after setting our clocks back an hour, it seems to take a couple of days to get used to the new time. The day begins it's shift into evening around 5:30. Yesterday, while out showing houses at 4:30 the darkness crept in earlier than we were used to. We were standing in a driveway, swatting at mosquitoes, buzzing by our heads. Before too long it was dark. The day ended quickly.
This is a time of shifting things a bit, to accomodate schedules.  We have to meet folks out at houses a bit earlier than we used to, … (6 comments)

We have been hearing so much about the snow in other parts of the country. 
We have been really blessed here in Brevard County Florida.
The weather has been in the 70's to low 80's during the day, with no humidity.
At night it's been in the 60's. 
We've turned the air conditioning off and we have the windows open. It's been beautiful here!

Being a Landlord Comes with it's Challenges - 11/06/11 03:46 PM
The Brevard County rental market had been a bit challenging over the past several years.  For a while it was a bit on the soft side. The phone hadn't been ringing like it used to, and many of the calls coming in where from less than desirable prospects. We were wondering where the tenants were hiding.
But, it appears that has changed.  According to the Census Bureau over 1.4 million homeowners have shifted to rental housing in the past year.  We have been seeing rents on the rise.

Here we are again, it's time to fall back.  Daylight Savings time ends and we start Standard time again.

Market Report- Brevard County Beachside Residential Properties for Sale and Sold - 11/05/11 01:14 PM

 
These graphs represent the properties that are for sale and those that have currently sold on the beachside. This includes the communities of Cape Canaveral, Cocoa Beach, Satellite Beach, Indian Harbour Beach, Indialantic and Melbourne Beach and the South Beaches.
It's interesting to see that the number of short sales and foreclosures on the beachside are much lower than the number of short sale and foreclosure properties in Palm Bay and in Melbourne.  The Beachside communities consist of many condos and upper scale properties.  And,,many of these condos were paid for with cash.  Thus, you wouldn't see the foreclosure or short … (2 comments)

Satellite Beach will be hosting a Salute to our Troops Founders Day Celebration, Saturday November 5, 2011.
Festivities will include fun for the entire family.  There will be a parade from DeLaura Middle School.
There will be plenty of food and drinks, music and live entertainment.  Bring your shopping basket to pick up some fresh plants and produce at the farmers market.
The celebration will be at the David R. Schecter Community Center at 1089 South Patrick Drive in Satellite Beach. The event ends at 3 PM.

These graphs show the ratios of regular properties to short sales and bank owned properties in Palm Bay.
The first graph indicates the properties that are currently available for sale.
The second reflects the October 2011 sales in Palm Bay.  I find it very interesting that although the majority of the properties for sale are not short sales or bank owned properties, the combined majority of properties that have sold are those.  Currently there are more investors getting into our real estate market. Many are buying as long term investments. A Snake in the Garage - 11/04/11 11:45 AM

We found this corn snake yesterday in our garage. He was coiled around the wheel of the recycle bin.  We carefully guided him out of the garage, and into a safe place in the grass.
The Corn snake is found in the Southeastern and Central United States.  Corn snakes are docile in nature and they are reluctant to bite.  They typically grow up to less than 6 feet long.  They feed on small rodents, especially rats and mice.  These snakes can live up to 23 years old.

These graphs give a breakdown of the ratio of traditional/regular properties to short sales and bank owned properties in Melbourne.
The first graph reflects the properties in Melbourne that are currently for sale.  It seems that over time the number of bank owned properties has dropped.  We have been seeing more investors getting into the market, and many have been scooping up these properties, because they can get them at reasonable prices, and get to closing quickly. It's interesting that there are currently only 25 bank owned properties for sale. And, 10 bank owned properties sold in October. … (10 comments)

Here it is already, property tax time again. Property tax bills have been arriving in the mail this week in Brevard County FL. And, since property values have dropped or leveled off, then theoretically our tax bills should be lower, right?
Well, that may not be the case for everyone.
Many owners anticipated a drop in taxes, because the market values on their homes dropped.
