Keeping an Eye on Tropical Storm Isaac - 08/23/12 07:50 AM
We're keeping a close eye on Tropical Storm Isaac out in the Atlantic Ocean. We're waiting to see what the storm is going to do. Although Isaac has been looking a bit unorganized, the projections right now indicate that it may become a Category 1 hurricane.
It pays to be prepared. Often, it's not the hurricane that causes all of the damage, it's the tornadoes that spawn off the storm and the blankets of rain that follow, that wreak the most havoc.

Brevard County FL Real Estate, including single family residential, condo, and townhouses: There were 791 new listings.
There were 428 sold listings.
Average sales price was $144,878.
Average days on the market were 114.
For single family residential units only:
There were 563 new listings.
This is an increase of 23.74% from July 2011 of new listings.
There were 358 sold listings.
This is an increase of 7.19% from July 2011 of 334 sold listings.
The average sale price in July 2012 was $151,493.
This is a decrease of 17.41% from July 2011 of $183,421.

Before buying a Melbourne FL house remember to take a second look inside and out. And, ask questions, and then ask some more.
I have been working with a buyer that is very inquisitive. She's very sharp, doesn't miss much and she asks a lot of questions.
Yesterday, we were able to come to terns with a seller on a home that suits she and her husband's wants and needs. We found the right house for them. And, we asked a lot of questions and took note of so many different things before they decided on this one.

"This house doesn't look like the pictures I saw."
I've heard that before, many times.
Last week while showing houses for sale, I pulled up to a house and thought I must be at the wrong property.
"Is this it?' Are you sure?" by buyer prodded.
We checked the street sign and the house number. They matched the listing.
We checked the company on the for sale. It matched the listing.
We checked the outside picture... it sure didn't look like the house we were sitting in front of.

The Brevard County Property Appraiser TRIM - Truth in Millage notices arrived in our mailboxes last week. These proposals give property owners the taxable value of their property. They also provide an estimated value of taxes and proposed millage rates.
Often owners ask how their tax amounts were determined. The property appraiser does not set the tax rate. They analyze market derived information on similar types of properties. How Many Licks does it Take a Buyer to Get to the Tootsie Roll Center? - 08/02/12 06:57 AM
Do you remember the Tootsie Roll Pop commercial from TV? The little boy goes up to Mr. Turtle and asks, "Mr. Turtle, how many licks does it take to get to the tootsie roll center of the tootsie pop?" And Mr. Turtle says, "I don't know, ask Mr. Owl." So, the boy takes the tootsie pop to Mr. Owl and asks the same thing. Mr. Owl takes 3 licks and then bites the lollipop. He tells the boy it takes 3 licks to get to the tootsie roll center of the tootsie pop.
