Today, Fannie Mae has unveiled a new website featuring the Know Your Options program.  It can be found at KnowYourOptions.com.  It is intended to help homeowners that are having a difficult time in paying their mortgage payments. Often these people don't know where to turn for help.  So, many just give up, throw in the towel and let their homes go into foreclosure. 
Know Your Options is intended to help educate the struggling homeowner and give them the resources needed to be able to make an informed decision on how to handle their individual situation.

Well, it seems that many of the short sale and bank foreclosure 'players' are out in full force these days. And, many are making up the rules of the game as they go.  They are trying whatever they can to 'win' the 'bid' on many of these bargain priced properties.
So, often in today's market we find ourselves in multiple offer situations, particularly on properties priced below the $130,000 mark. And, the offers run the gamut of reasonable to outrageous.

There are concerns with buyers of foreclosures here in Florida.  Apparently, there are people that can afford the reduced cost of these properties, but they are finding that their taxes may be based on the original value of the property, and not on the discounted purchase price of the property (especially in the case of foreclosures bought at auction). This is because the taxes are based on the area in which a home is located, not necessarily on the individual property, itself.  This is creating havoc with some buyers right now.

I called on a rental the other day for a prospective tenant. The listing indicated that the landlord was looking for a 3 to 6 month tenant.  I spoke with the agent, who indicated that the landlord was looking for a short term tenant, as he is behind on his payments, and knows the property will be going into foreclosure.

Currently, we have seen a lot of homes on the market that are short sales or foreclosures here in Brevard County Florida.  And, often times our buyers are looking at pool homes.  Well, often times foreclosures or vacant short sales and pools just don't mix. The lender's are often out of town, with no one to look after the pools.  They go unkept and untreated. Our real estate market here in Brevard County is flooded with short sales and foreclosure properties.  There are some absolutely fantastic deals for buyers today.  There are short sales at under $100,000 that are 1700 square foot homes, 3 bedroom, 2 bath, 2 car garages, on .23 acres,  2-3 years old, many never lived in.  The deals are phenomenal!
Over the past couple of months I have seen a trend with buyers.  Buyers are not interested in what comparable homes have been selling for in an area.  They are interested primarily in what THEY WANT TO PAY for a property. PERIOD! … (9 comments)

I recently read an article regarding taxes on short sale and bank foreclosure properties. I found it interesting, as the last several buyers that I have worked with have purchased homes that were either bank owned or getting ready to be bank owned.
New owners hope that their new home will be assessed based on the new lower price they purchase the property for at time of sale.  But, we are hearing that may not be the case in Florida.

foreclosures: Help for Foreclosed Homes Sitting Empty in Palm Bay Florida - 10/15/08 01:27 AM
Today in Palm Bay Florida here in Brevard County there are currently over 1000 houses sitting empty. Most have been foreclosed on.  Many of these are providing excellent buying opportunities for smart, savvy customers.  Some are being purchased at pre-2005 prices.  Others are just sitting, empty.  Some are eyesores and are creating a neighborhood nuisance.
