I took this picture of the Indian River Lagoon in Melbourne FL this morning. It was nearly 10:00 AM and I was heading over to the beachside. We don't get much fog here and when we do it's unusual to see it linger into the late morning. I wondered if it was going to stay dreary, but it cleared up and turned into a gorgeous day. I was driving through the old section of Downtown Eau Gallie in Melbourne yesterday and this old house caught my eye. It is situated on a street lined with beautiful old historic homes and buildings. I love the old historic districts, as every house or building seems to have a different story to tell. I had to stop and turn around to grab the shot. I couldn't help wonder about the history of this crooked little house. I wondered who built it and what the family was like that was lucky enough to have lived in this charming home. This morning when I got up I headed to the Farmers Market to pick up some fresh produce, my favorite. Everything looked so good. And, the prices were reasonable too. The Eau Gallie Farmer's Market is open every Saturday from 8:00 AM to 2:00 PM at the corner of Eau Gallie Blvd and Highland Avenue in Downtown Eau Gallie. It is located just a block from the Eau Gallie Pier overlooking the Indian River Lagoon.

I recently went to meet with a seller that has an interest in putting his house up for sale in Melbourne FL. I asked him to walk me through the property and tell me what he could, so I would get a better "feel" for the house. When we finished our tour and sat down at the kitchen table he looked at me and told me that he didn't have to sell. I have been keeping my eye on the weather across the nation. I see that many states have areas that are covered in snow. We are hearing of Realtors in other parts of the country that can't show houses because they can't get out of their homes. Lockboxes on homes for sale are full of ice and are frozen shut. Some real estate markets are slow because buyers are not out looking, due to the inclement weather.
Here in Brevard County we woke up to 40 degree weather this morning. We brought in our potted plants last night and covered (13 comments)

Here in Florida typically on the day of closing, the buyer and the seller sit at the closing table and sign their documents. The seller must have their belongings completely out of the property. And, they must be prepared to hand the keys over to the buyer. Customarily, the buyer does a walk through on the property before heading to the closing, to be sure that the house was as he last saw it. Yesterday, I got a call from someone driving by a home that I have for rent. The house is on a busy street. There's great visibility when it comes to renting it, and it's a great place to have a real estate sign. It's free advertising for me. I get a lot of calls on this house. But, not everyone wants to live on a busy street. It has a big fenced yard, with beautiful big shade trees. Yesterday, I had a first time homebuyer close on their new home. They were tickled. They purchased a cozy house that has been lovingly maintained by the same owner for over 30 years. They were happy to find an affordable property in an area of well maintained homes. Prior to closing, the buyers visited the neighborhood and walked the perimeter of the property several times to envision their plans for a garden, picnic area and perhaps a new fence. The last couple of days have been glorious. We are experiencing some beautiful, crisp cool weather. It's been in the 60's in the mornings and has been getting up into the mid 70's during the day. Now, I know that many are probably wondering what the heck I'm talking about, with crisp cool weather being in the 60's. I must be kidding, right? That's probably warm to some of you. When selling a home, buyers like to know dates. They like to know how old the roof is, how old the A/C is, how old the appliances are. Time flies and sometimes these dates slip away from sellers or they feel like they were just yesterday. In selling a home it's really important to try and gather all of those important documents to pass along to a buyer or help a prospective buyer in making a decision on a home.
