selling your home: When the Seller Says NO - 05/18/10 04:21 AM

I was recently working with a buyer in the purchase of an attractive 3 bedroom, 2 bath house.  The buyer had an interest in purchasing the property, however before writing an offer, in looking at the recent comparable sales it appeared that the house was overpriced.  We had concerns that there could be an appraisal issue.
Before writing the offer, I spoke extensively with the listing agent about my concerns, in an effort to be able to come up with a price that may be acceptable to all parties.  The buyer and I wrote an offer.  The seller flat out … (16 comments)

selling your home: Setting the Price on Your Home - 05/07/10 06:27 AM

It's a conversation that we have on a regular basis today...how much to list a property for in the current market.  Today, the pricing of a house is probably the single largest determining factor on how quickly a home will or will not sell.  And, then condition must be considered, along with the property's location. Often times sellers end up with a home that is overpriced for it's current condition.
We hear sellers say that someone will buy it.  But, the home must appraise in today's market when the buyer applies for a mortgage. If the house is priced … (11 comments)

selling your home: Study Finds that Only 22% of Consumers Would Use the Same Realtor Again - 03/16/10 12:13 PM

I recently worked with clients that hired me to professionally market their home for sale.
As with many owners in our area, they had high hopes their home would bring top dollar.  Their figures and my figures on what we each felt the house would bring in today's market did not match. My figure was considerably less than theirs.  As we discussed the current market, they were not happy and they told me so. This is a big pill for sellers to swallow, and for some it takes longer to swallow than for others. Often it's an education over … (52 comments)

selling your home: We Don't Dictate the Market, the Market Dictates Us - 02/25/10 05:37 AM
On my next listing appointment I'm going to wear a suit of armor!
A couple of days ago I went to meet with a seller about marketing her home for sale.  She had a beautiful 3 bedroom, 2 bath, well appointed home in a desirable neighborhood.
I always like to take a little time to get to know the owners.  And, I ask them to take me through the house and tell me as much as they can about it.  This way I can get a feel for the property.
The owner seemed a bit hurried, as she showed me the … (24 comments)

selling your home: If it Smells Like a Skunk, And Looks like A Skunk, People Think it Probably is a Skunk - 02/04/10 05:00 AM
We see them all the time, those houses listed for sale that need a good cleaning.  The carpets need to be shampooed, a room or two needs a coat of paint.  The yard needs a good mowing and the bushes need to be trimmed back.  The house needs some of the junk cleared out of it.  Box it up and get rid of it.  The house is unkempt and/or poorly maintained. It may be like this for any one of a number of different reasons: divorce, family illness, elderly owners or a death.  Or the owners just may not be the … (19 comments)

selling your home: Don't Just Throw it on The Market! - 01/23/10 01:34 PM
I was recently contacted by a woman, through the internet, that inquired on putting her recently deceased father's Palm Bay home on the market. We arranged for a time to meet, so we could discuss the current market, my marketing plan for selling the home and a realistic list price for the property.
Prior to our meeting, I contacted my title company to do a preliminary search on the home's title, to discuss the way in which title was held on the property and what documents would be needed for a closing on this estate.
At our meeting, I asked what her target date was for getting … (13 comments)

selling your home: Does List Price Really Matter? Is there A Difference Between $149,999 and $150,000? - 01/05/10 05:25 AM
Okay, let's say that I'm getting ready to list a property for sale.  We have studied the comparable sales, the homes that are currently under contract and reviewed the homes that are for sale.  Based on the comparable sales we agree that the proper starting point for the house is right around $150,000.  This allows the seller enough negotiating room to come down to the home's current market value, based on recent sales of similar properties.
So, the question is, do you price the house at $150,000 on the nose?
Or does a price of $149,999 pyschologically make the house appear … (20 comments)

selling your home: Steps to Help your Home Show More Attractively - 06/03/09 03:54 AM

 1. Remove clutter and clear off counters. Throw out stacks of newspapers and magazines and stow away most of your small decorative items. Put excess furniture in storage, and remove out-of-season clothing items that are cramping closet space. Don’t forget to clean out the garage, too. 2. Wash your windows and screens. 3. Keep everything extra clean. A clean house will make a strong first impression and send a message to buyers that the home has been well-cared for. Wash fingerprints from light switch plates, mop and wax floors, and clean the stove and refrigerator. Hire a cleaning service if … (19 comments)

selling your home: Money Well Spent or Money Down the Toilet? - 12/10/08 02:08 AM
I recently had a conversation with another agent regarding a soon-to-be-seller.  She indicated that she had just recently met with a local family that are preparing to put their home up for sale soon. They have owned their home for over 20 years.  They know that there are things that must be done to the house to get it ready to go on the market.  So, they started working on things that they felt were important to do, BEFORE consulting with an agent.
In the last couple of months they decided that their landscaping was looking very unappealing.  So they hired … (27 comments)

selling your home: The Importance of Great Curb Appeal in Selling Your Home - 10/10/08 12:18 AM
A large percentage of home buyers decide whether or not to look inside a house based on its curb appeal or exterior appearance. What they see when they drive by or arrive for a showing sets an immediate impression and often determines if they want to come inside.

First, You Have to Get Detached
We are all proud of our homes, but when you are getting ready to sell it, you must try to detach yourself from the home and remember this is going to be a business transaction. Try to look at your house in the same way a … (5 comments)

selling your home: Selling Your Home, Should Family Photos Stay or Go? - 09/26/08 06:03 PM
Ihave mixed feelings on this, which is typically not like me. But, when placing a home on the market, should the personal, family photos stay in the house or should they go before the house goes on the market?
Maybe as a seller this thought has never entered your mind.  Put my family photos away to sell your own home...what do you mean?  Why? What's the big deal?  Well, it depends on who's looking at it (or should I say; looking at them).
When placing a home on the market a REALTOR's job is to make the home  appeal to as … (108 comments)
