3239 Flintdale Dr, Alum Rock San Jose, CA 95148 SOLD
Listed by Kathleen Daniels | REALTOR® | KD Realty
Kathleen Daniels started working with the Alum Rock San Jose home sellers in January 2019. After living in the home for 33+ years it was time to retire and relocate.  It is not uncommon for people to acquire a lot of "stuff" over the years. Many home sellers underestimate how long it will take to prepare for the move. It involves sorting through what they will keep, what they donate, and what will be thrown away.

The initial goal was to list the home in … (10 comments)

san jose homes for sale: How Much House Can I Afford? What Every Homebuyer Needs to Know - 05/13/18 09:10 AM
Peter Mark wrote an epic post about what every buyer needs to know - how much can they afford when buying a home. This is a must read regarding home affordability for every home buyer across the nation. Thank you, Peter Mark!
San Jose home buyers are wise to read this post and take notes. Buyers need to work with a local lender and a local agent to create a successful home buying strategy.
I will share my local knowledge about what’s expected of buyers in the San Jose and Silicon Valley market. My lending partner will get you pre-approved for your loan.

san jose homes for sale: February 2018 ActiveRain Marketing Challenge - 02/01/18 03:47 PM
Jeff Dowler is hosting a marketing challenge contest in February 2018.
For this ActiveRain contest, Jeff asks us to share 3 parts of our marketing:
Part 1 is to share a loser marketing effort Part 2 is to share a winner marketing strategy Part 3 is to share a new marketing strategy for 2018
The Biggest Loser Marketing Effort
My biggest loser was a niche website.  The concept is great. The market is definitely there. This mistake was due to my failure to make a better decision in terms of who to hire.  The delays in getting the site launched were costly enough. Adding … (18 comments)

san jose homes for sale: This Olympian Spirit Plays to Win the Trust of Clients - 08/04/16 09:10 AM
My approach to the ActiveRain August Challenge regarding the Olympian Spirit is to simply answer the questions posed in the contest post.

Who do you think of when you think winner?  None are athletics. Three people come immediately to my mind: (1) Jesus (2) Gandhi (3) Mother Teresa

Do you think of yourself as a winner in your field?
Yes. And a far far cry from the three winners mentioned above.
I measure myself as a winner because I am #1 in my clients eyes.  That is all that really matters to me. I win when I serve my clients well. I win when … (28 comments)

san jose homes for sale: You Are Not In Corporate America Anymore Kathleen Daniels - 06/26/16 06:30 AM
After 20 plus years working in private law corporations and Fortune 100 Tech Companies I was in burn out mode.  I was tired of working 15 hour days and tried of traveling. So many of my friends envied the fact that I traveled 3 weeks out of every month. The perception was that my work was glamorous.

When I learned that Cisco would be laying off thousands of people I asked for a layoff package. I was blessed with an amazing layoff package that afforded me the opportunity to go back to school full time and work on my MBA.

Life was good. I … (22 comments)

san jose homes for sale: Ask An Ambassador: How to Catch an Internet Thief with Digiprove - 05/12/16 05:14 AM
As an Independent San Jose real estate Broker I own and manage three sites on the Internet. The Internet is known by me to be the Land of Oz and Thieves.
I write and publish my own content, pages, posts, graphics, photos, video, etc., on my San Jose Homes for Sale and San Jose Probate Real Estate Agent site.

This post is inspired by Mimi Foster who recently wrote several posts about thieves stealing her content and using it as their own. These thieves literally copy and pasted Mimi's entire post, including the graphics, and published it as their own. The most recent thief created … (51 comments)

san jose homes for sale: How to Solve the Puzzle of Selling a San Jose Home - 04/17/16 11:03 AM
Imagine being selected to be on a game show like Wheel of Fortune.  Heck, just to get an interview is like winning the lottery. Being selected and being on television … how exciting!!!

I imagine it might be just as exciting as buying or selling a San Jose home!

Proven Strategies to Sell a San Jose Home
Personally, I am not very good at solving the Wheel of Fortune puzzles.  I'm okay with that because I am blessed with many other talents. Talents such as avoiding or preventing issues that may arise during the process of selling a home by being proactive in preparation … (14 comments)

san jose homes for sale: Little Things We Can Do To Change The World And Sell A San Jose Home - 04/17/16 05:30 AM
I love the message Admiral McRaven delivered to the 2014 graduating class at the University of Texas at Austin.

It is delivered with grace, humility and humor.

This is a simple way to start your day that has no downside.
It’s something you may already be doing.

Do you think he’s right?
Do you think this makes a difference?

Either way, when you hire me to list  your San Jose Home for sale, I’ll insist that you do!
The little things really do make a difference in life and when selling a San Jose home.

san jose homes for sale: San Jose Home Sellers Do You Know Your Agent Is NOT Doing Their Job? - 04/16/16 12:55 PM
I fully intended to write a post today but I now I know that is not going to happen.

I met with a new buyer client today to tour 4 homes.  Have smart phone will travel. She said can we go see these too -- they just popped up on the search. And this one? And this one? They are both open today.

Roger D. Mucci I did not say "no problem".  I said, Yes, Absolutely we can and we will.

We actually ended up in another county which I typically do not do. It's all good though.  It gave us lots of time in the … (10 comments)

san jose homes for sale: Oh ... Is That The TURD Thing? - 12/12/15 02:31 AM
Oh ... Is That The TURD Thing?

I may sound like a broken record but I hope I never stop feeling this way. The reason I love working as a San Jose real estate broker is the people.

Ironically, the people are also what I do not like about listing and selling San Jose homes.  People are people. Most people are kind, caring, and compassionate ... and some are not.

The same applies to real estate agents.  Real estate agents are people too. Let's face it ... people have been known to blur the lines of humanity.  People behave badly. People do harm … (26 comments)

san jose homes for sale: San Jose Home Sellers Ask For Blind Recommended List Price - 12/02/15 09:33 AM
San Jose Home Sellers Ask For Blind Recommended List Price

What is a Blind Recommended List Price?
When a San Jose home seller asks for a recommended list price without providing any information about the property except for what we can get from public records and glean from looking at the exterior of the home.

I mean no disrespect.  I don't know what water cooler these folks are drinking from but my sense is that the water they are drinking may be causing mind altering effects.

Perhaps these sellers simply do not realize all that is involved in determining market value … (47 comments)

Results of my Unpublished Open House at
121 Meadwell Ct San Jose 95138

My clients were not keen on the idea of an open house.  While I'd never done one before, I suggested that I hold an unpublished open house for two hours on Sunday.  Unpublished meaning that it was not announced on the Internet anywhere and there would be no open house signs out on the streets.

I noted the open house in the private/confidential remarks of the MLS - the notes that only agents and brokers see.

I arrived a little before 2pm.  The sellers and I were talking … (27 comments)

san jose homes for sale: "The Agent Was a Real Douche" Said The San Jose Home Buyer - 10/30/15 02:19 AM
When my clients said to me "The agent was a real douche" my first thought was Art Linkletter's show, Kids Say the Darndest Things had nothing on real estate agents. Kids say the darndest things out of innocence. Therein lies the difference. Real estate agents are not kids; they are supposed to be trained professionals not douche bags.

I'd taken my clients out on Saturday to see five San Jose homes for sale. I've been working with these buyers for six months now. I don't even want to count how many properties we've seen. I lost track of how many offers … (36 comments)

san jose homes for sale: Communication is More than Key | Communication is Everything - 10/11/15 01:39 AM
Communication is More than Key
Communication is Everything in Customer Satisfaction
Process. Process. Who’s Got a Process?

I am primarily a listing agent focused on listing San Jose Homes for sale. I firmly believe that a fine tuned process-driven business will create happy and satisfied clients.
No one wants to be left guessing “What’s going on?”
My process is not a one-size-fits-all. Every client is treated as a unique individual with unique and individual needs. It all starts with communication and understanding their needs, not only in terms of their real estate goals, but their preferred method of communication as well as the … (38 comments)

san jose homes for sale: San Jose Listing Agents Leave Your Anal Sphincter Muscle Out Of It! - 10/06/15 09:15 AM
There Are Far Too Many Bully Agents
in the Real Estate Industry

I continue to be amazed, smacked right up alongside the head actually, by the number of difficult agents in the real estate industry.
This is my opinion and my opinion only. This post is inspired by a conversation I just had (meaning the iron is still hot) with yet another listing agent who shall remain nameless.  To be clear, the agents name was not Anus but (yes, pun intended) he was acting like one.

The San Jose Bay Area real estate market seems to be firing up the "anal … (24 comments)

san jose homes for sale: Does Speed Win Business? - 06/14/15 03:01 AM
Does Speed Win Business?

That is a rather open-ended question - isn't it?
The word "speed" can conjure many different things.

Last  week I met with 3 different General Contractors to get an estimate for some work a seller wants done on their San Jose Home before it is listed for sale.

Contractor #1:  Called me 30 minutes before our confirmed appointment and said:  "Are you coming? Are you going to be here?  I said yes, we are confirmed to meet at 11am.  He said, well I am here now. I will wait for you.  Great. I am on my way.
He gave me … (73 comments)

san jose homes for sale: Craigslist Ads | If It Sounds Too Good To Be True It May Be A Scam - 03/25/15 07:13 AM
Craigslist Scam Ads

I received a call this morning from a nice lady who was calling about the one bedroom apartment I have listed on Craigslist.

She left her name and call back number indicating that she looks forward to hearing back from me soon.
She did hear back from me within 30 minutes.
I explained that I do not have any ads for apartments on Craigslist.
I suggested that it might be a scam.  She agreed saying that it all sounded too good to be true.

She went on … (61 comments)

You Are So Nice I Am Happy To Do The Work And Not Charge You

That is what someone said to me when I asked what he would charge to install 3 smoke detectors and brace and strap a water heater.

I've been accused of many things in my lifetime and being nice is definitely among those things. But seriously, no one has ever before said they don't want to charge me and that they are happy to do the work for free.
I honestly thought this person was ribbing me ... you know, just punking me.  … (55 comments)
