When is enough ~ ENOUGH?
I have never been fired by a client. Several of my past clients did fire agents who worked for them prior to coming to me. As we all know a buyers and/or sellers reasons for "firing" their agent are unlimited.  When do we as agents decide to fire a client?

sellers: Sellers no longer required to provide SSN to Buyers under FIRPTA - 08/03/08 09:42 AM
FIRPTA is the acronym for the Foreign Investment in Real Property Tax Act.
As of August 1, 2008 home sellers are no longer required to provide to home buyers the Seller's Affidavit of Nonforeign Status, which includes the seller's social security numbers.
As a real estate agent I have NEVER provided a seller's social security number to a buyer. My practice has always been to blacken out the social security number before the FIRPTA was released to a buyer as part of the seller disclosures.

How do you handle the Request for HOA Documents?
If a seller is seriously committed to selling a condo then it makes perfect sense to request HOA docs at the time the listing is taken - right?
My goal in selling a home is to have everything a buyer needs to make an informed decision to buy a home. By having all the statutory disclosures and seller disclosures completed and available at the time the property is listed on the MLS (or shortly thereafter) it helps to expedite the process.
