PHH Mortgage May Be Listening or Short Sale Escalation Was Successful Yesterday I wrote this post about PHH Mortgage taking on over 300,000 loans from HSBC Bank with only 5 short sale specialist to work the files.
After a few weeks of listening to the person at the phone bank telling me how backup they are and the lack of resources I decided I would write about it.  I've done this before with other lenders and services and the results were effective. I've even had Senior V.P.'s call me about my blog post / rant.

Short Sales are not easy. Managing the short sale process requires knowledge and patience.
This San Jose Short Sale listed in March 2010. The day we received lender approval the first buyer released the contract ... because the house numbers "not lucky numbers."

We finally closed escrow with buyer number 4! The irony about buyer number 4 is that the first buyers claimed the number 4 was unlucky. I believe we disproved that theory when we closed with buyer number 4. Don't you?

Do you want my client’s underwear too?We recently received short sale lender approval on a San Jose Short Sale. The buyer’s agent ordered inspections and returned the signed disclosures. Prior to removing the contingencies, the agent sent me the following email message:
“My client wants the seller to leave the washer, dryer, refrigerator and the mirror above the fireplace. Please help on this matter. Thank you.”

You want me to What? You Little "Fockers" - What Happened? When I wrote You want me to WHAT? You Little "Fockers" I was venting at the unthinkable position my clients were in because the buyers' agent, the buyers and the lender wanted me to kick back money to the buyers out of escrow.
