I have checked out several sources of statistics and they all seem to be close to the following provided from www.rereport.com by Rick Campbell. Let’s take a look at the numbers from last month: Inventory of single-family, re-sale homes was down for the fourth month in a row. It dropped 7.1% compared to last May. Pending sales rose 3.1% from April, and were up 16.7% year over-year. This is the sixth month in a row pending sales have been higher than the year before. Prices Continue Rising on Falling Sales The median price for single-family, re-sale homes in San Diego County rose 0.9% in April from March, and were up 1.7% year-over-year. These numbers are suspect as the market has split due to the tightening of loan requirements, which has dampened the entry-level and move-up markets. These numbers are higher than reality because the $1,000,000+ market, which is not affected by loan tightening, is a larger percentage of sales than normal. The median price for re-sale, single-family homes in San Diego County rose 3.6% in March from February. The median price is now off only 3% from the high of $598,000 set in November 2005. The average price for single-family gained 6.4% from the month before, and was up 4.3% year-over-year. Home sales rose 36.7% from February. Year-over-year, sales were down 20.8%. The median price for condos rose 0.8% to $375,000, month-over-month, down 1.3% compared to last March.
